This exquisite Beach House Villa boasts 3200 square feet of living space. The custom designed living area, dining room and kitchen all overlook the ocean and the kitchen is fully equipped for all yours or our chef's cooking needs. Three bedrooms upstairs include, The Master Suite offering 1 King bed, a dedicated work space with desk, chair and a balcony with a fantastic ocean view. The second Master has 1 Queen bed with balcony, a dedicated work space with desk and ocean view balcony. The third bedroom is great for kids with 2 Twin beds (or twin bed trundle option to sleep 3 children small available) and the large first floor den, with a queen sleep sofa (not recommended for adults) has a dedicated work space. You'll look forward to relaxing after a day on the beach. The upstairs bedrooms have their own en-suite, full bathroom and a there is a 4th full bathroom in the den on the first floor. Each room has a 55" flat smart screen television with cable and a sports package is available on the Living Room Tv. Secure high speed internet and phone service are included.

Since no roads lead to On Beach Time at Beach House Villas, your stay includes a private boat captain for local harbour transport (to and from the villa, restaurants, or vehicle pick up points).
*Boat transport service is included 8am-10pm/ 7 days a week *Inquire for after hours* Transports are most often pre-scheduled around your personal itinerary, with help from our travel team. Last minute transport requests are available (1-2hrs).Atlantis marina, or other private marinas may require a landing fee for pick up/drop off, fees will vary.

Beach House Villas has daily (weekday) groundskeepers on site.

*Internet/cable are sometimes intermittent as we are on an island. If it goes down...Most of the time it comes back on within an hour or so. Apple tv/Netflix and other app access use requires your account and password.
*Look out for news about our expansion and remodel end of summer 2026!! Expanded pool lounge area, separate cottage house with ground level indoor outdoor living and a 4th bedroom suite upstairs with balcony.
*The property to the west of Beach House Villas is under construction (May 2025 and expected through Winter 2025-early 2026). Noise is possible. When they complete construction on the east side (expected December 2025, according to Royal Beach Club published information) Noise from music, operations, and the unknown is always possible. No refunds will be provided due to neighboring construction, music or anything unknown on adjacent properties.

By reserving this vacation rental Guest acknowledges and agrees to the following:

1) On Beach Time requires Guest ID verification for all guests over 18 years of age, a signed short term agreement (name/dob all guests) with pool waiver, and a credit card/Id to match security deposit hold authorization ($5,000.00) and e-signature within 48 hours of booking and for access to the property.

2) Bookings within 48 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given**

3) Outdoor security cameras are present on the exterior of the home. Security cameras may not be covered or tampered with.

4) 6 guest max-No pets-No unregistered guests

5) Events hosted, or Commercial Filming/Photography without owner knowledge and written authorization will result in immediate termination of stay and loss of deposit. Events include but are not limited to Bridal/Wedding Showers, Birthday or Engagement parties, Corporate retreats, etc. ALL EVENTS/FILMING/SOCIAL MEDIA INFLUENCERS REQUIRE APPROVAL (if you're not sure, please ask) ADDITIONAL ARRANGEMENTS/SITE/TRANSPORT FEE'S WILL BE DISCUSSED BASED ON THE INDIVIDUAL REQUEST.

6) Excursions, activities, provisions, vip concierge-costs not included.

7) Violations of the short-term rental agreement will result in termination of stay without notice or refund.

8) Guest is responsible for payment of damaged or missing items. The property is videotaped and photographed prior to each guest's stay. Upon arrival, if anything is not as expected, it must be reported within 12 hours.

9) No construction will be planned at Beach House Villas during a guests stay. In the event of an emergency or needed repair, Beach House Villas reserves the right to complete theses repairs. Beach House Villas is not responsible, nor in control of neighboring properties construction projects. No refunds will be provided due to neighboring construction or onsite property repairs.

