The Space:

Evenings settle in quietly among the trees, with the fire pit glowing in the backyard after a day exploring the Poconos. Inside, the spacious layout gives everyone room to spread out: movie night in the lounge, a game in the basement, or a quiet corner with a good book. With room for up to 12 guests, the home balances shared space for connection with comfortable places to unwind.



Living spaces

The main-floor living area centers on a sectional sofa and a 75" Smart TV, with board games and reading material for slower moments. A dedicated workspace and reliable Wi-Fi make it easy to catch up on work.



Entertainment

Downstairs, the finished basement creates a lively hangout space designed for all ages. Enjoy a friendly competition at the pool table, play on the PS5 game console, or listen to music on the record player. The movie lounge area makes it easy to settle in for a film after a day of outdoor activities.



Sleeping arrangements

Five bedrooms provide comfortable places to rest after a full day in the mountains. The master bedroom features a king bed, Smart TV, and a private ensuite bathroom. Four additional bedrooms are located upstairs: one with a king bed, one with a queen bed and workspace, one with two full beds, and another with a king bed. A shared full hallway bathroom serves these rooms, while a half bath on the main level offers added convenience. The home accommodates up to 12 guests across six beds.



Kitchen & dining

The fully equipped kitchen opens to the dining area, where a round wooden table with upholstered chairs is set for shared meals, morning coffee and late-night conversations.



Outdoor spaces

The private backyard has a seasonal pool, a year-round hot tub, a fire pit, a hammock, outdoor dining and lounge furniture, and a BBQ grill. A private entrance keeps arrivals and departures easy.



Family-friendly amenities

Pack 'n play/travel crib, high chair, children's dinnerware and board games. A washer and dryer make longer stays easy.



Neighborhood

A peaceful Pocono neighborhood with a mix of suburban comfort and rural quiet. Community lakes and beaches are a short drive away, and Kalahari Waterpark, Camelback Mountain Resort, Great Wolf Lodge and Bushkill Falls are all within easy driving distance.



Pet-friendly and designed for comfort, the home provides space to gather, relax, and enjoy time together throughout the seasons.



Guest Access:

Guests have the entire home and backyard to themselves. A unique entry code is sent before check-in, and there's ample parking in the private driveway. Community registration is required before arrival. Amenity passes for the community lakes, beaches and pools can be bought online, at the community office/lodge, or through us.



The Neighborhood:

The neighborhood offers a peaceful, picturesque Pocono lifestyle — a mix of suburban comfort and rural tranquility, with outdoor recreation and regional attractions just a short drive away.



Getting Around:

A car is recommended. The nearest Monroe County Transit (Pocono Pony) bus stop is on PA-940, about a 10–15 minute drive away, with weekday and Saturday service.

This home is a private retreat for comfort and time together. Please review the details below so your stay goes smoothly for you and our neighbors.

POOL & HOT TUB
- Hot tub: available year-round
- Outdoor pool: seasonal, typically open April through October

SEASONAL POOL CLOSURE: The outdoor pool is closed for the 2026-27 season from October 1, 2026 through April 1, 2027, and may be covered or winterized. It is not available for use during this time.

The pool is not heated and pool heating is not available at this home. Opening and closing dates depend on the weather, so pool availability in April and October cannot be guaranteed and does not qualify for a partial refund. If you're traveling in a shoulder-season month and the pool matters to your trip, message us before booking and we'll confirm its status.

Please supervise children at all times around the hot tub, pool, and any water on the property.

COMMUNITY AMENITY PASSES
Passes for the community amenities are available at:
- $20 per day
- $30 for 3 days
- $50 per week
Children under 2 are free. Please bring your own towels for the community pools and lakes.

BEFORE YOU ARRIVE
- Complete a short rental agreement, ID verification, and damage protection selection through our pre-check-in link.
- Submit the community registration form at least 1 day before check-in. A $100 late registration fee applies if it isn't completed on time.

DAMAGE PROTECTION
Required for every reservation and completed before arrival through our secure third-party system. Choose one:
- $600 refundable security deposit (a pre-authorized hold, not a charge, released about 7 business days after a damage-free inspection), or
- Non-refundable damage waiver of $40 per night (maximum $200 per reservation), covering accidental damage beyond normal wear and tear.

Check-in: 4:00 PM or later
Check-out: 10:00 AM or earlier
- Early check-in (1-2 hours): $119
- Late check-out (1-2 hours): $119
Both subject to availability and cleaning schedules.

Unapproved late departures: $200 over 20 minutes; half the nightly rate over 1 hour.

OCCUPANCY & VISITORS
Local guidelines allow up to 12 overnight guests and up to 10 daytime visitors (22 people maximum on the property). Daytime visitors require approval in advance. Please tell us who is visiting, why, and for how long. Unapproved guests: $250 per person, per night.

PARKING
Ample parking is available in the private driveway.

STARTER SUPPLIES
We provide a complimentary starter supply of toilet paper, paper towels, trash bags, dish soap, hand soap, and a few other household essentials to get you settled. These aren't meant to last the full stay, especially for larger groups, so please pick up extra supplies if you run out.

THEATER ROOM
The theater room is ready for movie night. Just log in with your own streaming accounts.

FIREPLACE & FIRE PIT
The indoor lounge fireplace is currently not in service. The outdoor fire pit is available for your use.

COMMUNITY RULES & SAFETY
- Guests are responsible for any community rule violations and resulting fines.
- Please don't leave food or trash outside, as it attracts local wildlife.

SEPTIC SYSTEM
The home is on septic. Please flush toilet paper only, no wipes, feminine products, or anything else. Clogs caused by misuse: $200.

QUIET HOURS
Quiet hours are 10:00 PM to 8:00 AM daily. No loud music or excessive noise during these hours. Violations may result in fines and/or cancellation of your reservation.

NO SMOKING, NO PARTIES
- No smoking or vaping anywhere on the property: minimum $1,000 fine plus cleaning, deodorizing, and repair costs.
- No parties or unapproved events: $2,500 per occurrence.

SECURITY & MONITORING
Exterior security cameras cover the garage exterior, driveway, and backyard. There are no cameras inside the home. The home has noise and smoke detection sensors that measure decibel and smoke levels only and do not record audio or video. Tampering with, disabling, or covering any camera or device: $500 per device, per occurrence.

TRAVELING WITH PETS?
We love welcoming well-behaved furry family members!
- Maximum 2 pets, added to your reservation before arrival
- $150 for the first pet, $150 for the second (per stay)
- Pets not on the reservation: $250 per pet
- Pets beyond the two-pet maximum: $500 per pet

INTERACTION WITH GUESTS
We're available throughout your stay through Vrbo messaging and respond quickly. We give guests their space but are always happy to help with anything you need.
