Sea Palace Retreat is a brand new, not shared, private, over the top comfortable, fully loaded 2 bedroom, 2.5 bath rental villa, just opened for 2016/2017, for you to enjoy the most amazing vacation the beautiful island of St. John has to offer. Located in Coral Bay, which was just placed # 4 by New York Times Top 52 Places to Visit in 2016, is the quieter, more preferred side, most return travelers little secret, away from the busier Cruz Bay side. Due to the success of it's neighboring, totally private (not shared) In Harmony Retreat-a relaxing, couples 1br rental- next lot over, the owner was encouraged to have a 2 bedroom, so his large number of return guests wish to travel with another couple or family member, they could have something to accommodate. Well, he took their advice and after 5 years of building Sea Palace Retreat, it's finished! Already has bookings from just passer by inquiries, return guests, word of mouth and really books up fast. It's unique design has modern, rustic, gothic, and even castle like characteristics with ruin touches of historic St. John. It is a solid concrete/ stone, non- creaky, well built vacation villa with all the amenities one could need on for a relaxing vacation. The beautiful, Caribbean style, custom stone work throughout, granite and marble counter tops, and vanities, Italian porcelain tile, stoned outdoor shower in the master bath to waterfall like glass in lower level bathroom, guests will enjoy comfort and unique features. There is a modern king size bed in the master suite, a queen in the lower level along with a double futon and 2 large sofas, if needed. A modern, gourmet kitchen and a handy lower level kitchenette will make any one who likes or dislikes to cook on vacation, content. A beyond normal, huge spaced deck with bar, comfy outdoor furniture and stoned powder room, to enjoy the simply amazing, never ending views. One can get plenty of sun as well on the lower, large, sun deck. Enjoy the fun, enticing, refreshing salt pool to sit or lounge( no dried out hair/ skin) or step into the warm, rejuivenating, spa pool under the vast starry sky at night. There is a barbecue grill and picnic bench for fun backyard cookouts ( one of the few rentals that has a yard)with infinity views and even an outdoor shower in front, to wash off from beach. Pick fresh fruit & herbs from the surrounding Caribbean fruit trees or have a romantic dinner on the two- top along the deck railings, just like the top restaurants. A large, flat screen, smart tv with free netflix and high speed internet are provided in the main living room as well as cable tv with vcrs/ movies in bedrooms and lower lounge. There are 2 powerful air conditioners in each bedroom that can handle either entire floor if desired, but most guests get enough cool from the soothing, gentle trade winds, where this home is located on Seagrape Hill. Also keeps bugs away, unlike the lower positioned homes. Paved roads right up to villa. The home can be rented as a 1 level master suite bedroom with lower pools and decks or bring along another couple, friend or family member to enjoy the 2nd bedroom level with separate entrance pathway along side of house or use the wide, spiral stairs. There is enough communal space for all to spend time or escape and have their private time. No children and only teenagers over 16. One or two couples are preferred but additional bedding can be provided for more than 4 with a charge. vacation management, having owned and managed several, he knows what renters need and desire. Great property very convenient to Coral Bay and beaches. Paul was very helpful on arrival and throughout the trip. Great pool, very refreshing at the end of a day of beach or trails. Great views of the bay, and beautiful sunrise from the back deck.

Amazing week at Sea Palace. We are definitely a Coral Bay family and St.J is really just a magical place. It's our 2nd visit and stay on Sea Grape Hill and its tough to beat. Really preferred this location from our previous as offered cooling breezes and an super view of Hurricane Hole. Special shout out to prop mgr Paul for being very responsive and to our new best buddy Sebastian.

Words cannot describe the beauty of this house, pictures do not do it justice. We had an amazing time celebrating our 20th wedding anniversary from snorkeling every single day driving around in our Jeep checking out the cute little restaurants and then relaxing at night watching the moon and enjoying the pool. We will definitely be back to this beautiful gem of a house. Definitely check out the Windmill Bar!! The most amazing views!!

