Fountain Mansion is a private, two-story preserved home with original clay-tile floors and arched doorways.

First Floor:
• Living room with TV and two sofa beds

• Laundry Room (washer/dryer)

Second Floor:
• King suite with ensuite bath
• Bedroom with 1 Queen bed

Guests have exclusive access to the entire house—including living areas, fountain room, and rooftop—and one dedicated parking spot in a secure garage just a five-minute walk away.

Parking: We include one secure garage spot, but street parking is very limited. Metered spots and paid garages are sprinkled nearby if you need extras.

Ride-Shares & Taxis: For longer trips (Condado, Isla Verde), Uber and taxis are readily available at street level.

Fountain Mansion is a grandfathered, city-protected historic property, so you’re literally sleeping in a piece of Old San Juan’s past.

Because it dates back decades (if not centuries!), you may notice:

• As a preserved historic property, the original clay tiles have been pressure-washed clean but retain gentle wear—that authentic patina is part of the home’s charm.

• Subtle imperfections: slight floor-tile irregularities, gentle wear on woodwork, and door hinges that creek just a bit. These are not defects but part of its authentic colonial character.

• Quirky charm: uneven thresholds, slightly wavy walls, and occasional echoes in the high-ceilinged rooms—small reminders that this home has its own personality.

• Ambient sounds: you’ll hear distant church bells, festive parades, and lively street chatter from time to time. It’s all part of the vibrant old-city atmosphere. Expect ambient city sounds and the lively spirit of Puerto Rico’s oldest neighborhood.

• Safety Cautions: When the fountain is running, the surrounding floor may get slippery—mind your footing; the staircase to the upper floors —please use caution on each step; on the rooftop, avoid the plastic-marked glass ceiling above the fountain room—it’s not load-bearing and should not be walked on.
