Our stay was wonderful! The bikes, paddle boat and fishing straight from the dock were huge winners for our family. The neighborhood was nice and quiet and perfect for our walks with our 1 year old. Megan was a great host, she was quick to respond and take care of any questions or issues we had during our stay.

Beautiful property in a good location. Pictures do not do it justice. Check-in was easy. House has everything you can think of. Easy to keep you entertained if you find yourself stuck inside due to rain, such as we did. Will definitely book this property again
This is probably one of the best locations in the Pagosa Lakes community. It's very private and quiet, with beautiful views and easy lake access. Deborah was extremely responsive to all our questions and very helpful whenever we needed information or assistance. The house was very clean and spacious (easily fit 3 separate families). Overall, I would highly recommend this property.
This home is beautiful. There is plenty of room for family. The kitchen has everything you need to cook. Beds are comfortable. If you plan to stay in the summer, just know there is no A/C. It gets nice and cool outside at night, but the upstairs takes a very long time to cool down.
Great house and location. Plenty of room for everyone and very comfortable. Only a few issues- check in process was challenging as VRBO instructions were not accurate. Hot tub was not heated when we arrived so contacted property manager and they were quick to address it but still had to go without for the first night. We had purposely booked a place with a hot tub so it was disappointing especially after a long drive. The pantry was well stocked and kitchen was great for cooking. Great place for a large family!
Great trip we had only seven adults all family as one of the granddaughter and her husband could not make it at the last minute. Had a great experience . Every issue or question was dealt with promptly.Well stocked home had all we needed. Really loved the extra refrigerator in the garage made it much easier to keep everything cold .
What a wonderful set-up for a family vacation. The house just to the east is also a rental! Our large family had both houses and it was PERFECT! We so enjoyed the paddle boat and dock at this house. The house is clean and beds were comfortable. It took us Texans a while to figure out the Colorado way of opening the windows at night then closing mid morning for natural air conditioning but we got the hang of it! The kitchen is amply stocked with all of the things to cook. Bring soap and shampoo with you and everything else is provided. We hope to stay again!
We just wanted a change of scenery for a week, and this home was perfect for 5 of us. The access to the lake was great, and having the paddleboat was so fun. We brought our own kayak and rented stand up paddle boards from Pagosa Mountain Sports. The home was roomy and comfortable for everyone. Having the garage fridge was very convenient. Had a few questions and issues at the start but Deb was very responsive in helping us. Would recommend this house to any family!
We had 7 people (4 adults and 3 teenagers) from two families in our group. The house has a great lay-out and plenty of space for us. Kitchen was stocked with most of what you expect/need for your stay. The house was super-clean which was reassuring given the times. Outside dock/hot tub were great for sitting out in the morning and evening and the dock was great for fishing (quantity not quality). Property manager was responsive and answered phone on a Sunday when we had a question on arrival. We would stay here again.

Great location, large home, poor management
This stay started off great. We were allowed to check in 2 hours early, which was nice. Throughout the stay, my family noticed multiple issues with the property: master bedroom light was out, entry bathroom light was constantly flickering when on, hot water was not lasting longer than 5 minutes, front bedroom windows don’t lock shut, no shampoo/conditioner in baths, and the deal breaker- there was a half smoked joint in between the bonus room sofa cushions. I reached out to Megan about all these issues during our stay and finally had enough of telling her about issues when my eight year old nephew found and reported the joint to us. At this point, told Megan this is unacceptable and not only should I have not had to contact her about all these issues (minus the hot water heater bc that’s not predictable) and the joint being found by a child was the last straw for us. I asked to speak to the property owner, and Megan refused to connect me with him, but said she explained to him everything that happened and offered to refund our cleaning fee, which I accepted. I just received a refund from the stay and she only sent me &150 of the 375 cleaning fee. Not the full amount she originally said she would send. I hope the owner reads this and is aware of the full situation. On top of all this, the gas company came to replace the meter which Megan didn’t manage, so we had to call her to come back and reignite the pilot light. The gas company said they reached out multiple times. SMH.
This property was beautiful and the perfect location for a family get away. The bathroom downstairs is quite small but there is a huge one in the master and a good size one upstairs. The master shower is amazing with double shower heads and the jetted tub was perfect. Perfect views from all areas of the house.
Only issue was we ran put of supplied TP, paper towels, dish soap, ect so make sure if you have a large party to bring some or buy some.
Owner is very quick to reply and very nice. Thank you so much for sharing your home with us.
Pros: Location is great and perfect with the lake right there. Quiet neighborhood which was nice as well. Paddle boat, the dock and back deck! Plenty of space for our party of 7.
Cons: Property could use a deep clean, lots of spiderwebs outside and dusty inside. Could use some bigger pots in the kitchen, we had 7 people to feed. No bath soaps or tissues. No AC, but house kept cool for sleeping as long as windows were open. A bit hot during the day but tolerable considering it was 90+ outside.

