The Space:

A bright and stylish home in one of Rotorua's most sought-after neighbourhoods, built down the hillside over three levels to make the most of the lake views. The open-plan living and dining area opens onto a covered deck with a BBQ - the perfect spot to relax and take in the outlook. There are two living areas, each with a smart TV and Netflix, a large, fully-equipped kitchen, and heating and cooling throughout.

Off-street parking in the double internal-access garage and on the driveway (down a steep, shared driveway).



Guest Access:

You'll have the whole house to yourselves, including the double internal-access garage and the laundry - all three levels, both living areas, all three bedrooms, both bathrooms, the fully-equipped kitchen and the covered deck. You'll enjoy fantastic lake views from the deck, though please note there is no direct lake access from the property - the land in front of the house belongs to the neighbours.



The Neighborhood:

Kawaha Point is one of Rotorua's loveliest neighbourhoods - quiet, leafy and right by the lake. There's a convenience store within walking distance, along with a local playground and a lakefront reserve. A short five-minute drive brings you to takeaway shops and a large supermarket, as well as attractions like the Agrodome, Zorb, Skyline's gondola and luge, and Rotorua Canopy Tours. The lakefront, Government Gardens and the hot pools at Polynesian Spa and Wai Ariki Spa are around eleven minutes by car, with Te Puia's geysers about thirteen and the Redwoods Whakarewarewa Forest around seventeen.



Getting Around:

Having a car is recommended to make the most of your stay. The house is about a ten-minute walk from a bus stop with services into the city centre roughly every half hour (around $2 per trip, cash on the bus). By car, Skyline, Zorb and Canopy Tours are all six to seven minutes away, Polynesian Spa and the lakefront about eleven, Te Puia thirteen, the Redwoods seventeen, and Rotorua Airport about twenty-two. There's off-street parking in the double internal-access garage and on the driveway.



Other Things to Note:

WIFI runs at around 515 Mbps. The property has fantastic lake views, but please note there is no direct lake access from the house - the land between the property and the lake belongs to the neighbours. The property is not fully fenced and is close to the lake, so it is not safe for toddlers without continuous adult supervision, and there are no stair guards at the house. The home is down a steep, shared driveway and has two internal sets of stairs, so it is not suitable for anyone with mobility issues, and not accessible for a motorhome or other heavy vehicle.



This property has a Minut sensor in the living room that monitors noise and smoke. It never records audio - it only sends our property managers a decibel reading if noise stays above acceptable levels for a sustained period.