It was a beautiful place to stay. We had everything we needed. Paul was an amazing resource and really knowledgeable about the island. There was an amazing breeze the kept us comfortable on the back deck and Maine part of the house, the mini split air conditioning in the bedroom worked perfectly to keep us cool in the bedroom at night! Incredible Views, couldn't ask for anything more

We loved this house. There were thoughtful touches everywhere and a lot of amenities we appreciated. It was very homey and a good place to call home base. Some of the furniture could be updated and the hot tub is not a hot tub. It's a warm pool with soft jets. The property manager Paul was very prompt with advice and help. We would definitely stay here again!

Beautiful villa for a quiet getaway

Lovely home in a lovely location. The house was stocked with everything we needed for our stay, including beach towels and chairs. Paul and Greg had great suggestions for beaches and hikes. Salt Pond Bay and Hawksnest were our favorite.

SeaPalace is a beautiful spot in St. John (Coral Bay) with an unbeatable view, and we enjoyed our stay overall.What we loved:•The property was very clean.•The view is incredible—about as good as it gets.•The master bedroom A/C was cold and worked great.•Paul, the property manager, provided first-class communication—quick, clear, and helpful.What could be improved / clarified:•The listing described the unit as a two-bedroom, but we only had access to one bedroom.•It wasn’t clear from the listing that the top and bottom floors are separate from one another.•The pool/spa jets and heater weren’t working, and we weren’t informed beforehand—we only found out after reaching out to ask how to use them.Bottom line:Good value and I would recommend it, especially for the view and the cleanliness. I just think the listing and/or pre-arrival communication should address the bedroom access and the pool/spa status up front to avoid confusion.

Spectacular Views and Immaculate Home

This home is absolutely beautiful! We loved the spacious Lanai with the amazing views. This home was fully stocked with everything you could possibly need for your trip, I have rented over 20 VRBO's and no other property comes close to offering what this home does. The property was very clean and the beds were comfortable. It was extremely nice to have a washer and dryer as well. The property manager, Paul, lives near by and is a great guy and is super helpful as he has lived on island for quite some time. If you are looking for a great experience in a peaceful community look no further!

Excellent stay. House was clean and fully stocked for our needs. We cooked dinner there every night and always had what was neede, even an extra propane tank for the grill. Greg was very responsive and Paul was very helpful and was immediately there when we needed him. The pool was great! the jacuzzi/ hot tub was warm, but never did warm up or turn on. The only thing i would say is bring bug spray if you get bit by bugs frequently, and bring a small fan. The bedrooms are air conditioned but the rest of the house is not and it was quite warm. We were there the last week of July. Other than that it was a wonderful stay.

Easy Manual Antonio Stay

Overall our stay was good. Kim went out of her way to make sure all of our arrangements for tours were met. Communications were great. Our only issue was that some household items were dated and needed attention. The location of the property was perfect, halfway between Quepos and Manual Antonio Park. Great sized accommodation for two couples.

The rental was exactly as described. Beautiful views. Heavenly outdoor shower. The drive up was a little challenging, but my husband enjoyed it. The visits from the friendly cat, Sebastian, was an added bonus. The property manager, Paul, was very helpful. I would stay again if the opportunity arises.

This is a truly wonderful place to stay, and we had an amazing vacation. The property itself is beautiful—the view from the deck is stunning (though slightly less private than the photos appear, but not a problem), the kitchen is spacious and well-equipped, the king bed is comfortable, the outdoor shower is a fun touch, and we enjoyed all the wildlife around the property. The property manager was also wonderful and worked hard to make our stay enjoyable.That said, I think the listing details are a bit outdated and could use an update to better manage expectations. We switched to (and splurged on) this property specifically because the listing mentioned a heated saltwater pool in addition to a hot tub. In reality, there is a hot tub and a regular (unheated) pool. The pool also did not seem to be saltwater. While this didn’t ruin our stay and is understandable, it was disappointing since the heated saltwater pool was a major factor in our decision and the higher price point. I personally didn’t use the pool since it was a bit chilly for me, but my husband enjoyed a refreshing post-beach dip most days while I sat out and enjoyed the view with him. We realize now all we really need are those beautiful St. John beaches anyway.Overall, we loved staying here and would absolutely recommend it to others. If a heated pool isn’t important to you—and you don’t mind the adventurous (but totally manageable) drive up the switchbacks—you’ll have a fantastic time. Great location too.

