No Functions, Celebrations or Schoolies
Please note that the home is not suitable for celebrations, parties or large events likely to create excessive noise or disturbances for neighbors. The home also does not take bookings over Schoolies. This property is also equipped with a device that monitors noise levels (but does not record sound) and notifies the host if it gets too loud. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.
About the home
“Phillip Island Hot Springs Retreat” is a collection of 4 homes that have been tastefully renovated, located just 900m from the Hot Springs (opening 2026), 280m from Surf Beach (a 3-4 minute walk), and just a short drive from the supermarkets, restaurants & cafés of Cowes. Designed to accommodate large family groups, with a stunning mix of private facilities adjacent to each home, and communal facilities to allow groups to congregate. Some of the many features of these lovely homes are detailed below:
The Retreat
There are four dwellings on the block, just metres from each other, sharing the amazing facilities. The Original Beach Retreat is a mud brick 3-bedroom dwelling that has been completely renovated, extended and tastefully set up, providing premium accommodation. The second dwelling is the Island Beach Retreat - a brand new one-bedroom addition that is perfect for a couple or small family. There is a gate that can be closed off to provide two separate spaces (with their own access) or opened up to create one fantastic Retreat with some shared facilities. The third dwelling is the newly renovated Forrest Caves Retreat - a 2-bedroom, 1-bathroom wheelchair friendly accommodation. The fourth dwelling is the Seafoam Retreat - another newly renovated home with 3 bedrooms and 1 bathroom.
Indoor Areas
Original Beach Retreat
Downstairs is the light-filled north facing Living Room (with 50" smart TV, soft throw rugs & Panosonic sound system), an adjoining Kitchen/Dining area, a Bathroom (with shower) and a separate Toilet. For those that love a cozy spot to curl up with a good read, there’s the oversized daybed, surrounded by windows that overlook the garden and let the sunlight flood in. An extension on the rear of the original Mud brick cottage has a second Living Room (with 50" smart TV), fully equipped European Laundry (with washing maching and clothes dryer) and Bedrooms 2 and 3.
Upstairs is the stunning loft-style main Bedroom (with a study desk & chair) with original feature round windows overlooking the sand dunes, where a stunning beach lies beyond & migratory birds glide in nightly over the Summer to nest on sunset. Spot the local wallabies from your small private deck, then settle in to enjoy long lie-ins.
Island Beach Retreat
The Living Room (with 50" smart TV and Panosonic sound system) also features a Kitchen and leads to the Bedroom and attached Bathroom (with shower & toilet).
Forrest Caves Retreat
The wheel-chair friendly premises are accessed via a ramp into the open plan Kitchen/Dining/Living Room (with 40" smart TV) provides access to Bedroom 1 (with 40" smart TV) and Bedroom 2, plus the Bathroom (with shower & toilet).
Seafoam Retreat
The open plan Kitchen/Dining/Living Room (with wall mounted 54" smart TV) overlooks the amazing centrally located huge swim-spa. A central corridor leads to the Bathroom (with shower & toilet), a separate Toilet, Bedroom 1 (with 40" smart TV & BIR) and Bedroom 2 (with BIR) and Bedroom 3 (free-standing clothes rack with shelves).
Outdoor Areas
The centrepiece of this amazing property, is the brand new incredible huge swim-spa/pool (6m x 2.3m; 1.3m deep, with seating for 4+ people at one end). There is also a fantastic communal BBQ area in the centre of the block with two long tables (seating up to 20 people) and a gas BBQ. There are two more additional BBQs; one in the rear courtyard of the Original Beach Retreat and the other on the front Deck of the Island Beach Retreat. There are two additional spa's on the block - a 6-8 seater spa adjacent to the Original Beach Retreat, and 4-seater spa next to the Forrest Caves Retreat. The Forrest Caves Retreat is fully wheelchair friendly and is accessed via a ramp. The huge corner block, surrounded by native trees, has parking for up to 7 vehicles (as per the photos).
Kitchens
Original Beach Retreat
The kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, and bench-top double electric cook top. Please note this dwelling does not have an oven, but the other three all do.
Island Beach Retreat
The kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a sink, fridge, electric oven and stove.
Forrest Caves Retreat
The kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso compatible pod coffee machine, toaster, kettle, etc. plus a sink, fridge, electric oven and stove.
Seafoam Retreat
The kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso compatible pod coffee machine, 2 x toasters, 2 x kettles, etc. plus a sink, fridge, electric oven and stove.
Heating/Cooling Systems
Original Beach Retreat
There is a wall mounted reverse cycle air conditioner in the main Living Room, a ceiling fan in Bedrooms 1, plus two additional stand-alone heaters and fans which can be used where required.
Island Beach Retreat
There is a wall mounted reverse cycle air conditioner in the Living Room that warms and cools both the Living Room/Kitchen and Bedroom.
Forrest Caves Retreat
There is a wall mounted reverse cycle air conditioner in the Living Room, plus two additional stand-alone heaters which can be used where required.
Seafoam Retreat
There is a wall mounted reverse cycle air conditioner in the Living Room, plus two additional stand-alone heaters and fans which can be used where required.
Bedding Configuration
Between the four dwellings, there are 15 beds, and 4 sofa beds, accommodating up to 29 guests.
Original Beach Retreat
Bedroom 1 (Upstairs): One King bed
Bedroom 2 (Downstairs): One Queen bed
Bedroom 3 (Downstairs): One Tri-bunk and one King Single bed
Please note: The Tri-bunk has a double bed base with a single bed above it.
Island Beach Retreat
Bedroom: One King bed
There is also a Double sofa bed in the Living Room suitable for two adults or children.
Forrest Caves Retreat
Bedroom 1: One King bed (which can be converted into Two Long Single beds)
Bedroom 2: Two Long Single beds (which can be converted into a King bed)
There is also a Double sofa bed in the Living Room suitable for two adults or children.
Seafoam Retreat
Bedroom 1: Two sets of Single bunks and one Single sofa bed
Bedroom 2: One Queen bed
Bedroom 3: One Queen bed
There is also a Double sofa bed in the Living Room suitable for two adults or children.
Please note that if you want the Long Single beds to be converted into King beds (or vice versa) prior to your arrival, we need at least one week's notice before checking in.
Long single mattress dimensions are approximately 91cm x 203cm and converted king bed dimensions are approximately 180cm x 203cm.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
