Luxury Private Ranch Style Villa
Relax with the love ones at this peaceful gorgeous villa occupying 13 acres of land provides a ranch-likely comfort and privacy in the Hill Country. The backyard equipped with the infinity edge pool complemented beautifully by a spectacular panorama view is capable of supporting both a vibrant party and an escape for relaxation. Have the convenience by locating just minutes away from Highway 1604 and TPC golf resort, 20 minutes from the airport, 30 minutes to River Walk, 1 hour to Austin, etc.
The space
The gorgeous villa located just minutes away from Highway 1604 and TPC golf resort, provides a ranch-like comfort and privacy in the Hill Country. With its spectacular panorama view and flourishing wildlife, this vacation home is capable of supporting either a vibrant party or an escape for relaxation.
This single story home with breathtaking hillside views can be enjoyed from approximately 13+acres of land. Every corner of this home offers a different picturesque view that brings nature's pure beauty through each window.
The infinity edge pool that sits beautifully against nature's backdrop provides peaceful melodies from the rock fountain. The amazing outdoor living area and kitchen offers a wonderful setting and utility for any household event. It’s a luxurious experience worth living in just for the million dollar view and scenery!
Get up each morning to enjoy the birds chirping and fresh air. Have the sense of security from both the community and the estate being guarded with gates. Have quick access to all the conveniences you're used to: it’s only 30 minutes to downtown SA River Walk, 20 minutes from the airport, etc. This is a superb property you would want to experience in person.
ATTENTION:
***Usually every early Tuesday is the POOL service day.
***Exterior Security Cameras On Property Common Areas:
1). The gate - Captures the gate area
2). The front door - Captures the front porch
3). The backyard - Captures the entire backyard area panoramic view
4). The equipment of pool - Captures the pool's equipment area
5). The driveway of garage - Captures the front of garage area
***The in-law's apartment is on the other side of the driveway, and depending on the schedule, my assistant or I sometimes stay there as needed . As you know, this is a ranch, and we have a well water system and a hot tub system, which is complicated. Occasionally, there may be faults that require immediate attention to ensure an uneventful stay. No common areas are shared between caretaker and guest. Please DO NOT entry to the in-law's apartment
***We take great pride in providing a superior home in great condition, and invest time, energy, care and money to ensure memorable experiences, one stay at a time. Accordingly we ask that you agree to the following house rules prior to finalizing your reservation. Failure to comply could result in your being asked to leave the property and forfeiting the balance of your reservation fees. Sharing this information up front allows us both to enter into a mutually accepted short term rental agreement for the duration of your reserved dates, without surprises on the back end.
1.Minimum booking age requirement is 25 years old – You must provide a copy of picture identification within 24 hours of confirmed booking. Exact number of guests must be recorded on reservation. Primary bookers must remain overnight on property for the duration of reservation.
2.During your stay, our home must be well kept and returned in a reasonably clean and serviceable condition. This includes disposing of all trash in receptacles, washing dishes and not moving furniture.
3.Check-in is at 4 pm. Check-out is at 10 am. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses.
4.Smoking or vaping is not allowed inside the home, garage or yard. Smoking violations are subject to a $250 fine plus the cost to clean and repair damages.
5.Parties and Events are not allowed. Quiet enjoyment rules and a one strike rule apply as does Airbnb’s global “no event rules”. City of San Antonio and neighborhood quiet hours between the hours of 10 pm and 8am on weekdays, and 10 pm and 11am on weekends are strictly observed. This does not preclude birthday, anniversary or other such celebrations. And this is a private 13-acre mini ranch located in a small valley that is part of an HOA community. Due to the unique acoustics of the valley, sound echoes quite easily. As a result, outdoor use of high-volume speakers or music is not allowed, even though the property itself offers great privacy. The echoes can disturb other residents in the valley. We sincerely apologize for this restriction. Music can still be enjoyed indoors without issue.
6. Pets are not allowed. This includes visitors. Violation of our pet policy may result in a fine and additional cleaning fees.
7. Commercial photography/videography without written consent, illegal activity and bringing firearms on property is strictly prohibited.
8.Guests take full responsibility for damages, injury, or losses that occur on the premises and its facilities. Guests must report any property damage prior to checkout.
9.Primary renter and their guests accept full responsibility for any accidents, illnesses, injuries, personal or property damages and waive liability and hold harmless property owner for any such events occurring inside or outside of the property, including the pool, hot tub and pool deck.
10. Eight guests included in the price after that it will be $50 per extra guest, per day.
11. Do not enter the barn area, and do not touch any pool equipment and locked rooms or cabinets, fridge, freezer etc.
12. For the hot tub :
We just got a new heater for the spa, since due to the high cost of propane, additional fees for heating will be $50 for first two hours( minimum two hours) and after that each hour will be $20, If you use continuously for more than 20 hours, you will receive a 60% discount, and a deposit of $500 will be required for this purpose. Please inform the host at least one day early if you want to use the heated spa! Because someone needs to be on the property and turn on the heater at least one hour in advance to heat up and get the right temperature.
13. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses.