Our stay at Sea Palace was the perfect 1st visit/honeymoon home on St John. The views. The location. The hospitality. The cleanliness and layout of the house. We had the perfect combo of options to sightsee and chill. Coral Bay was the most amazing place for us, and renting a jeep was the right call. Paul was a top-notch property guru, and Sebastian the cat was the best hangout companion. We are already planning our next trip back, and are so grateful for this experience of a lifetime. You won’t be disappointed!

A surprise everyday!

Greg has a beautiful home and Paul is so accommodating and full of good tips. Sebastian-the resident kitty-is the perfect nightly companion! They provide everything in the home needed for a relaxing vacay! I think the “outdoor” shower was my favorite part of the house! The views were incredible, dat and night! St. John is an amazing island with so many wonderful areas to explore. We went to several different beaches and each one was unique in its own way. We also did a catamaran adventure on the Kekoa that was so fun! Thanks Greg, Paul and Sebastian for a memorable time at your lovely home and on the beautiful island of St. John!

Great view of Coral Bay and National Park

The property is well maintained and clean. We liked the location in Coral Bay. The entrance to Seagrape Hill is right above Skinny Legs... We walked it, but do not recommend! Very steep hill. The property manager was great. We enjoyed our stay even with an unplanned power outage. It comes with the time of year, but the one critique of the property would be to have AC in the main kitchen area. We found it quite hot in the evenings, even with all the fans running and windows open. Otherwise, no issues! Bedroom AC worked great, and we enjoyed use of the washer/ dryer during our stay.

Where to begin..

I cannot say enough good things about the property itself .. or the wonderful communication throughout the rental process with Greg and Paul. The entire experience was 10/10 and exceeded all expectations. Also - I did want to mention I was concerned with renting the listing due to mentions of the cat on the property due to being allergic (anaphylaxis allergic) and I am happy to report Sebastian warded off the birds but kept his distance. The property was clean and the view was breathtaking. If you have the opportunity to book. Do it. Thank you again Greg Paul and Sebastian. It was an unforgettable trip :)

Absolutely Amazing!

We are so pleased with our stay at Sea Palace. The house had everything we needed and then some. We never turned the AC on, had open windows and a lovely breeze off the bay all week. Sebastian, the cat, visited us daily, which we adored. It was quite difficult to say goodbye to him at the end of the week. Beds were comfy, kitchen fully stocked, amazing outdoor shower, incredible views from the upstairs patio, refreshing pool and hot tub. Goats, chickens, deer, Sebastian, and another young cat made the rounds daily. Plenty of privacy from the neighbors. Stunning views of Coral Bay and Hurricane Hole. So many stars at night. A great homebase after beach, snorkeling, and hiking adventures. We're already planning a return trip and plan to book this house again!

Clean and well stocked!

The villa was beautiful. It was very clean and well stocked with everything you would need. I liked how there were flashlights plugged in throughout the house in case of power outages. There were coozies to take to the beach and even plenty of sunscreen. The breeze was lovely and the outdoor patio/deck was beautiful and comfortable. The view was spectacular. One thing to note is that there is a lack of privacy if that is something you’re looking for. It didn’t bother me, but you can the neighbors from the pool and and deck. There are 3 houses close by and you can see on their decks, vice versa. We really didn’t see much of the neighbors. Overall it was a great villa and I would stay again. We loved the villa cat, Sebastian!

Beautiful house in paradise

A beautiful spacious home. It has a flat parking space which is a huge plus for St john. Upper bedroom with an outdoor shower. My wife and I stayed in the lower unit that has a small kitchen and an indoor shower and bathroom, The bed was very comfortable. the Main kitchen and living area are spacious with a full sized fridge that has both an ice maker and water if you wish to use. We purchased some ice form love market for our drinks. Access to the lower unit is either down a spiral staircase off of the upper deck or walking along the side of the building on the outside. There is 6 beach chairs with a wagon and also a cooler with wheels, that we made use of. Paul is the host and is very polite and willing to assist us with any questions or concerns. The house was perfect for our needs. we hope to reserve this house again.
