Perfect Getaway for a large group.
What a great place for a large group to stay. We were a group of 10 friends who based ourselves here for a long weekend. The location is idillic in the bottom of the valley next to the river…it even has its own waterfall and former mill. The parking is ample with an EV charging point. The house was spotless and the kitchen extremely well equipped. We had great weather so we’re able to also take advantage of the BBQ. If you didn’t want to cook, the 2 local pubs (Rockford & Staghunters) within walking distance both served food and were very welcoming. There was a games room including a games console (although we were all a bit old to use it 😉) and plenty of things to entertain kids if you went as a family. Communication from the host was excellent and made the whole experience easy. I would definitely recommend staying here.

We had a fantastic weekend at Oaklands. The location is beautiful & the house had everything we needed. There were logs ready by the log burner and the welcome biscuits were, indeed, very welcome!

Perfect Location for a Family Christmas
Large comfortable house in a valley with views over the river at the bottom of the valley. Lots of room for everyone with plenty of bedrooms and bathrooms. The host was extremely helpful in responding quickly to emails and calling us on the day of arrival to check that all was OK. Minor drawback is the steep path to the house (but worth it for the view!). Would definitely recommend if you want a comfortable get away from it all stay.

Family holiday
Very interesting location which took a bit of exploring. We lived the surroundings and the house and fiynd lovely places to go rriymd about. The weather was difficult to gauge as we learnt that it seemed less sunny in the forest than up the hill! We thought there were 2 en suite badrooms and struggled a bit to dry clothes at first but small snags on a lovely holiday.

A very pleasant and well equipped home
We have just enjoyed a family reunion/holiday. Oaklands is a period home and the owners have gone to a lot of trouble to stock it so that it is well supplied with games and equipment for large mixed age groups. We very much appreciated the large round table in the dining room which seated our party of 7 adults and 6 children ages 2-9yrs. We ran into trouble when the stairgate gave up on us. We texted the owner in the evening and by early the next afternoon a replacement had been delivered, for which we were most grateful. The owners run the house in an eco friendly manner and we found supplies of suitable washing and cleaning materials provided. We were short of dishwasher tablets and couldn’t purchase these locally. We didn't think to contact the caretaker and sourced these some way away. All other supplies were quite sufficient for our needs. Perhaps of note to other mixed age families. the route to the front door is up a steep incline and as the owners mention is not suitable for those with restricted mobility or a buggy. Also, the hillside (lovely) garden is only suitable for primary school aged children with adult supervision (again, as mentioned in the house description). There are several areas in the garden with steep inclines. The surrounding area offers much for families to do and we barely scratched the surface. We therefore had a wonderful time at Oaklands The house is welcoming and comfortable and the owners have worked hard to make it so.

Large house ideal for family get together
The property has plently of space for a family get together . Set in a remote location , with a pub 5 minutes walk away. Bedrooms are set over 2 floors with ample bathroom / shower rooms to accomodate large groups. Outside is a lawned area and seating with a small enclosed area for small children. The kitchen is fully equiped with a double oven and plenty of crockery, cooking equipment and tableware. There is a large table which seats 13. We had a great time with family

Beautiful Weekend Away
We love this area of Exmoor, it is absolutely beautiful, with fantastic walks along the river. Oaklands was perfect for our stay with our extended family and the children had a fantastic time, with plenty to occupy them, within and without the house. Peter, the owner, couldn't have been more helpful and accomodating. The house is beautiful and well stocked with everything you need. I would highly recommend a stay here. We can't wait to visit again.

Annual Autumn short break with friends
We enjoyed our stay after an initial poor experience. Specifically the cleaners were still on site @ 4.30 PM , so the floors were all very wet and the heating wasn’t working so the house was very cold. To be fair the caretaker did call out a plumber who fixed the heating, but advised us not to use the hot water until the following morning. Not the end of the world , but not a great experience given we had been playing golf in the afternoon and needed showers. The house is a great space for a larger group and is well equipped. The location is fantastic if you want rural peace with amazing vistas and just perfect night time stars

We apologise for the initial poor experience and the guests accepted our offer of compensation for this. We are pleased that they then enjoyed the space and fantastic location of Oaklands and thank them for their understanding. Oakland is a large house to prepare but it is very unusual this is not completed before guests arrived. The guests arrived a bit early but I gather the Caretaker stayed on-site to try and sort out the heating. She called out a plumber/heating engineer who re-set the boiler that evening. Oaklands uses a biomass boiler which are reliable. But for back-up we also have electric heaters available for every room and there is the log burner in the Snug. There are back-up immersion heaters so Oaklands should not be without hot water and we are sorry for any misunderstanding about that.

