Discover your dream vacation getaway in this luxurious 3-bedroom, 3.5-bath vacation home located in the heart of Park City, Utah in Old Town. This massive, mountain modern home boasts an incredible location, private roof top patio with hot tub, fabulous finishes, and top-notch amenities that can accommodate up to 10 guests in total comfort.

Step inside to find a stunning interior featuring large wooden beams surrounding the staircase and a state-of-the-art kitchen that will inspire your inner chef. Each of the three levels features a master ensuite bedroom, complete with a private bathroom, bathtub, shower, and a separate toilet room. For your convenience, each bedroom is also equipped with its own washer and dryer, as well as a pullout couch.

The home's great room, with its vaulted ceilings and spacious layout, is the perfect gathering place for your family or group. Enjoy meals together at the large, family-style dining table, or relax in the den for a movie night.
Just steps away, you'll find yourself at Park City Mountain Resort, where you can hit the slopes or explore the charming Historic Main Street for dining and shopping options. Bus stops on both sides of the property provide free and easy access to Deer Valley, Park City, and Canyons ski resorts.

After a day of adventure, unwind on the rooftop patio, where you'll be treated to breathtaking views, a private hot tub, a gas fire pit with cozy chairs, and a BBQ grill for the ultimate outdoor experience. The property also offers private garage parking for two vehicles and additional driveway space.

House Rules:

🕓 CHECK-IN / CHECK-OUT
Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time)
Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour.

👤 RESERVATION HOLDER
The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay.

🔇 NOISE & OCCUPANCY
Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund.

🚭 SMOKING / VAPING
Absolutely no smoking, vaping, or cannabis use inside or on property grounds.
A minimum $500 fine applies for any odor, evidence, or damage caused by smoking.

🚫 PARKING & VEHICLES
Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security.

🐾 PETS & SERVICE ANIMALS
Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival.
Undisclosed pets will incur a $500 violation fee.
Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals.

🛋️ HOME CARE & FURNITURE
Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee.
Outdoor furniture may be repositioned but must be returned to original placement before check-out.
Do not hang towels or clothing on railings, decks, or furniture. Use hooks or designated drying racks if available.

🌡️ HVAC & ENERGY USE (if applicable)
Do not leave windows or doors open while using the heat or air conditioning (if amenity is applicable).
Adjust thermostats no more than 2–3 degrees at a time. Failure to follow this may cause system damage and result in service/repair charges if negligence is determined.

🚽 TOILET USE & PLUMBING
Only flush toilet paper. Do not flush wipes, feminine products, paper towels, or any other materials.
Guests will be charged for plumbing services caused by misuse or clogging.

🧺 DAMAGE TO LINENS / TOWELS
Guests will be charged for any damaged or stained items that cannot be restored:
- Duvet Insert: $85
- Duvet cover: $45
- Sheet (fitted, flat, etc): $35
- Pillow: $30
- Pillowcase (pair): $20
- Bath Towel: $20
- Hand Towel/Face Towel: $15
- Washcloth/Hand Towel: $10
- Bath floor-mat: $10
Common issues include: makeup stains, tanning products, pet hair, blood, or bleach damage.

🧼 CLEANING & HOUSEKEEPING
The home will be professionally cleaned before arrival. If anything is not up to standard, please contact us within the first 24 hours of arrival If we are not notified within the first 24 hours, we will assume the home was received in acceptable condition. Additional cleaning during your stay may be available for an added fee, or mid-stay cleans based on availability with 48-hour advance notice. Excessive mess left at check-out may result in additional cleaning charges.

♨️ HOT TUB / SPA USE (if applicable)
No food, glass, or oils/lotions allowed in hot tubs.
Children under 12 must be supervised.
Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation).
Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities.

🔐 SECURITY CAMERAS & SAFETY
Exterior security cameras may be present at entrances, driveways, or garages.
Cameras are for guest safety, occupancy enforcement, and property protection.
There are no cameras inside the home.

🔑 LOST KEYCARD & REMOTE
Please note that a $100 replacement fee will be charged for each lost or unreturned keycard and garage remote. This fee covers the cost of reprogramming and replacement to maintain the safety and security of our property.

🗑️ TRASH & DISPOSAL
All trash must be bagged and placed in designated outdoor bins.
Bags left outside or on the ground (not in bins) may result in a $85 disposal fee.
If bins are full, please notify us during your stay.

