The location, deck space, and proximity to the beach was amazing. It was so nice to be only a short walk to the beach and then to come back to a warm outdoor shower after playing in the surf. The first and second floor AC worked great and kept those two floors comfortable for sleeping. The third floor AC did not work at all and was barely bearable at 89 degrees. Unfortunately the third floor is where the kitchen, dining and primary lounging place is. The third floor half bath has what appears to be black mold on the ceiling near the vent and extensive water damage on the third floor ceiling. The electronics (TV's, VCR's, DVD players, etc.) were tired and dated; we were fortunate to have excellent weather but anyone used to streaming-based entertainment or looking to project from a personal device on rainy days may be disappointed.
