A nice quaint place to stay. Thankfully Luka was there to help us with our luggage up the 82 steps to our room. Great location in the old town. Coffee machine in the kitchen by the roof top patio is nice but if you want coffee in your room, bring instant as there is a kettle. Be prepared to awaken to church bells.

Great place to stay in old split city if you like to stay mostly around that area and take boat tours. Close to restaurants, green market, Riva, beaches and many tours. Center of old city and a bit nosiy at night because of the bars nearby. Bed is comfortable and size of room was standard and basic amenities. The terrace was a nice shared space to sit and relax to have coffee in the morning and have an overview of the city. Only little hiccup was that the showerhead fell off but was fixed and resolved within an hour.

Petar reached out via What’s App ahead of our arrival. Luca then met us out front at the our estimated time and gave us a run down of the property as well as a list of restaurant recommendations. Both were excellent in customer service. The room while small, was very clean and met our expectations. The bed was quite comfortable and offered a good night’s sleep. The property is well situated in old town adjacent to Diocletian’s Palace. It was about a ten minute walk to Marjan and the path taking us to the top. Very convenient and close to good dining and drinks. The bar next door is hoping and allows for a night cap before turning in. The property kitchen is very good to have and offers a great coffee machine with all amenities for morning Java included. I would recommend this property.

Great split old town stay

Fantastic stay, the roof terrace & shared kitchen were a great option that we used everyday. Luca & Petar were great hosts making sure we were informed of everything. We booked the private taxi pickup through them which was excellent & very convenient as one of the Banico team met us & helped with our luggage.

Location is perfect. Its within the old town. Few meters away from the cathedral. Gelateria and bakery here and there. Picasso bar on the ground floor. It can be noisy until 1am. Studio unit is spacious. Receptionist responds right away when you message them for something. Its close to the promenade and port. When its available on your search dates grab it right away! You wont regret with its convenience. One thing that im not so happy is that there’s no elevator and we stayed on the 3rd floor. But, most boutique hotels in the old town dont have so its quit. Hahahaha

Delightful room in centre of old town Split

A lovely room in Banica apartments with a good size en suite bathroom with excellent shower. Right in the middle of the old town of Split so a very convenient location and a great roof terrace & kitchen facilites available for guests use. Church bells ring early morning and the rooms are on the third floor with no lift so would not be suitable for anyone with mobility issues. Very helpful receptionists with clear instructions of how to access the property.

The room was spacious, clean and very comfortable. The a/c was new & worked well. Small balcony overlooking rooftops with a small table & chairs was lovely. Staff were extremely helpful & the roof terrace with kitchen a great bonus. The fridge was not very cold and there was no big mirror in the room, just a small table mirror.

Amazing place in amazing location

We stayed here for three nights and had a fantastic experience. Peter was incredibly welcoming and hospitable, always ready to help with any questions or needs. He even helped arrange tours we were hoping to do. The location is just steps from the city center near the Bell Tower. Peter also coordinated a private driver to pick us up from the airport and walk us right to the front door—and did the same for our departure. Each night, we relaxed on the roof top patio with a view of the clock tower, winding down after busy days of exploring.

Do not stay here. I did not have hot water for the last two days of my trip. After being told the switch for the boiler is outside the bathroom (this wasn't advised when I arrived), I was told to let it warm up for 20 minutes. After it didn't, someone had to come and eventually advise the boiler broke. I eventually had to shower in another one of their units. The whole process from when I advised them to when I was able to shower took over an hour and ruined my evening plans. All I got from the inconvenience was a "we're sorry". Also, this place is right above a very loud bar, which you can hear even after closing. You will find much better value elsewhere in Split.

Perfect Stay in the Heart of Split – 10/10 Absolutely excellent location right inside Diocletian’s Palace. The staff were incredibly friendly and helpful — they assisted with luggage and went above and beyond with any help we needed. The terrace offers a breathtaking view over the historic city, truly one of the best views in the world. We didn’t even feel the need to go to restaurants in the evening — we just grabbed a beer and enjoyed the view from the apartment terrace. Superb kitchen facilities made it easy to prepare meals. Everything is nearby: shops, sights, and the waterfront. Couldn't ask for more. Highly recommend — 10/10!

Adoramos a estadia. Ficamos a poucos metros do Palácio Dioclesiano. A localização não poderia ser melhor. Para o viajante de carro é difícil encontrar estacionamento. Ficamos 3 noites e foi uma delícia!. O quarto era novinho, limpo demais, moderno, com um banheiro enorme reformado. Tudo com muito capricho e um terraço comum a todos os hospedes. Com máquina de café gratuito, vinho, geladeira e fogão para fazer comida rápida. A ideia é genial. O interessante é que a cidade era super alegre e movimentada, mas o apartamento era silencioso demais. O único inconveniente são 4 ou 5 lances de escada. No nosso caso, saíamos cedo e só voltávamos para dormir, então não podemos reclamar, mas é bom o hóspede saber disso, porque, como leio sempre os comentários, não fui pega de surpresa. Stella, a administradora da propriedade, é muito engraçada e atenciosa. Não tivemos nenhum problema com a estadia, pelo contrário, foi inesquecível! Voltaremos um dia e ficaremos hospedados lá, com certeza!

The staff was super nice and accommodating. The property was clean. The shared kitchen was a nice touch. The patio and rooftop level were great amenity. The proximity to the City Center was great. The only thing I would caution is this building has no elevator. The unit we were in was on the 5th floor. So having to walk up 5 flights of stair every day.
