Perch - Sunny 4BR Retreat – Family-Friendly Comfort
This listing has a strict minimum stay policy of 30 nights or more. We require additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.
Experience comfort and convenience in this charming Bellevue home located in one of the city’s most accessible neighborhoods. The home features a modern kitchen with all the essentials, bright living areas ideal for relaxing, and cozy bedrooms perfect for unwinding after a long day. Outside, enjoy a private backyard, a peaceful spot to relax. You'll be close to everyday essentials, parks, shopping, and Just a short drive from Newcastle Golf Course, T-Mobile headquarters, downtown Bellevue, and scenic hiking trails in nearby Coal Creek and Cougar Mountain.
This is a 4 bedroom, 3 bathroom single family home with driveway parking. The entire house is 2,000 sqft. Entrance door is up a set of staircase.

**Additional Info About the Home**
• Please note that the garage is not available for use and is not advertised for use as part of the rental.
• Please note that portable AC units are installed in the primary bedroom and two of the other bedrooms.
• All guest-accessible areas—including the bedrooms, living room, and kitchen—are located on the main level. The lower level offers access to a laundry room and a bathroom. While there are additional locked rooms in the home, they are not part of the rental and remain unoccupied at all times.
**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
**About Fees & Pricing**
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing.
• Pet fee: Well-trained pets are welcome; We charge $50/night for your pet(s) which have already been included in your invoice if you have selected pets on your reservation.
**House Rules**
• This is a pet friendly home, kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.