📦 MAIL / DELIVERIES
Mailbox access is not available. We do not hold mailbox keys, and we cannot retrieve or forward mail.

⚖️ LIABILITY & DAMAGE REPORTING POLICY
Guests may be charged for any damage, violation, or misuse beyond normal wear and tear. Guests are required to report any existing damage or concerns within the first 24 hours of arrival. Failure to do so will imply that the property was received in satisfactory condition, and any unreported issues may be assumed to have occurred during the stay. Guests must report all accidental damage prior to check-out. Unreported damage found after departure may be billed to the primary reservation holder. Management reserves the right to enter the property during emergencies or to resolve urgent issues. Violation of any house rule may result in early termination of the stay without refund.

📜 LOCAL ORDINANCE & HOA COMPLIANCE
Guests are required to comply with all local ordinances, HOA rules, and community guidelines in addition to these house rules. Violations may result in fines, removal from the property, or legal action.

📽️ COMMERCIAL USE & LIABILITY WAIVER
The home may not be used for commercial activities, retreats, photo shoots, or events without prior written approval. Guests agree to hold APRÈS Vacation Homes and the property owner harmless from any claims or liability related to injury, loss, or damages during their stay.

❄️ WINTER SAFETY NOTICE
During winter months, guests are advised to use caution on icy walkways, decks, and driveways. Snow and ice may accumulate quickly. APRÈS provides snow removal as needed, but guests assume all risk related to slips and falls due to changing weather conditions. Snow removal will happen once per day, the host is not responsible for excessive snow inconvenience.

🧳 LOST & FOUND
APRÈS Vacation Homes is not responsible for personal items left behind. We will make reasonable efforts to return found items, but shipping costs are the guest's responsibility via a pre-paid label and $45 admin fee.

💻 WIFI & TECHNOLOGY
Internet and smart features (WiFi, smart TVs, streaming services, etc.) are provided as a courtesy and may occasionally experience outages. No refunds will be issued for disruptions caused by local service providers or power issues beyond our control.

We loved this property! 3 large master suites with en suite baths and washer/dryer combo for each. We loved watching the sun rise and set from the roof top deck. Used the amazing grill and hot tub. It was a 5 minute walk to town and all the restaurants and shops there. If you have mobility issues, however, it might not work for you. Every room is on a different floor so stairs are a must. The rental team was just a text away and very responsive. Would definitely stay again!! Thank you!!

Winter ski trip in Deer Valley

Our recent stay in Deer Valley for a winter ski trip was a wonderful experience, despite encountering a hiccup along the way. Three couples, including myself, embarked on this adventure, looking forward to enjoying the slopes and the comfort of our rental home. The house boasted spacious accommodations, featuring en suite bedrooms that comfortably housed all of us. It is a great retreat for a ski getaway, with ample room for relaxation and socializing after a day on the slopes. Additionally, its convenient location made it a breeze to access both the town and the slopes, as it was just a short walk away, less than 10 minutes in both directions. During our stay, we discovered that the heating system in one of the bedrooms had malfunctioned. Despite this setback, we remained optimistic, reaching out to the property management to address the issue. Although there were initial challenges, the management team ultimately turned the situation around. In conclusion, our stay in Deer Valley was a wonderful winter holiday. We hope to return tin the future, confident in the management's commitment to guest satisfaction.

Beautiful townhome horrible internet

The townhome and location were perfect. Clean, beautiful. But, when you have zero internet for four days and cannot work and have to go to a coffee shop to connect, it is annoying. Part of having a beautiful please to rent is nice when you can work in your beautiful setting. Because of the lack of internet, there also was zero Tv. We wanted to watch a movie on the last night and could not access anything. So it ended up being a real thorn in the side to a beautiful unit. Please resolve this. We are being bombed with work emails since we have left.

Park City Ski Trip

Property is very nice, pictures are very accurate. 3 identical master suites with full master bath so no fighting over who gets the best room. We had 4 adults and 7 kids and plenty of room. Big kitchen was well outfitted. Walking distance to shuttle for skiing. Only complaint was hot water heater is very small, lasted for maybe 1 shower and no way you are filling up one of those beautiful tubs. Kind of a waste of tubs to not have decent hot water supply. We did call maintenance line and they were very responsive and came next day but were told there was no fix the heater is just small. Also driveway and loop are steep, road was not plowed on the day we were leaving and had significant snow. We had to salt, shovel, put chains on the 2WD SUV to get out of driveway. Neighbors were stuck also. 4WD necessary for winter access.

