Come stay in the best unit in Summer House! This one has all the updates and is just what you need for your beach vacation!

"If It is the view you want? It has the views." You can look at the ocean from the kitchen, living room, or master bedroom.

This 3 bedroom / 2 bath unit is directly on the beach and a short walk to the sugar sands of Orange Beach.

Amenities include an Indoor & 2 Outdoor pools, Hot Tub, Tennis Courts, Gym, Security, and Private Parking (Paid pass required)

Stunning views from the patio, which has an outdoor couch sitting area, as well as an outdoor dining table to enjoy as much time as possible with these amazing views.

Large split bedroom layout with open kitchen and living spaces. Large bedrooms and lots of space to hang out after a long day on the beach.

The primary bedroom has a comfy King bed, with great views out toward the beach, and a balcony entry door.

2nd bedroom also has a comfy King bed so great for multiple couples, and 3rd bedroom is 2 Queen beds all very comfy!

You will not be disappointed with the living spaces. Whether you're using the BUILT-IN ICE MAKER, WINE COOLER, or bar area to make a drink or using the kitchen and k-cup machine for your coffee to enjoy on the amazing balcony you will enjoy it every step of the way.

For extra sleeping arrangements, the living room couch pulls out into a Full Sized sofa bed as needed. Either way, the living room sitting areas are very comfy, and can watch the view from it all!

The primary bedroom en-suite bathroom has been remodeled to feel just the luxury and space you need after a long day in the sands with the glass and rock-bottom shower. Don't worry, the secondary bathroom provides awesome updates as well!

“The All-New Summer House on Romar Beach” is waiting for you! OUR 2 YEAR RENOVATION PROJECT IS COMPLETED.

Guest Registration Certificates are required for each vehicle parking. GRC costs $51.50, with a max of two vehicles per stay, purchased from gate at arrival.

This condo is located minutes from the Flora-Bama line. Which means you have the choice of hanging out in Alabama or scooting over to Florida for your stay. This condo is in a highly sought-after condominium off highway 182 overlooking the Gulf Coast. Summer House is one of the original condo Buildings along the Coast of Orange Beach, Alabama.

You will enjoy lots of entertainment around this condominium and there are endless things to do. There are lots of pop up and live events in this area check out local websites for more info but for now here’s a list of nearby endeavors (Within 15 Minutes)

Self-check-in with Combo-Lock

Expectations:
- You will be provided at least 1 trash bag, 2 toilet paper rolls, 2 paper towel rolls, and 10 towels on arrival, and will be your responsibility to bring or stock any toiletries or items otherwise necessary for your stay.
- Basic cleaning supplies—all-purpose cleaner, dishwashing soap, laundry detergent, and a couple of rolls of toilet paper and paper towels

[Parking]
Parking a vehicle requires a Guest Registration Certificate to be purchased separately.
Summer House Parking Protocol:
The GRC costs $51.50 and can be purchased at the guard shack upon arrival, or at the office across the street during office hours. Renters are limited to two GRC's per unit stay and should be displayed on the dash of their vehicle. A third vehicle may be parked in the gravel lot free of charge with a gravel pass that can be obtained from the guard shack or the office during business hours. Gravel pass vehicles must stay in the gravel lot and may not park in the south lot. If a renter arrives after hours and there is no one in the guard shack at that time, they can acquire their GRC the next day at either the guard shack or the office during business hours.

House Rules & Guidelines:

- You are free to use the cookware and appliances as they are meant to be used at your discretion.

- No smoking anywhere on the property or on complex premises unless in areas with approved postage.

- No Pets allowed. No Exceptions. Pet-free complex.

- Please be respectful of neighbors during your stay, and if you have any complaints or concerns from neighbors during your stay feel free to provide our contact info and let us deal with any issues so you can enjoy your stay and leisure!

- For any and all amenities offered, renter is required to obey any posted rules and guidelines or otherwise noted. Renter may lose the right to occupy the rental if incidents with the complex or other residents occur against requirements, hinder our relationship with an entity, or cause significant disturbances brought to our attention.

[Reservation Holder]
It is required that the named reservation holder is one of the occupants staying in rental, and you may be required to verify prior to check-in.

[Booked Guest Count]
Booked Guest Count must be accurate to the best of your ability, and can be altered prior to arrival. We reserve the right to require correction, withhold access, or cancel your reservation if you arrive with a significant excess of a guest count, or is otherwise brought to our attention. Necessary accommodations will only be prepared for the listed amount of guests.

[Communication]
All communication and concerns need to be communicated to us directly, and us ONLY. DO NOT inquire to on-site staff. On-site management requires us to coordinate our own guests and is not to be bothered with your inquires as they cannot assist you directly. To protect this relationship and requirements for all of our guests, you may be asked to vacate the property if this is not followed to a certain degree.

[Pets]
No Pets allowed. No Exceptions. Pet-free complex.

[Payment Processing]
Refunds requested by the traveler, and cancellations initiated by the traveler, may be subject to forfeiting the payment processing fee (~3%) depending on the booking platform used for payment that has been collected directly by us. Payments made to channels are will be based on that entity's policies.

[Early/Late Check-In/Out]
Any early check-in or late check-out requests must be approved beforehand. We can only accommodate this if it is not affecting a turnover after a previous guest or a turnover for same-day check-in. If we approve, the fee schedule is as follows:

[Damages]
• If renter damages the home or any of its belongings, renter may be charged
up to the full amount of any needed repair/replacement of items or conditions.
• The renter will be responsible for reimbursing expenses to replace/repair any items/contents of the rental that are not returned/present on check-out or
damaged requiring replacement.
• The renter is responsible for any additional cleaning expenses incurred that are not due to normal wear and tear, or standard use of the rental.

[Holdover]
• Failure to Vacate the Property within 30 mins of Check-Out Time/Turnover Crew’s arrival after Check-Out Time: $50

Wonderful stay in November

Great location . Walmart is within walking distance . Host was accommodating and communicative . Condo was a great size for 8 adults and 2 kids . Large balcony perfect for breakfasts and dinners with a breathtaking view. Hot tub is massive (great for large group ) .
