Morningview is a quiet and well-established neighborhood located in the eastern part of Montgomery, Alabama. The neighborhood is known for its tree-lined streets, well-maintained homes, and peaceful atmosphere, making it a popular residential area for families and professionals. One of the main attractions in Morningview is the Morningview Park, which is a small park with a playground, picnic areas, and a basketball court. It's a great place to take children for some outdoor playtime or for a family picnic.

For those who love golf, the Lagoon Park Golf Course is just a few minutes away from Morningview. This 18-hole golf course is one of the top-rated courses in Montgomery and is known for its beautiful scenery and challenging holes.

Morningview is also conveniently located near several shopping centers, including the Eastdale Mall, which is one of the largest malls in the area. Use the front or back yard or enjoy any space in the house. You may access any space inside the house other than the locked supply closet. Park in the driveway on the left side of the home. The front door is up three steps onto the front porch and has an electronic smart lock deadbolt.

Make yourself at home. You'll have the entire house to yourselves, all on one level with no stairs inside, so it's easy for little ones, grandparents and anyone carrying bags. The living room has comfortable seating and a Smart TV for movie nights, and there's a dedicated workspace and Wifi if you need to get some work done. Air conditioning and heating keep things comfortable in any season, and a private entrance means you come and go on your own schedule.

The kitchen sits just beyond the dining room, so whoever is cooking can still chat with the table. You'll find a refrigerator, freezer, stove, oven, microwave, dishwasher, cooking basics, and dishes and silverware. We stock coffee and a coffee maker for slow mornings. The dining table seats the group, and we have a high chair ready for your littlest travelers.

OUTDOORS
This is where the dogs will make themselves at home. The fully fenced backyard has plenty of room for them to stretch their legs and burn off the day while you relax on the patio. The home sits on a quiet residential street lined with charming older homes, which makes evening walks and winding down easy.

EXTRAS FOR LONGER STAYS
A washer and dryer let you pack lighter, a safe keeps your valuables secure, and long stays are welcome. Cleaning is available during your stay if you'd like it. If you need anything at all, send us a message and we'll be quick to reply.

One small note: the locked cleaning closet and the backyard shed are ours, but every other space in the house is yours to enjoy.

Driving or taking an Uber is the best way to get around Montgomery.

A few things to know before you book:

PRIMARY GUEST
The guest who books must be at least 25 years old and must stay at the home for the entire reservation. The primary guest is responsible for everyone in their group and any visitors.

RENTAL AGREEMENT
Every guest is required to sign a short rental agreement after booking. This is not optional: our property insurance requires a signed agreement for each stay, and our attorneys have advised the same. It covers house rules, check-in and check-out procedures, occupancy limits, and responsibility for damage. It takes about two minutes, and there is no app to download and no account or password to create. We send it after booking along with a brief check-in form, and your access details follow once both are complete.

HOUSE RULES
• Maximum 6 overnight guests
• Quiet hours 9 pm to 8 am
• No parties or events
• No smoking or vaping
• Pets welcome: up to 2 (dogs 60 lb or under; some breeds are restricted for insurance). $50 pet fee per stay covers all pets. Please add pets to your reservation.
• The fireplaces are not for use
• The locked cleaning closet and the backyard shed are not available for guest use
• No commercial photography or filming without our written approval (see below)
• Please lock the front door each time you leave. It does not lock automatically

DURING YOUR STAY
Our cleaning, maintenance, and guest-support team works hard to make your stay great. Airbnb expects guests to be considerate and respectful of hosts and everyone they meet during a stay, and we ask the same toward our team, vendors, and neighbors. Concerns are always welcome. Verbal abuse, threats, or harassment of anyone on our team will be reported to Airbnb.

Please tell us about any damage as soon as it happens so we can sort it out fairly. Please keep total people on the property, including daytime visitors, within the guest limit. Please leave the exterior cameras and the indoor noise monitor connected and uncovered.

Commercial photography or filming is only allowed with our written approval before your stay. Approval requires a commercial general liability policy of at least $1,000,000 naming Dreamline Suites as an additional insured. All house rules, guest limits, and parking rules still apply.

GOOD TO KNOW
This is a single-story home with 1 full bathroom. The backyard is fully fenced. There's a high chair in the dining area for little travelers.

PETS
Up to 2 pets are welcome (dogs 60 lb or under; some breeds are restricted for insurance). A flat $50 pet fee per stay covers all pets, and pets must be added to your reservation. Please crate pets when they're left alone, keep them off beds and furniture, and clean up after them. Service animals are always welcome, at no fee.

EARLY CHECK-IN & LATE CHECKOUT
Available on request when the cleaning schedule allows. $20 per hour, one-hour minimum. Message us and we'll check with our cleaning team.

BEFORE CHECKOUT
Before you head out, please leave used dishes in the kitchen sink or dishwasher, gather used towels in the tub, put trash in the kitchen bin, take your food and belongings, and turn off the lights and A/C. Our cleaning team handles the rest.

LOCAL RULES
City of Montgomery Ordinance 29-2026 (short-term rentals):
• Maximum occupancy is 2 per bedroom plus 2 (this home's 6-guest limit is within that)
• Park only in designated spaces. No buses, RVs, or commercial vehicles
• Amplified music is allowed indoors only
• No weddings, receptions, parties, or events
• Trash bins must be kept out of public view except on collection day
The city fines the operator $250 for a first violation and $500 for each one after. If a guest's violation results in a city fine, we will request reimbursement through Airbnb's Resolution Center with the citation attached.

SECURITY & MONITORING
For the safety and security of our guests and the property, motion-activated cameras are installed on the exterior only. They record audio and video and monitor entrances and outdoor areas. No cameras monitor any indoor area. An indoor noise-monitoring device measures noise levels only. It does not record audio or video.
