    Stay cool and connected with air conditioning throughout the villa and high-speed Wi-Fi included for your convenience.

    Parking:

    Finding a parking spot is hassle-free with ample street parking available near the villa.

    Living Spaces:

    Enjoy a stunning outdoor area featuring a private pool, comfortable deckchairs, and an outdoor dining table—perfect for soaking up the Maltese sun.

    All rooms, including the spacious living area, overlook the pool, creating a seamless indoor-outdoor vibe.

    Inside, relax in the massive open-plan living and kitchen area, complete with cozy sofas, a TV, and a dedicated workspace.

    Access:

    Please note that the villa is located on one floor, accessible via steps with its own private gate and entrance.

    Kitchen:

    Whip up delicious meals in the fully equipped kitchen, featuring an oven, fridge, and all the utensils you’ll need—perfect for families or groups of friends. Making it perfect for both long and short term rentals.

    Bedrooms:

    The villa offers three beautifully appointed bedrooms:

    One with a double bed and ensuite bathroom.
    One with three single beds.
    One with two single beds.
    For an 8th guest, a folding bed with linens and towels is provided to ensure a comfortable stay.

    Linens & Towels:

    Rest assured, all bedrooms are outfitted with premium linens and quilts for a great night’s sleep. Each guest will also receive two shower towels and dedicated pool towels.

    Bathrooms:

    The villa includes two bathrooms:

    One ensuite with a shower, toilet, and sink.
    Another with a large bathtub, toilet, and sink for added relaxation.

    Pool Maintenance:

    To ensure the highest standards, the pool is professionally cleaned weekly.

    St. Julian`s is a popular neighbourhood located on the northeastern coast of Malta, known for its vibrant nightlife and beautiful beaches. The neighbourhood is situated in the town of Paceville, which is considered the entertainment hub of Malta.

    The neighbourhood is characterised by its picturesque seafront promenade, which stretches for several KM and offers stunning views of the Mediterranean Sea. Along the promenade, you`ll find a variety of restaurants, cafes, and bars, as well as several small beaches and parks.

The Bay also features a number of churches, including the Church of Our Lady of Mount Carmel, which dates back to the 16th century.

    If you`re looking to explore the island independently, renting a car is a great option.

    There are several car rental companies located nearby, and we would be happy to provide recommendations.

    For those who prefer to explore on foot, the location of our suites in the heart of St Julians means that many of the area`s top attractions and amenities are within easy walking distance.

    With Spinola Bay just a stone`s throw away, you can enjoy a leisurely stroll along the waterfront, take a dip in the Mediterranean, or indulge in a meal at one of the many waterfront restaurants.

    Very important notes before booking:

    The responsible guest acknowledges responsibility for:

    All details given in the holiday-let booking contract being correct.

    The behaviour of all guests who will occupy the property for the period for which it has been booked.

    Informing all guests within his/her group about these booking conditions beforehand, and ensuring they are informed both verbally and in writing not to generate any noise, whether through loudspeakers or any other means, which may cause inconvenience or nuisance to neighbouring residences.

    Loud music or noise is strictly NOT PERMITTED at any time, and the property is not to be used for parties or similar events unless authorised by management.

    Any police action against the establishment which may result in a court case. If found guilty, the responsible guest will be held liable for any damages incurred.

    Ensuring that only the agreed number of guests stay at the property or use its facilities at any time. Any breach of this provision will constitute a breach of contract, whereby management may charge an additional amount from the pre-agreed Security Deposit and/or terminate the booking immediately, in which case all monies paid will be forfeited.

    Paying extra for Air-Conditioning/Heating consumption, either through coin meters, card meters, or for additional units consumed daily above 45 units, at a rate of €0.33 per unit (excluding VAT).

    Paying for any losses or damages to the property, including its contents. Management reserves the right to charge a pre-agreed amount as a Security Deposit against any losses or damages. This amount will be refunded within 2 days from check-out, following inspection, provided no damages or losses have occurred.

    Taking good care of the property, leaving it clean and tidy, and observing all other House Rules listed separately.

    An extra charge of €100 applies if the property is left in a very untidy or disordered state.

    Permitting management reasonable access to the property if deemed necessary.

    Agreeing that the use of the property or any amenities is entirely at the guest’s own risk. Management accepts no responsibility for any loss, damage, or injury to persons or their belongings.

    The safety of children staying at the property. Children must be supervised at all times.


    GUEST RESPONSIBILITIES

    Dear Guests,

    For the benefit and wellbeing of all our upcoming guests, we have outlined the following responsibilities for you to observe during your stay and before leaving the property.

    Please note that EXTRA CHARGES APPLY if the following responsibilities are not followed:

    Waste Disposal

    Please separate waste using the provided bags and ensure that NO waste is left behind before check-out.
    For the waste collection schedule, please refer to the information sheet.
    No excuses accepted.

    Smoking Policy

    NO SMOKING is allowed inside the apartment.
    A fine of €150 applies.

    Lift Usage

    Do not overload the lift.
    Ideally, no more than 3 persons should use the lift at one time.

    Keys

    Please take care of the keys at all times.
    A fine of €100 applies if keys are lost and need to be replaced.

    Kitchen & Appliances

    Please:

    Empty the refrigerator and freezer before departure
    Do not switch off the refrigerator
    Ensure all dishes, pots, pans, cutlery, coffee machines, toaster, kettles, etc., are cleaned, dried, and returned to their place
    Linen & Towels

    Since bed linen and towels are white:

    Please remove all lipstick and/or make-up before use
    Charges apply if stains cannot be removed after laundry or dry-cleaning

    Before departure:

    Place all towels in the designated laundry bins in the bathroom
    Damaged / Lost Content

    While we understand that accidents may occur, if management determines negligence:

    Any missing, damaged, or broken items will be charged from the Security Deposit or Credit Card
    Noise Policy

    LOUD MUSIC IS STRICTLY PROHIBITED
    Fines of up to €150 apply if neighbours report any disturbance or nuisance.
    Very important notes before booking:

    1. We have STRICT noise policies, therefore when booking, you are agreeing that you are respecting not only the house rules but also the neighbours and the common areas. Not abiding by these rules can come in unwanted fines and immediate vacation of the property.

    2. During the lovely summer season, although we do sanitise, some ants and cockroaches are to be expected, unfortunately, this is part of our climate but we do provide spray and traps when needed.

    3. Early check-in and late check-outs are subject to availability of the day however we truly appreciate if check-in and check-out times are always respected.

    4. Self check-ins is provided and details and instructions are to be sent 24 hours prior check-in date.
