    - This property is in a very central location so there are many great spots within walking distance including the CBD as well as some of the inner Eastern suburbs
    - Public transport - Buses run most of the day and night

    - There are certain additional ground rules that must be followed with our property and failing to do this will result in your booking being terminated

    1) Cleanliness:

    Our dedicated cleaning team meticulously prepares the property for each guest, following Airbnb's verified cleaning checklist. In the rare event that you observe any cleanliness issues, please promptly inform us and allow us reasonable time to address them. Your cooperation is greatly appreciated.

    2) Property Maintenance:

    We prioritize the maintenance and upkeep of our property. If any item in the property is damaged or not functioning, it is essential that you report it to us. As our guest, you are responsible for any property damage and the associated repair costs. If you notice any maintenance needs, kindly notify us and provide us with the opportunity to arrange for repairs. Refunds or reservation price adjustments will not be issued on this basis.

    3) No Smoking:

    To maintain a smoke-free environment, we have a strict no-smoking policy inside the property. A $1000 smoking charge will be applied if you are found smoking inside the premises.

Would be very cautious about booking this accommodation. The letting company did not engage with us in any meaningful way. We had significant unaddressed issues with this apartment. There were was external work being carried out on the building during our stay there. The worked started just after 7am and was very intrusive with regard to noise and safety. Angle grinders (plural) were used to remove paint and this was before 8am and just outside the door. There was resultant ingress into the apartment of metal filings/paint from the work. It was exceptionally disruptive, and probably not that healthy. Protective barriers from the stairwell were removed for one day leaving a possible 15 foot drop. In one day exit from complex was blocked by machinery. A cherrypicker being used to paint exterior walls would go past apartment window at about 7am. We asked that we be compensated or moved but were told that we were informed of the work and had a reduced cost for rental. Disagree with this. Work was very intrusive and had health and safety implications. Images attached. The letting company did not engage with our complaints and we have raised this with VRBO. With regard to the apartment itself, it is well furnished overall. Few new electrical goods. It is big and can easily take 4 people. But. There are a couple of holes in the wall. The TV is about 12 years old, can't switch it off using remote and has very few channels and no apps such as Netflix etc. Some areas
