This place was very clean and spacious. We loved having a big living room as well as a bedroom. The location is also great because you're right across the bridge from downtown Newburyport. We would walk over and it was only a 15 minute walk to all the restaurants, and you got beautiful views of the water along the way. The only complaint was the walls are VERY thin. There were people in the room next to us having a conversation, not even loud, and we could hear every word as if they were in the room with us. I would definitely bring ear plugs if you're a light sleeper. Even with the noise, I would still stay here again though.

My girlfriend and I had a one day trip to Newburyport and this spot is right behind an amazing bar called the Deck. I didn’t realize it was a contactless check in but I called and they answered and helped immediately. Right near downtown so plenty to do, and affordable. Had a great time and staying here was very convenient.

Room and bathroom were very clean which was much appreciated and welcome. The only thing I can say regarding that is to maybe use a less bleachy cleaner due to the fact as soon as you walk in the door you’re hit with the overwhelming small of chlorine. The only other thing I would say is maybe some blackout curtains for the window(s) as unfortunately the street and or outside light was shining directly into the room.

Parking in the back side is very tight. Rooms are great. Beds and pillows also really good. The window blinds are marginal and pretty useless keeping out light after dark. The room was bright all night because the blinds were not adequate and we kept waking up so not a restful sleep.

Our room at Guest Suites was great! It was spacious, clean, bed was comfortable, bathroom was spotless. It was a new experience checking into "hotel" with no staff on site. There were 2 other cars on the property so it felt a bit sketchy at first. One down side, was there was an empty restaurant/tavern right in front of the hotel, so there really isn't a great view of the water which was why we chose this hotel in the first place. However, it is only a short drive over the bridge to Newburyport and they have a really cute downtown area for food, ice cream, etc. So just be prepared that Guest Suites will feel like an abandoned motel when you first pull up, but other that that everything was great.

The Guest House was impeccably clean, well maintained, quiet and well decorated. I highly recommend. It's just across the river from Newburyport and close to Salisbury Beaches.

The room was not what we booked. Spoke to someone who advised they needed screenshots of my confirmation to prove what I booked, never heard back, except to have my requested emails bounce back 24 hours later. The sink didn’t drain, the carpet was not so clean, there were no cups provided to use the Keurig machine & no cups available by housekeepers. All in all, not the best place I’ve ever stayed at.
