THE SPACE
Bring the whole family to this great property with lots of room for fun. Step into the welcoming living room, where a cozy gas fireplace provides the perfect ambiance for relaxing family getaway. Adjacent, you`ll find a large designer kitchen with an island, making it a chef`s dream space for preparing delicious meals.

Bedrooms and baths are nicely spaced across the home’s 3 levels for separation and privacy. Three full bathrooms upstairs, a convenient ½ bath on the main floor and another full bath on the ground level keep morning and evening routines on schedule. Bedroom configurations as follows:

Bedroom 1: 1 king bed, 1 queen bed, 1 single bed + ensuite bathroom w/ soaking tub & separate walk-in shower

If you plan to bring a pet we do charge a fee. To avoid fines, please ensure your pet has been added to your reservation. Notify our team to include this information if your pet was not added during the booking process. It`s $300 per pet per stay to bring them along.

The nightly rate covers the first 5 people. Each additional person is just $30 per person/per day. This applies to anyone age 3 and over (kids 2 and under are free).
The fee is applied to anyone that comes to the property (not just those staying the night). The extra person fee covers additional wear and tear to the property and amenities, additional professional cleaning/disinfecting, increased use of the internal plumbing, electricity, and other utilities, etc. Have a pet? It`s $300 per pet per stay to bring them along.
Exterior Cameras
Exterior security cameras are located on the property for safety and security. There are no cameras inside the home.

Rates & Guest Count
- The base rate covers the first 5 guests.
- Each additional guest (age 3 and over) is $30 per person, per day.
- Children 2 and under stay free.
- This fee applies to anyone who comes onto the property, not just overnight guests.
- The additional guest fee helps cover increased wear and tear, added cleaning/disinfecting, and higher utility usage.

Pets
- Dogs must be included in your reservation and are $300 per pet, per stay.
- Maximum dog weight: 30 lbs.
- No cats or other pets are allowed.

Smoking
- No smoking inside the house or garage.
- Evidence of smoking indoors will result in a $2,000 smoke‑odor removal fee.

Cleanliness & Housekeeping
- Please remove shoes upon entering the home to preserve the floors; socks or indoor slippers are welcome.
- Do not attach anything to walls or ceilings with tape, tacks, or adhesives. Damage will result in charges.
- Return all moved furniture to its original location. A $100 fee applies if items are not reset.
- Do not flush wipes or feminine products. Doing so can cause severe plumbing damage and will result in a $2,000 fine.
-Throw grease and food into the trash can, do not put food or grease down the sink or garbage disposal.
-Leave pots and pans in sink or hand wash pots and pans. Do not put pots and pans into dish washer.

Guests, Parties & Events
- No parties or unapproved gatherings are allowed.
- No additional guests beyond those listed on the reservation.
- All guests and dogs must be included in your reservation count.
- Unauthorized guests will result in a $500 penalty + $60 per unregistered person.

Noise, Neighbors & Community Standards
- Respect neighboring properties—no trespassing into yards or driveways. Neighbors are aware that guests stay here—please treat them with courtesy and respect.
- Keep outdoor noise at a reasonable level at all times.
- Quiet hours begin at 9:30 PM.
- No amplified outdoor music, bands, DJs, or similar setups.

Parking & Property Use
- Park only in the garage, driveway, or directly in front of the house.
- No fireworks anywhere on the property.
- No off‑road vehicles are allowed.
- Lock all doors and windows when leaving the home.

Liability
The host is not responsible for accidents, injuries, illnesses, or loss of personal belongings during your stay.

Refunds & Fees
- Refund Policy:
- 100% refund (less 3% credit card fee) up to 30 days before arrival
- 50% refund (less 3% credit card fee) up to 14 days before arrival
- A pre-authorized damage deposit hold of $2,000 is required. It is released a few days following check out provided there is no damage during the guest stay.
- Neighbor complaint: $500
- Security dispatched: $500
- Police called: $1,000 and guests may be required to vacate immediately without refund.

Age Requirement
- The minimum rental age is 25.

Rental Agreement
- Guests must sign the rental agreement prior to check‑in.
- Check‑in instructions will not be released until the agreement is signed.
