It is the perfect vista from which to enjoy a sunset rosé.

The master bedroom suite with a king bed, television with Apple TV and ensuite bathroom, and the large queen bedroom both access the upper terrace level and let in plenty of natural light with vaulted ceilings and tall windows that can open to the fresh air.

Enter the home via the garden level, where three large arched doorways open to create a magnificent harmony with the lower terrace and pool spaces for an expanded entertainment area. The open-concept living areas are welcoming with a large sectional sofa and 65” SmartTV with Apple TV and Sonos surround sound throughout and into the garden. The dining table comfortably seats 8 for formal dining, with an additional 8 for alfresco dining on the teak patio table. The kitchen has been completely remodelled in 2022 and is fully loaded with everything that you need to entertain in the South of France including side by side fridge and freezer with an ice maker, induction stovetop and built-in oven and microwave, Nespresso original coffee machine and blender. There are many extras such as a soda stream, milk frother, fondue set, sushi-making items and a pasta maker.

Additionally on this level are the foyer bedroom with a queen bed, the main bathroom with a walk-in shower, and the large second master with a king bed, television with Apple TV, and ensuite with a shower/bath combo.

The park-like property has a large three-level yard with many types of fruit and olive trees and is extremely private with a gated driveway and pathway access. There is parking for three vehicles maximum in the driveway, with additional pay parking in the village. Original artworks are incorporated throughout the property, along with a relaxing hammock, BBQ and air conditioning.

The pool is heated year-round and may be turned into a hot tub in the cooler months (on advance request). The design is made for lounging in the sunshine with a seated horseshoe shape and a small deep end.

Biot village is just a short 1-minute walk down a charming road where you will find a local grocery, bakery and a fantastic selection of restaurants and bars. Nice airport is only a 15-20 minute drive to the villa, and it is only a 5-minute drive down to Antibes and the Mediterranean beaches! Nearly everything on the Cote D'Azur is central from the property, with Nice, Cap Ferrat, Eze, Monaco and Italy to the East, and Cannes, St Tropez and beyond to the West. Valbonne is a lovely larger village about 10 minutes away, with Grasse just a few minutes further, and St Paul de Vence, a great village for those that love art, just another 20 minutes to the North East. There is a fantastic hike located down the street from which you may walk or trail run via a stunning 9 km path along a river system called La Brague that we highly recommend.