Wonderful house for large groups in North Devon
The house was precisely as described in the online listing. Loads of room for our group of 12 adults, many bathrooms, excellent amenities. Everything worked, we had some fabulous family meals around the big table. The house is very well equipped, and we had everything we needed. Lots of nice walking within minutes and the surrounding countryside is gorgeous. This was a great base from which to explore the North Devon coast. Our group, ranging in age from 5 to 76, found plenty to do. The host was responsive, helpful and very charming. As warned in the listing, cellular reception is poor in the valley, but wifi was good, and there is a landline for calls. We enjoyed our stay very much and would most certainly go back.

Nice big house with plenty of room for 10 of us. Beautiful night skies and fun watching the bats flying around at dusk. 2 decent pubs within walking distance. Lovely river close by with nice walks.

Fabulous stay

Best Family Holiday
Enchanting peaceful location and the house was delightful and perfect for our needs. The grounds provided all sorts of activity and exploration possibilities for the young people in our family group and we had great fun playing Hide and Seek in the house! So many delightful walks, strolls, runs straight from the door and a short drive to the coast and other places of interest. The owner, Peter, has been so easy, friendly and helpful to communicate with. We are looking forward very much to our next visit!

We have an amazing time at Oakland’s, we were a family of 9, and the house had plenty of room for us all ( and great Wi-fi) Had some nice local river walk and meals in the local pub, that was only a short walk away. Just a shame we have to leave. Until next time Julian and family

Charming short break
We stayed for a week during the Christmas period. The house is located in rural area with great access to walks across the Moors. It's a perfect place to get away from busy life. The house itself is charming and warm and large enough for extended family getaways. If you get a clear night, light pollution is very low so makes for some amazing views.

We were 11 women spending an amazing weekend in this great house set in the most beautiful surroundings . The house is very well equipped, from glasses to cooking utilities to board games , we didn’t miss a thing. Beautiful, modern kitchen and bathrooms, sociable dining room with plenty of spaces around the big round table. Comfortable and nicely decorated bedrooms. The house was warm, cozy and welcoming. We highly recommend the Oaklands.

A wonderful big house which does a great job at accommodating comfortably 14!By the bedroom choices and the ratio of bath/shower/toilet facilities!Kitchen is very well stocked too including a big fridge.The outdoor barn was a lovely add on for table tennis !We even lit the wood burner as we had a wet day!All in all a beautiful are of Devon ,we had a lovely time.

We had a family celebration here and really loved Oaklands. The house is perfect for a large group including children, rooms are very comfortable and clean. Really enjoyed the large dining room. Extended Family Holiday
The house is large and well appointed with equipment and we enjoyed our stay as it was with our extended family. Large rooms, good beds and bathrooms However the house is very damp, like kitchen floor constantly wet and has that damp smell. The dining room has a large patch of mould on the wall. The approach to the property is up a steep bank and is not suitable for the young or old. A good dose of TLC and a few quid need to be spent on this property. Definitely not the most expensive rental and even with the faults reasonable value for money for a large group. July 26th to August 1st 2019

We are delighted that the guests enjoyed their stay at Oaklands and appreciated the large rooms, good beds and bathrooms, and value for money. Guest reviews have frequently described Oaklands as “welcoming”, “cosy” and “comfortable” so we are disappointed the guests found Oaklands damp. A damp wall is caused by a specific issue, and as soon as we identified a downpipe blocked with leaves we fixed it. The guests stayed over the exceptional 2019 July heatwave and saw condensation damp on the kitchen traditional slate floor, which remains cool. Condensation in the kitchen is not a problem if the extractor fan is used and, since our 2017 renovation of the kitchen annexe, doors can be opened up for through ventilation. Oaklands is in the heart of Exmoor, overlooking the East Lyn River. As we state in the description, access to Oaklands is up a sloping path making it unsuitable for wheelchairs users or people with mobility impairment. When guests enquire about accessibility (we do not do instant booking), we discuss details and do try to help with guests’ needs.