Awesome House

I had an amazing time on my trip to the Bahamas will staying at this amazing house. From the time I booked it until the time I left the staff was very accommodating and nice the entire trip. Anything I needed they provided. I will definitely be back staying at this house soon and would recommend anyone traveling to the Bahamas to stay here as it’s a once in a lifetime experience and the views are amazing.

Wedding at the Four Seasons

We had a family wedding at the Four Seasons but chose to stay at this property as we needed three bedrooms. The home is beautiful, clean, very comfortable and everything Was working. We were able to walk to Atlantis (Starbucks) down the beach in 10 min. The boat service was also great taking us to Atlantis harbor where we caught easy cab to Four Seasons. Nicole is great and coordinated all the help who were very nice and professional. Great trip and experience.Highly recommend if seeking a Bahamas get away.

Beautiful

The home was absolutely gorgeous. It did not disappoint. The communication was excellent. I was able to get in touch with our host, Nicole, at all times. The staff was extremely pleasant and accommodating. The views, private beach and pool met my needs. The private chef we had was excellent! Our boat captain was excellent- very knowledgeable and made me and my family feel safe. The home was extremely clean! It was exactly what I was looking for! It is very close to Atlantis which is a plus. I highly recommend and would come back.

Don't waste your money at Atlantis

This property is amazing and one of our number one VRBO's we have had in the last 5 years. Staying here you truly are pampered like a royalty. You have private boat transportation anywhere you want to go. The boat captains make your vacation so easy and fun. They are like having your own personal butlers on call 24/7. The home and grounds were beautiful and spotless. The beach in front of the home was fantastic and was almost ours exclusively. When paying this amount per night you do have certain expectations. Nicole met and exceeded all of those expectations with this home & staff. If reading this and thinking of staying at this home with kids here is a suggestion that we used and made the trip even better. We booked a room at Atlantis so we could have full access to the facility during our entire trip. This keeps from having to get day passes (which can be sold out at times) and it also allows you to come and go as you like. The home is a short walk down the beach or as stated above you can have one of the boat captains take you over. If this is your first time and you use this suggestion also make sure you get a private cabana everyday of your stay at Atlantis. It can be a zoo there and this allows you your own space.

Enjoyed our Stay but had some issues!

We enjoyed our stay and were extremely happy with Thomas, Nicole, and Kirby. We will say that there were a few things that weren’t as expected but overall it was a nice trip. Our AC stopped working 5-6 times that we were there and we had to flip the breaker every day to get the air to turn back on. We also weren’t able to swim with pool lights at night because the lights didn’t turn on until after midnight with the timer. Nicole was very apologetic and kind, also very easy to get ahold of which we appreciated. The home is very beautiful and extremely close to Atlantis. Thomas (boat captain) was amazing and so nice! Overall we rated it 3 out of 5 due to the air conditioning issues.

Great property!

Our family loved this beautifully appointed home. Perfectly peaceful beach. House management staff was so helpful and quick to respond both in preparation to travel and during our stay. The boat captain was very friendly and helpful as well. We would absolutely recommend this property.

Words can’t describe this place! Amazing!!

This place is all and more than you could wish for. From the beginning... pick up at airport to the quick boat ride to our amazing neighborhood dock to Simone showing us how everything works and Kirby showing is how to cut coconuts for fresh juice... everything was the best! The very best is Nicole, she helped us with EVERYTHING! The trip was seemless, my husband can’t sit still and would want to book an excursion last min on spring break and nicole would snap her magic fingers and make it happen! Our captains Derek and Thomas were great, recommended places and were always there to help with bags and pointing out fun areas. We had Travis, the chef, was incredible! We had breakfast and a dinner and it was awesome, wish we would have booked more meals with him! Best meals we had! Starbucks at Atlantis is in walking distance, my husband and daughters loved walking there every morning and watch the sunset. We didn’t use the pool much, the beach was too good... the ocean was pretty rough the week we were there, but my kids didn’t mind;) Nicole recommended us stocking kitchen with groceries and drinks which was perfect! Didn’t need a thing! Wish I could post pictures on here to show some things that were left out of HomeAway pics.... you won’t regret booking BHV4! And did I mention Nicole was AWESOME;)

Lovely home, lovely island -- perfect retreat!