Wish we had AC for the 4th of July

To say we were disappointed is an understatement. We arrived to find that the kitchen refrigerator did not work and they had supplied us with a tiny fridge. There was a larger fridge in the garage, which made it impossible to park two cars and inconvenient seeing as it was on a different level than the kitchen. They clearly knew the fridge wasn’t working and failed to tell us before our arrival. We had already received a large grocery order (most of which froze in the tiny fridge). In addition to the fridge issues, we had no AC. Typically, this isn’t an issue with the cooler temps at night, but we had two kids under three that we were trying to have nap in 80 degree rooms and it made the “common area” around the kitchen unbearable. They did bring us a fan on the 2nd to last day, but were unable to repair “due to the complexity of the units”. Also, we had checked in Friday and couldn’t get anyone out until the Tuesday following to take a real look at it because of the holiday. The third and final issue we had was the water heater. We only had 4 adults in a place that could house many more, but the hot water was only good for 1 to 1 1/2 showers. So frustrating to rent such a nice place and take cold showers almost daily. Otherwise it was clean, had plenty of space and is in a great location. We have asked for some kind of compensation, a refund of some sort? Still waiting to see what they are willing to do.

Great house & location for group of 10

Our group had a great time staying at the Luxe Chalet. The house layout was perfect for a large group - all bedrooms had comfortable beds, en suite bathrooms, and plenty of space. The kitchen layout was great for cooking and socializing and we loved the rooftop jacuzzi after a day on the mountain. The house is a short walk from Main Street, which eliminated the need for cars and parking. The Casago team was responsive whenever we needed anything; the main refrigerator in the kitchen wasn’t working while we were there, but there were two smaller refrigerators already at the house to compensate when we arrived, which provided plenty of space. Check in and check out were super easy. Highly recommend this rental!

Amazing house, absentee property management

We rented this house for a group of 10 and the layout, cleanliness, and location were perfect. We had a few maintenance issues (high pitched, shrill alarm sounding from the fire alarm box and clogged bathroom sink) that was reported to the property manager. It took numerous contact attempts and 30 hours to get the alarm silenced during our stay, which made sleeping impossible in some of the sleeping areas. While the house is great, do not expect the property manager to respond to phone calls or resolve any maintenance issues outside of their M-F 9am-5pm business window. It was a frustrating experience that was not worth the figurative, and in our case literal, headache. Full transparency: We asked for a partial refund due to the alarm issue and after 1.5 weeks of mostly being ignored, we were offered a negligible credit.

Loved it..there were 7 girls for a bachelorette, it was clean and spacious, bathrooms were a good size with toiletries, kitchen had lots of utensils, trays, etc for serving, the living room had some board games which was a nice touch. Definitely lux rustic is what I would call it. Did have a small issue with the wrong entry code being sent to us as soon as we got there but quickly resolved in about half an hour. Other than that it was perfect and would definitely recommend and want to come back!

Great property and AMAZING location

My husband and another couple stayed for one week and would have extended longer if we were able! Super easy location about 2 blocks away from Main Street but a quiet road. There are 3 identical master suites which eliminates the awkwardness of deciding which couple gets 'the bunk room,' We would HIGHLY recommend this property. There were a couple of issues but were resolved quickly with a phone call.

Great location

This is a unique property with 3 identical beautiful master bedrooms. Each one had its own washer and dryer! The kitchen is well stocked - we cooked a lot at the house. The deck is awesome with a grill and hot tub. It’s in a great location within walking distance of Main Street and bus stops. Highly recommend.

Perfect Location & Great House!

This was our first time taking our family to the park city/deer Valley ski area. We were very pleased with the location of our house and loved everything about it. The only issue we had when we were there were a couple of the furnace is not working properly. The rental agency/company was very attentive and on top of all of our calls. You could walk to downtown Park City and was a bus/trolley for ski hills too! The only thing that made this house tough for large groups is that it didn’t have a big sitting/lounging area right off the kitchen and was separated by a few floors. Also, the fireplace that was on that lower level with the couches only had candles inside of it and you couldn’t light a real fire. we loved everything else about this property and would definitely go back!
