Just steps from a private sandy beach with a beautiful view across the Peconic Bay to Sag Harbor and perfect sunsets. House is equipped with beach chairs, umbrellas, beach games, kayaks, paddleboard, and rafts. Everything you need for a perfect day at the beach!
After the beach, take a soak and relax in a six-person hot tub and enjoy a hot shower outside under the stars, while the kids have fun in the basement game room with a 75'' screen TV, Xbox, Foosball, Ping Pong, Darts, and Golden Tee-Bowling Arcade Machine.
Have a BBQ on our home's huge back deck with a 9’ fire pit table and outdoor seating while viewing the scenic pond with daily visits from a family of swans.
This fully renovated 4-bedroom ranch offers everything you need to enjoy the perfect vacation. We are centrally located to all the best Vineyards, Breweries, Downtown Greenport and all the best restaurants North Folk has to offer! Permit # 630

Amazing place to stay with family!
The house was great! Loved how it’s arranged, super spacious for big families, amazing view to the lake, very clean and organized, close to the beach - just perfect for vacations honestly!Sean was very helpful with any questions. If we decide to come back to Southold we would certainly love to stay here again.

Family Reboot
My adult family and I enjoyed a recent getaway at Sean's lovely home in Southold.The house was beautifully appointed and maintained, with gorgeous views off the large back deck where we spent many peaceful hours unwinding.The proximity to the small, quiet, private beach made for easy comings and goings throughout the day for the beach lovers and the house was fully beach-ready with plenty of chairs, umbrellas, etc. for our large family. All-in-all a perfect home and setting for a comfortable and stress-free escape. Sean was a terrific host, providing detailed instructions about the home and amenities, and was very responsive to any questions or requests. A definite return will be in our future!

4th of July Week 2024
We had a wonderful stay in Southold for the holiday week. The house was just as described. Super easy check in and clear instructions for the house. Sean the owner was responsive and available for questions thought-out the whole process.
The home has recently been updated and is perfect for a few couples or a family. Lower Level is equipped with plenty of games in case of inclement weather. Beautiful new deck with a pond view, great spot for a morning coffee or yoga. Lots of toys that are accessible to the renter! The beach is less than a 5 min walk and is perfect for swimming or sunning! If you are heading to Southold this home is a great location and easy breezy... a great choice for your next get away!
P.S. I forgot my headphones and Sean was quite accommodating helping me figure out how I could get them back!