My family of four adults stayed here in March 2019, and we were very impressed with the property, the people, and the island. Nicole did a fantastic job communicating with us and offering ideas and suggestions. The house is beautifully maintained and the locations is gorgeous. You need to use the boat captains to get anywhere, (even to the store) but they were always available with little notice, which made that easy. And it's fun to take a boat to a restaurant in the evening! A short walk along the beach at you are at Atlantis. Three full bedrooms upstairs were perfect -- with an option of a pull-out bed in the downstairs den.

OUT OF THIS WORLD!

The entire experience was just as I described - OUT OF THIS WORLD! After selecting the property, the incredible service began! We were given notes about the property, what we would need to bring and what was already provided as well as a list of places to eat and fun things to do around Nassau. We landed at the airport late, but arranged for a driver, Louis, recommended by On Beach Time. He was there with a sign, ready and waiting. He took us to the Hurricane Hole Marina where we were greeted by Thomas, our boat captain. The two of them had our luggage loaded onto the boat before we knew it. We arrived at the dock where the property security guard and greeter Symone where there to meet us. The guys got our luggage to the house (we didn't have to lift a finger and we are not used to such over the top treatment!). Symone showed us around the property and made sure we had everything we needed. I preplanned our grocery (and liquor store) list with the property manager Nicole (whose service is beyond top notch). Just as I had requested, we arrived to the house with the fridge full of food and ice cold beer. When we first set foot on the dock and made our way towards the house through the grounds and into the house, all we could continue to say was WOW! WOW! is an understatement, actually. The pictures online do not do this property justice. We arrived late, but we could hear the sounds of the ocean. What a treat it was to wake up to the view! It was truly like Christmas morning. We've been fortunate enough to travel quite a bit, but I think our family was in agreement that this water had to be the most unbelievable color we've ever seen - truly an indescribable turquoise/aqua color. There are not words to adequately describe it. The house is like a magazine, stunning, but very comfortable, and you feel like you can relax and let your hair down. We were traveling with our 9-month old baby, and it was perfect! The house came with a pack n' play (already made up for us with bedding), beach stroller, high chair, little baby walker our daughter could run around in and lots of books/toys. The boat captains were always ready when we wanted to go somewhere, and we even had a house keeper come one day to provide fresh linens and towels. We also hired a chef to come in one night to prepare dinner, which was a first for us (fun!). I could go on for days, but this is a MUST. It was the trip of a lifetime. Don't think twice - book On Beach Time!

Like a dream in paradise

This was by far the greatest vacation we've ever taken. From the moment we were picked up by our personal boat driver to the moment we were dropped off everything was simply perfect. We were taken care of by the staff as much as we needed, but its not like we needed much. The house was absolutely beautiful as well as the backyard and the beach right below it. If you desire to go into town, Derek or Thomas will pick you up within a couple minutes, or you can just walk down the beach to the Atlantis. This is nice if you desire to go to the bars or restaurants, but since the house has everything if you stop at a grocery store on the way in you really don't need to leave. There's simply nothing better than this property. The service provided with it is simply the icing on the cake

Vacation Dream House

I will be staying at this dream home every time I vacation in the Bahamas. I booked a quick vacation trip to the Bahamas and did not know what to expect, but I can say the staff made everything easy and was very accommodating with everything. Complete Paradise

Words cannot describe this vacation. Everything was unbelievable from the location, to the staff, to the villa itself. This is an ideal rental for everyone! We enjoyed a week stay at the villa with family which includes 3 children under the age of 10. It is only a quick walk up the beach to Atlantis but far enough away to have your own slice of paradise. We were very lucky to have worked with Nicole who was an amazing help with making sure everything went the best it possibly could. Nicole was more then helpful in many aspects from getting the villa stocked with food, setting up transportation, giving recommendations, setting up nanny services and chef services. This by far was a vacation of a life time and we cannot wait to return! At all times we felt welcomed, safe and secure. You are missing out if you do not book this villa on your next visit to the Bahamas!