Spring Break Family Fun!
We loved our stay at this wonderful house! We came for Spring Break with 3 college kids and one high schooler and the media room was their favorite place after a day on the slopes! They all headed up there when home from skiing and loved playing board games and hanging out in the spacious and comfortable room. We cooked big breakfasts each morning and the kitchen was fully equipped with all that we needed. We loved the gas fireplace and had it on each evening while we made dinner and hung out in the living room. The bedrooms were all very nicely decorated and comfortable and everyone had plenty of space. We loved the outdoor space too- the deck and views were amazing! The house was also in a great location for grocery stores, restaurants, gas, shops, etc. We were sad to leave this beautiful house and beautiful Colorado and hope to rent this house again next time we are in Pagosa!
Our stay at the Northbay house was great! Great location. House is HUGE, right on one of the lakes. We tried to use the paddle boat, peddles are stripped. We 3 small issues but may be something for someone to consider.....there was no toilet paper in house. We just bought our own. The issue was I could not find dish towels or dish rags for the kitchen. Last issue was one requirement for check out was to start a load of laundry (towels), there was no laundry soap in the house. On the plus side, we enjoyed the jaccuzi and the whirlpool!!!
All it took was one memorable stay at this incredible lake house to change me from a beach girl into a lake woman for the rest of my life. : )
This house was exactly what our extended family needed. "We" consisted of 6 adults and 2 children (a 6y.o. and a 3 y.o). Everything detailed in the listing is accurate, and it's true that the pictures don't do it justice. The property is absolutely beautiful and comes with many conveniences. We brought along our own kayaks but thanks to the paddle boat that came with the house, we were able to have all 8 of us out on the lake at the same time. The view from the back windows and when out on the lake were stunning, as well. We saw hot air balloons take off and land every morning.
As has been mentioned, there is no A/C, but being mindful re: the opening/closing of windows and blinds, as well as using the fans really helps. I would also suggest that the house be stocked with more paper goods at the start of a booking, but that is really minor compared to the beauty of this location. And as another guest also mentioned, we had to change the batteries in every remote, too.
There were really only 2 issues we encountered during our stay: 1) The lights. Please ensure the lighting all works before guests arrive. We had to switch out light bulbs from various lamps/chandeliers as they were blinking constantly. Upon inspection, we saw that many said they were not intended for dimming lights, yet they were installed on lights with dimmers. Also on that note, some lights that worked on night 1 did not work on night 2 or night 3, so we just made do with the lighting we had. And 2) we would suggest providing a map in and out of the neighborhood as we ended up lost on 3 separate occasions due to detours. Not being familiar with the area or how some streets change names midway, having a map with some more details or even a picture would have been appreciated.
Still, this stay ranks as our very favorite one to date! We cannot say enough about the location, the house itself, or even how friendly and supportive the Property Manager, Deborah, was!!!! We definitely plan to return and make our stay a little longer next time.
We really enjoyed our stay at this home. There was plenty of room and it was so nice that the host provided baby stuff including a crib and pack and play for our littles. The views are spectacular from almost every room. As mentioned in other reviews the additional bathroom on the first floor is TINY but was not a problem and the kids thought it was sized for them. We would not hesitate to book again.
The property is gorgeous. Comfortable and super clean. The location makes it easy to get anywhere but we hardly wanted to leave. Right out the back door is a great deck, hot tub, awesome mountain views and of course the lake! We brought a few inflatable water crafts of our own and this worked out very well. Management and communication were excellent. Great place to spend Fourth of July and we can’t wait to come back!
We had a great long weekend. The kitchen and the hot tub were perfect for spending family time together. Things for future guests to keep in mind are that one of the downstairs bathrooms is VERY small (barely larger than an airplane bathroom, but with a shower added on), and except for the master suite and the upstairs entertainment room, sound really carries. (I took work calls in my car.) The owner could improve the property by replacing some of the doors for sound proofing (so the whole house doesn't need to hear snoring or bathroom activities), and maybe by adding additional living room seating or a different layout to make it more conductive to gathering. We loved watching balloons in the morning, listening and watching birds on the lake, cooking family meals and being just a short drive away from lots of outdoor activities and grocery stores.
