Delightful oceanfront property, 6th bedroom is marginal

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: I came with my extended family including 3 children under 4. Great features: The large shaded deck, oceanfront location, and large common area with well structured nooks were great! The beds are comfortable and the AC great. The street side is a cul-de-sac so there is less street noise than often is the case. I loved using the Tesla car charger! There was a crib AND a packnplay and high chair. Potential issues: The 6th "bedroom" has a foldout couch, unshaded high window over shaded lower ones, and a fireplace going through to the master suite. This was fine for us as we used it for a crib and the babies in this room and the master suite did not wake each other up, but it might not work for everyone. The pool was further away than I thought, maybe 10 houses away to the south, and reachable only by walking on the beach or driving, not by walking through the Ocean Ridge (NOT Hampton Colony) community. The pool almost shut down when we got there due to a gate issue, but staff/HOA kindly & rapidly fixed this. The kitchen is appropriately furnished but organized by someone who doesn't cook, with knives next to the stove and dishes across an island from the dishwasher, for example. Cleaning supplies including Draino were under the sink, unsecured. I moved them to an upper cabinet to protect toddlers. The sliding glass door to the deck accumulated water in the groove when it rained, and the porch has a single loose railing which is taped together. We blocked this with beach equipment. Closets are small and storage space limited. We never used the hot tub so I cannot comment.

The kitchen is well stocked with everything you need and the beds are comfortable. The house is convenient to grocery stores and restaurants. It is a wonderful place just to relax and enjoy the ocean. Please note, there are 4 bedrooms and a bunk room for children. Only two bedrooms are actually oceanfront. We did not use the sleeper sofas, so I cannot vouch for their comfort. The elevator does not go to the third floor, but the steps were not steep. I highly recommend this home for a wonderful beach vacation.

wonderful vacation

We had a wonderful week. It was19 of us 12 adults and 7 young children including 2 infants. We enjoyed being so close to the beach and being able to easily walk back and forth. We enjoyed the view of the water. We enjoyed the big family room with plenty of seating for all of us and the eating area where we could all sit at two tables. One high one for the kids and one regular one that could seat about 9 of us comfortably. The kitchen had plenty of dishes and was large. it did have two can openers that didn't work and it didn't have a broom to deal with the sand that came into the house. The electric broom charging in the basement wasn't convenient and didn't really handle the sand well. The rooms were nice except for some reason, I thought the room on the top floor with the pull out bed couch didn't count as a bedroom and I was expecting another room to make 6. Fortunately some people I invited didn't come so we managed ok. This couch bedroom had pocket doors that didn't lock and it was noisy from the kids in the nearby bedrooms. One of the bedrooms on the main level also had the pocket doors and could not be locked which was a bit of a problem for with all the kids running around. the street level had a game room that was not air-conditioned and a bit musty. One of the games didn' work and the fuse ball table did but the electronic score part didn't work. I did tell the management about the discrepancies but nothing was done. We had a wonderful time anyway.

Great family vacation

The house was incredibly clean upon our arrival. Everything worked great and it was excellently stocked, especially the kitchen. We definitely would love to stay there again. Great location -the beach was impeccable and very spacious and not crowded at all!

Overall, I recommend this vacation rental. Reviewer Comments: Overall, we very much enjoyed our stay. The location is beautiful (ocean front) and a walkway right down to the beach. This is fantastic for anyone with kids. The house is gorgeous. Outside the issues noted below, we had what we needed. The patios (on both the main floor and upper floor) are fantastic and we were able to eat all our meals outside. The large table in the back held our group and we very much appreciated that it was in the shade! We were a bit disappointed with one of the “bedrooms”, as it is a room with sliding doors and a pullout coach - not much privacy. (This is reflected in the pictures, we just didn’t realize this was considered a bedroom.)Unfortunately, we did have issues during our stay. Some were addressed by the management company and some were not. There were issues with cleaning and the hot tub upon arrival - those were both address next day (which we appreciate)! Other issues include a broken vacuum cleaner, microwave and the arcade game machines. These issue were left unaddressed. I would recommend this rental to a friend. The pros significantly outweighed the cons and for the most part our major concerns were addressed.

Due to the small number of houses, the beach was not at all crowded. Surf was medium - not calm but not very rough. House had upper and lower decks with great ocean views. Quibbles: the elevator runs between only the ground level and main floor, NOT the upper floor with 3 bedrooms. House was advertised as 6 bedrooms (3 upper, 2 main level, one at ground level ... but the "bedroom" at ground level is just a bare room adjacent to garage -- no AC or bed -- not really a bedroom, IMHO.

Everything in the house was lovely and worked well. If you are going to use one of the pull out couches, I would just get a mattress pad as it's pretty uncomfortable. But I would highly highly recommend this house and location!

The only thing that would have made this house slightly better would have been if the elevator went to the top floor. But I highly recommend this house.