Beautiful property in beautiful location!

The home was beautifully decorated with a great beach feel. There was plenty of room for a party of 5, if not a few more. Beach is easily accessible. Pool wasn’t heated, but it warmed up by end of week. Water taxi is only way to property, but taxi boat is always available. Would stay again!

Fabulous property and location in Paradise

My family of 7 had a fantastic time and we would highly recommend to anyone trying to be close to Atlantis but with privacy and space. We were a 10 minute walk down the beach from the Cove/Atlantis and a short boat trip to the Atlantis marina (the boat/driver comes with the rental). We had meals cooked 1-2 times a day in a very remote and private setting. Lots of room, a big kitchen and the downstairs study has a pullout coach and a full bath so was used as an additional bedroom. The outside area and pool was beautiful and we were right "on the beach"...did I say PRIVATE? I would not stay anywhere else in Nassau!

Fabulous, from beginning to end!

Amazing home, accommodated our every need .. we were a party of 6 adults and two children under 5. We would like to book again with three or four couples. Immaculately kept, well supplied and maintained. The ferry was available with a 20 minute notice, Captains Derek and Adam were great, took us to Atlantis for entertainment and shopping. Views from the house are just breathtaking. The reef just outside was beautiful as was the beach and pool. Nicole did a great job organizing for us, sent us lots of info on restaurants and places to visit. Cannot say enough about this incredible retreat, anxious to return!

AMAZING PARADISE

What a wonderful stay! From the minute I got on the the private Beach House Villa boat with Captain Richard until the day I checked out everything was perfect! The property is second to none, the views from almost every room of the Villa are stunning and the privacy on property makes for the perfect getaway. Nicole was super helpful from the time we reserved our stay and provided us with every detail we needed. She coordinated our transportation to and from the airport, provided us with some great restaurant suggestions as well as activity ideas and contact information to make all the plans we needed. The concierge service is a great addition and we loved having some groceries pre-stocked when we arrived. I would highly recommend a stay at this Paradise Island hidden treasure!

Luxe beach privacy

Stayed in Villa house 4...which is the smaller of the five homes in this subdivision. Only two are completed and renting at present. Both ocean side homes were available for my selected dates, and I'm very happy I chose this residence. We loved how the kitchen was open to the living room and dining area vs the other floor plan where the kitchen is tucked away. It also has an outdoor shower area for rinsing off sand before entering the home. Wish is beyond helpful and necessary. I can't believe they don't have them in the other homes!? Fair warning....the pools are not heated. They are too cold to utilize unfortunately :( We also wished the property had an outdoor grille, and wished we knew how to use the indoor speaker system for music. Staff did not know how to use it. Having said that...this house has everything you need. Beautifully decorated. Staff was so nice. From CJ our boat captain...to the security guards at night. (Which we brought food to on occasion). We chartered a private fishing boat from Chubasco...which can pick you up right from the private dock of the subdivision. Walking to Atlantis is very convenient. You will receive people taking photos of the home from the beach. We asked one couple to leave the private waking path that entered through the private gate beach side. Otherwise no issues. Harbour side is nice and calm and not windy. There's a nice pavilion on the private dock...which would be a great area to dine at night if it had furniture. Would definitely rent again.

Five star luxury Beach House

Look no further if you want a luxurious vacation in the Bahamas with a pool and a private beach outside you doorstep. Everything about staying here is first class and true relaxation. To get to the house you have to take a private boat that will be your transportation throughot your stay. The house is decorated beautifully and has all the comforts of home. The views are truly amazing. The house has its own pool and direct private beach out front. You can snorkel steps away. You can take a 10 minute walk on the beach and be at the Atlantis property. The views from the living room and upstairs bathroom are breath taking. I have been to the Bahamas several times and no other stay has compared.
