About this property
Stunning villa with an indoor pool and a prime location overlooking the lake
DESCRIPTION OF VILLA
This magnificent 6.5-room villa, designed in a contemporary Mediterranean style, is situated on a lot with unobstructed panoramic lake views in the exclusive villa district of Brione sopra Minusio. The garden on the approximately 800-square-meter lot offers plenty of sunshine, tranquility, and absolute privacy. The design stems from a time when space was not yet in short supply and generosity was not a foreign concept. Structural integrity, architectural design, and functionality are seamlessly combined here. Despite its considerable size, the property exudes an air of restraint and discretion.
Arrive. A garden path paved with natural granite slabs leads you onto the property. Here, on the ground-level garden floor, lies the spacious entry area. Upon entering, the first thing you notice is the magnificent, gently curving staircase made of solid marble, which richly adorns the foyer and makes an important statement—this property plays in the big leagues. The layout on this level is very diverse and unique. Here you’ll find a bedroom and a separate bathroom. A private area for your valued guests includes a 2.5-room apartment with an open-concept living and kitchen area, a bedroom, a bathroom with shower and toilet, and a covered seating area with access to the picturesque garden.
The standout feature on this level is the indoor pool. It is the absolute highlight of this exquisite property—an 8.0 x 4.0 m heated pool with a depth of 1.5 m, along with a shower/toilet, changing room, and relaxation/fitness area. Simply slide the glass panels to the side—and the pool area blends seamlessly with the fantastic lake and mountain panorama. Pure holiday vibes 365 days a year! A laundry room and the utility rooms are also discreetly integrated into this floor.
Climb the marble stairs to the upper floor. This is where the heart of the house lies. The remarkably spacious living area with a fireplace welcomes you with its loft-like atmosphere. The magnificent kitchen, equipped with state-of-the-art appliances, and a dining room featuring elaborately custom-made glass cabinets are true showstoppers. Pastel-colored walls and elegant grey granite create a natural ambiance. This floor also houses another bedroom. As well as a bathroom attached to the bedroom, featuring a shower, toilet, and double sink.
A special highlight is the terrace with a covered lounge area, which opens off the living-dining area. An impressive natural backdrop of forested mountain ridges, the endless azure blue of Lake Maggiore, and spectacular sunsets unfolds before you. At this moment, at the very latest, you’ll know—this is where I want to be. Host barbecues, entertain guests, enjoy lively conversations with friends, or savour a glass of wine together.
The house and the indoor pool are heated by an air-source heat pump. A photovoltaic system for electricity generation is also installed. A wide double garage, two additional parking spaces, various storage areas in the basement, and a laundry room are available.