Lovely old house is just the brilliant
We have just had a great week at Oaklands, a lovely old house in a fabulous wooded valley. Everything we needed was readily available, loads of house water, great showers, a modern kitchen able to provide facilities for eleven of us, ample parking and wifi, [so important for our younger members] We even had a family table tennis evening as well as numerous games of table football. Towels and bedding all good and a brilliant holiday for our growing brood, aged 2 to 60 at present.Well done the owners and staff for all of your care and hard work.

An excellent property for a large number of people and their dogs.
The property was very good value for money, with well proportioned rooms and excellent facilities. Of particular note is the large, round dining table - such an excellent, sociable space. Being able to walk out in so many different directions made it especially good for those who had dogs to walk. The house is very warm and welcoming with a lovely homely atmosphere where we didn't ever feel awkward about coming back from our walks a bit wet and muddy (weather was very wet & windy throughout our whole stay). Also very impressed with the big, modern bathrooms - so nice to be able to shower in comfort.

A lovely, characterful house.
The house did us proud! There were 10 adults, 2 children pluus 2 dogs and there was plenty of room for everyone. It was a fantastic place for a family get together. The bathrooms and kitchen looked freshly decorated and the bedrooms were comfy. It is positioned well by the river with plenty of options for walking. The Rockford Inn is walking distance from the house, which was ideal to pop in for a quick drink. The food at the Blue Ball Inn was excellent. We only wish we had more time to explore. It is definitely a place we would come back to maybe in the summer months.

Great, comfortable house, excellent to be able to walk from the house up onto Exmoor
We had a great week at Oakland - plenty of space for adults and children, the outside space was great fun, as was looking at the stars in the clear Exmoor skies. We walked, brilliant to be able to head off from the house down river or up onto the moor, we swam and clambered in the river and had a great couple of days at Puttsborough Beach. Good times.

Magnificent!
The first approach was a bit of a surprise! A bit of a steep climb and parking only at the road level. This soon became less of an issue though! The house literally swallowed us up - all 15 of us! The rooms were large and well furnished. The facilities all worked and the bathrooms were plenty! The setting is beautiful if a little dark (the house is at the bottom of a steep gorge). Everything in the kitchen worked well and meals proved not to be problem in the prep stakes. Serving was fine as the dining room was just large enough to cope, albeit a little bit of a squeeze. The general area was picturesque and the river wonderful - if you don't like to hear running water, choose a rear bedroom though! The nearest town was Lynmouth - about 5 miles away and not walkable unless you are very keen! The facilities here were very typical and the setting great. The closest large supermarket seemed to be either at Ilfracombe or Minehead but there are a couple of small supermarkets in Lynton for basics. All in all a memorable stay at a wonderful house - thank you!

We had a very relaxing stay in this fabulous house, There are great walks in all directions and walking distance to pubs. Youngsters made use of the games barn and we had happy picnics in the garden. Couldn't fault the house, comfy beds, great wifi in fact it had everything we needed and more. Would definitely return. Easy booking and very helpful owners. We would recommend this to anyone looking for a large house full of charm and old world character in a fabulous location.

Very well equipped kitchen, lovely bathrooms, spacious reception rooms. I think it said parking for 4 but not really possible. Pretty garden with stream running to one side but little flat area for children to play. We cleaned the garden furniture and put it outside to have a barbecue but hadn't considered the mosquito/midge issue. Didn't eat out again!! Although we'd given the numbers of adults and children, we had to ask for 1 Room to be reconfigured to suit 2 children; had a speedy response to our call and then given access to sort out the issue.

We are delighted the guests liked Oaklands. Guests have usually found that the off-road pull-in at Oaklands accommodates 4 cars by parking 3 side by side and one parked across. A small car car may also be driven through the gate into the Oaklands's grounds. Further parking is also available at the village hall in Brendon, a few minutes drive away, at a small charge (£2 per day). Oaklands has a moorland garden, with 1.5 acres of grounds comprising a terraced garden with lawns with a small enclosed area for young children, and ancient oak woodland with private stream, footbridge and disused waterwheel (accessed through a gate) which make for great exploring for older children.
