Important Notice: Community Pool Closure

Please be advised that the Bella Vida community pool will be closed to all residents beginning November 6 for resurfacing. The project is expected to take approximately 3–4 weeks to complete. We appreciate your understanding while this improvement work is underway.



Guest Access:

Guests will enter the community through the security gate where they will be greeted by a guard. Bella Vida resort does not allow trailers of any kind (ie. boats, trailers, RV's, campers, U-Hauls, etc).



You can park in the driveway. There's also additional parking at the clubhouse. Guest can also park to the clubhouse, overnight parking is allowed for up to 2 vehicles.



You'll also gain full access to the luxurious BellaVida Resort, which features a large resort style swimming pool, a fitness facility, games room, cafe, volleyball and basketball courts, and plenty of space to lounge.



The Neighborhood:

Located at the Bella Vida Resort, just 5 miles form Walt Disney World, off US192 in Kissimmee. Theme parks and water parks are a short drive away, and you’ll be close to golf courses, restaurants and shopping.



Guests enjoy access to the resort facilities, including, a large community pool and sundeck, plenty of sports courts, a clubhouse, and over 15 acres of breathtaking lakes. It’s a great resort for families, there is a playground and shallow entry pool for younger children. Kids will enjoy spending time at the basketball and volleyball courts. You will also find a gym, table tennis, and foosball at the clubhouse.



Area attractions include all 4 Disney theme parks (Walt Disney World, Epcot, Hollywood Studios, and Animal Kingdom) plus both Disney water parks (Blizzard Beach and Typhoon Lagoon), Disney Springs, Universal Studios, Islands of Adventure, the all-new Volcano Bay water park at Universal, CityWalk, SeaWorld, and Discovery Cove.



Local golf courses include Famed Falcon’s Fire, Lake Magnolia, Osprey Ridge, Eagle Pine and more!



Getting Around:

The house is minutes away from Disney World's Magic Kingdom, Epcot, Hollywood Studios, Animal Kingdom, SeaWorld, and Universal Studios.



Nearby attractions include the Camping World Stadium, Dr. Phillips Center for the Performing Arts, Amway Center, Orlando Science Center, Lake Eola Park, CFE Arena, Mennello Museum of American Art, Festival Park, Bob Carr Theatre, Cranes Roost Park, Lake Louisa State Park, Orlando City Stadium, Audubon Park Garden District, Orlando Watersports Complex, Formosa Gardens Event Center, Gaston Edwards Park, Lakeridge Winery, and The Florida Mall.



Other Things to Note:

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• Please note that pool service is scheduled weekly and may occur during your stay. It’s a brief visit to keep the pool clean, and technicians will only access the pool area. Thank you for your understanding.

• Please keep your card safe during your stay. A $50 replacement fee will apply for any lost amenity card.

• Please be advised that the community pool will be temporarily closed beginning Friday, November 6, for resurfacing. We apologize for any inconvenience and appreciate your understanding.



Pet Friendly:

• Pets are welcome. A maximum of two pets under 60 lbs each is allowed. A pet fee of USD 139 per pet will be added if pets are included at booking. If pets are not declared during booking, the applicable fee will be charged separately. Please note the booking platform only allows one pet to be selected; if bringing a second pet, the additional fee will be collected after booking.



Additional Services:

• Planning a BBQ? A propane tank is available for a one-time USD 69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

• (Pool is currently unavailable) Pool and hot tub heating are available upon request and are not included in the booking price. The fee is USD 35/night per service or USD 59/night for both, with a 2-night minimum. At least 24 hours’ notice is required if you would like to add this service.

• Rent a Pack 'n play for USD 39 (one-time fee)

• Rent a highchair for USD 29 (one-time fee)



House Rules:

• Parties, events, and smoking/vaping are prohibited in or around our property.

• Smoking inside the home is strictly prohibited and will result in a USD 150 fine or forfeiture of the security deposit.

• Late check-out will incur a USD 150 fee per hour past check-out time.

• Large messes may result in an additional cleaning fee. Please clean up after yourself and any pets.

• Firearms and weapons are strictly prohibited on the property.

• Violations of house rules may result in additional charges or immediate removal from the property without refund.



Notice: Bellavida – Community Updates:

• Recreational vehicles such as ATVs, dirt bikes, UTVs, and side-by-sides are strictly prohibited, and any damage to common areas will be the full financial responsibility of the owner or guest.
