Lake Trail Treehouse has it all! Plenty of room in this 4 bedroom 4 bath cottage minutes from Saugatuck. Relax in the heated swimming pool during the day and the hot tub at night. This cottage has a large screened in porch area for those long evening conversations with family and friends. Make smores by the fire pit or enjoy the warmth of the indoor fireplace for those cool nights or off season stays. Head down the path to Silver Lake of Saugatuck and enjoy the natural beauty of the Kalamazoo river and the preserve. This cottage truly has it all. The Master bedroom has a king bed, sofa, rocking chair, balcony overlooking the pool, and an attached master bath with a double head shower, and two sinks. Bedroom 2, "The Bunkhouse", has two queen beds with 2 twin beds on top and an attached bathroom with a shower and two pedestal sinks. These bedrooms are on the second floor. The third bedroom, "The Beehive", located on the main floor has a queen bed with a chair, TV, and an attached bathroom with combination tub/shower. The fourth bedroom "AJ's Garden" in the lower level has two queen beds, a walk in closet and a tv. The lower level bathroom has a tub/shower combination and double faucet farmhouse style sink. If you wish to stay in you can have a cookout poolside or cook dinner inside in the gourmet kitchen. Sit in the custom dining area that seats 13 or have dinner on the screened in porch. Enjoy the large screen tv over the fireplace in the living room or the lower level lounge area with custom book nook, large tv, two couches & pop-a-shot basketball game. Create lifelong memories at Lake Trail Treehouse. Pool and hot tub is open from Memorial day through September.
By renting this cottage the below is agreeing to the following terms:
Rental Rules (RULES ARE STRICTLY ENFORCED)
1.) No smoking. All of our rentals are non-smoking.
2.) You and your guests are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. Any boats used on the property require life jackets be worn and are used at your own risk.
3.) No boats or trailers are to be parked at our rental properties. Tents of any kind are not allowed. There is parking for 4 cars in the drive of the cottage. You can NOT park on any finger roads or Laketrail drive, only in the drive for the cottage.
4.) Do not move the furniture or take anything (including plates, dishes, silverware, etc.) out of the cottage it belongs to our you will be charged.
5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded - this includes children and adults. This goes for DAY OR NIGHT. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed. Tents are also not allowed on the property.
6.) Pets are not permitted. If a pet is on the property then there will be a $1500 fee and it will be required that the owner board the pet immediately.
7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility.
8.) Cleaners will come to the cottage after you have departed - they will not visit to clean, change linens, or replace towels during your stay. Please contact the office should you need assistance during your stay regarding any cleaning items.
9.) Grills are to be cleaned after each use.
10.) Quiet time is after 10pm nightly. We do not tolerate loud groups and college like parties anytime of the day or night. Drinking games are not allowed on the property. Neighbors must NOT hear you inside or outside the cottage after 10pm. This rental is in a neighborhood and noise levels travel. Noise levels must be kept at a low level day and night, no loud music, yelling, etc. This applies also to all outside areas such as the pool and fire pit areas.
11.) You are at least 25 years old and will be able to verify with valid identification during your stay if needed.
12.) Weddings and formal events are NOT permitted on our properties, if there is found to be a formal event on the property the entire group will be asked to vacate the property with a no refund. The max capacity of this PROPERTY is 13 DAY OR NIGHT due to fire code.
13.) Pool/beach towels are NOT provided. You will need to bring them. Do not use bath towels at the pool or beach or extra charges will be added to your stay.
14.) This is a private pool and there is no Life Guard on duty at the pool. All children must be attended at all times. Swim at your own risk. Quaint Cottages nor RESCA will be held responsible for any accidents that occur on the premises or on the association grounds.
15.) Firewood for the fire pit at the house is NOT provided. You can purchase wood at local gas stations. If there is wood available you are welcome to use it. Gas fireplace is available in the fall/winter months only.
16.) Fireworks are prohibited on property at all times.
17.) No more than 8 people in the hot tub at a time. Please rinse of all oils and lotions before entering the hot tub as the filter will not be able to keep up. KIDS CAN NOT BE IN THE HOT TUB WITOUT AN ADULT!
19.) Renter and all of Renter’s guests, invitees, employees and agents shall assume all risk of use. Renter shall indemnify, defend and hold harmless the River’s Edge Site Condominiums Association (“RESCA”), and the individual unit owners within the RESCA, from any claims, demands, expenses, attorneys’ fees and liability arising out of the Renter’s use. In addition, Renter for itself and for all persons who may come upon the property or adjoining and common areas during Renter’s use, hereby agrees that RESCA shall not be liable in any way for any manner, cause, thing, action or omission with respect to the common areas or with respect to Renters’s use of the common areas, and RESCA is hereby released and discharged of any and all liability of any kind with respect thereto. Renter and RESCA are not partners, joint venturers, principals, and agents or otherwise related in any way.
20.) To access the beach area on Silver Lake, take Lake Trail Dr. South to stop sign and turn left on Waters Edge Ln. Go to Beach Trail Dr. and turn right. At the end of Beach Trail Dr., you will see a sign that says Rivers Edge Association Beach, take that path to the Beach. There is also a trail you can take behind Lake Trail Retreat to get there. PLEASE NOTE THAT THE DOCKS AND BOATS ARE PRIVATE PROPERTY AND NOT FOR USE OF GUESTS OF LAKE TRAIL TREE HOUSE. DO NOT TRESPASS ON ANY PRIVATE DRIVEWAYS IN THE ASSOCIATION.
21. Beach is closed at 10pm nightly.

These rules are strictly enforced due to NEW city and township ordinances. This contract is the only warning you will get. If any rules are not followed all local fines, security deposits and any other charges will be charged to guest and the entire group will be asked to vacate the property. This communication is necessary so that your vacation experience is a good one for your group and our neighboring community. Please ENJOY your stay!
