Built in 2023, this modern home offers three spacious bedrooms and multiple living areas designed for comfort and connection. With a full range of local shops right next door and sporting facilities just a walk away, this home is ideal for active families or groups seeking a stylish, convenient, and secure base for making memories together.

Alfresco: A beautifully paved, secluded outdoor courtyard (as seen in the photos). This is furnished with a large outdoor dining table and seating for six, offering a perfect, and a space for enjoying meals outdoors 🍽️.

Parking: Secure garage parking 🅿️ is accessible via the back laneway directly behind the house.

Guests will have exclusive access to the entire house, including all internal areas and the secure rear garage. A dryer is conveniently located in the garage for guest use.

Access Note: This is a two-story house, and access to two main bedrooms and two full bathrooms requires ascending a flight of stairs.

Please take note of the following important information for a smooth and secure stay:

- Quiet Hours: This home is advertised as a family-type home. We ask that guests respect our quiet hours between 10 PM and 8 AM. No parties or events are allowed.

- Security & Safety: For the safety of the property and neighbourhood, the home is equipped with CCTV cameras covering the front and back external areas only.

- Noise Monitoring: The property utilizes noise monitoring device (a small device inside the property). This device does NOT record voices or conversations; it only measures the decibel level of noise. This ensures compliance with quiet hours and community rules, helping maintain a peaceful environment for all.

- Parking: Secure garage parking is accessed via the rear laneway.

- The balcony doors in the TV room cannot be opened.

- The balcony door in the master bedroom also cannot be opened, but there is a window that can be opened.

- For the care of the property and to keep everything in good condition for all guests, kindly keep all indoor furniture inside the home. Moving indoor items outdoors may result in damage, and any related damages or replacements will be charged accordingly.

- The outdoor chairs and cushions are stored in the garage for safekeeping. Please feel free to use them during your stay.
• AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.

• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.

• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.

• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.

• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.

• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.

• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.

• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.

• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.

• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.

• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.

• EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.

• EXTRA GUESTS WITHOUT APPROVAL: If you have additional guests to what your booking details state, your booking may be cancelled immediately, and you will be required to leave the premises. No refunds will be issued.

• FURNITURE: Please do not move any large furniture inside the property. Chairs and smaller furniture must be shifted back to their original location upon departure.
