To ensure a comfortable and respectful environment for all, please follow these house rules:

-Check-out: 11:00 AM
-Early check-in or late check-out may be available depending on availability – please ask in advance.
-Please inform us of late check-ins or early departures in advance.
🛏 During Your Stay
-No parties or events allowed, if parties are thrown then there will be a payable charge of £2500.00
-No smoking inside the property – this includes cigarettes, vapes, and shisha.
-No pets unless prior permission is given.
-Quiet hours are from 10 PM to 8 AM – please respect neighbors.
-Only guests included in the booking are allowed to stay overnight.
-Keep all windows and doors closed when not at home.
Turn off lights, AC/heating, and appliances when not in use.
🧼 Cleanliness & Care
-Please treat the home with care and respect.
-Report any damages or maintenance issues immediately.
-Dispose of rubbish in the correct bins provided.
Leave the property in a reasonably tidy condition upon checkout.
🔐 Security & Safety
-ID will be required to submit via third party.
-Always lock the door when leaving the property.
-Do not tamper with smoke detectors, alarms, or security devices.
-We will ask for a safety deposit £200.00, or you can choose to select a damage waiver £47.08 by paying a smaller one time non refundable fee.
-Property must be use for legal purposes only.
-No firearms, explosives, fireworks, or hazardous materials are permitted on the premises.
-Illegal activity = immediate eviction and forfeiture of all fees.
-Cost exceeding the deposit will be billed to the guest.

-Wi-Fi details will be shared at check-in.
-Downloading illegal content is strictly prohibited.
-Be mindful of excessive utility use (heating, water, electricity).
