We give our guests space, but we are just a message away - do not hesitate to reach out to us with any concerns or questions you may have. We are in the office Mon-Fri 9AM to 5PM. Outside of these hours, we will get back to you as soon as we can.

Cancellations
Our cancellation policy is set through Airbnb and applies to all bookings. We strongly recommend travel insurance to protect against unexpected changes to your plans. Our cancellation policy is strict, and refunds will not be issued unless the issue is caused by our listing. Travel insurance can help cover costs if you need to cancel or your trip is disrupted.
- Only the bedding set out for your booked number of guests is to be used. Usage of any extra bedding without prior approval will incur charges of $65 per night per item used.

We’re happy to consider early check-in and late check-out requests, though these options are subject to availability and not guaranteed. Our cleaners charge a fee $50 per hour for this service. For guaranteed early access, we recommend booking the night prior to arrival. This offers peace of mind and a smooth, stress-free start to your stay.
Our properties are thoroughly cleaned and maintained to the highest standards. However, as we are located in Australia, occasional encounters with insects such as ants, flies, or mosquitoes may occur, particularly if food is left out or doors/windows are left open. This is a natural part of the environment and does not constitute grounds for refunds or negative reviews. We provide insect deterrents where necessary, and guests are encouraged to take reasonable precautions.
The pool is equipped with a heat pump and can be heated to a comfortable swimming temperature of around 28°C. It typically takes overnight to reach full warmth. As guest preferences vary, the pool is not pre-heated prior to arrival, but you’re welcome to activate the heating at any time during your stay.
Please note that the heating is designed for comfort between approximately October and April, and is not intended to be turned up for winter swimming.
The pool is professionally maintained to ensure cleanliness and meet all health and safety standards. If a pool service is scheduled during your stay, we’ll let you know the day before to keep you informed.
Guests have access to the full house, except the garage which is not available for guest use.

From time to time you may see local wildlife — and occasionally insects, particularly if doors or windows are left open. The property is professionally treated, but being close to nature is part of its charm.
For stays of one month or longer, a complimentary mid-stay clean will be provided as a condition of the rental. The cost of this clean will be covered by the property owner. For stays extending beyond one month, a complimentary clean will be scheduled every fortnight.
