  • La Gardenia is an artist’s home with a panoramic balcony overlooking the rooftops, churches and hills of Umbria.
    The balcony is the perfect place to enjoy breakfast for two, relax with a book or watch the sun set behind the dome of the famous Tempio di Santa Maria della Consolazione.
    With its peaceful atmosphere and historic character, La Gardenia is a lovely place for a couple to enjoy Todi, with plenty of space to relax and make yourselves at home.

    You’ll find La Gardenia in the heart of Todi, an Umbrian hilltown famous for picturesque winding streets and breathtaking views.
    It was once the home of the painter Umberto Bartolini, an art teacher and prominent cultural figure in Todi at the turn of the twentieth century, and you can read about his life in the guestbook. The property is decorated with his oil paintings, drawings and sketches as well as photographs taken by the current owner, who is Bartolini's descendant and an artist in his own right. 

    The apartment is situated on the upper two floors of a traditional stone-built house dating from the Middle Ages.

    The Second Floor hosts a formal living room dedicated to Bartolini's memory and decorated with his paintings and drawings, as well as lovely 19th-century antiques. The 2 bedrooms (1 double and 1 single) are connected by a full bathroom. Both bedrooms have fine views.

    The Third Floor has a dining-room with a table for four, and it leads out to a balcony with beautiful views over the hills to the south and west. The sunsets behind the cupola of the famous Renaissance church, the Tempio di Santa Maria della Consolazione, are amazing. There is a fully equipped kitchen open to the dining-room on one side and a sitting-room (with sofabed) on the other, as well as a single bedroom with half bath.

    Please be aware that in order to enjoy the beautiful views from the property, you will be climbing three flights of stairs to reach the entrance on the Second Floor, and two more to get to the Third Floor.

    The apartment is therefore not accessible to anyone with limited mobility.

    The narrow streets of Todi are beautiful but can also make parking challenging. One of the advantages of La Gardenia is that there is a small piazza directly in front of the apartment where you can conveniently stop to load and unload your luggage — a rare and very useful convenience in the historic centre of Todi. A secure, unlimited free parking area is also only about a 5-minute walk away.
    The walk to the parking area is downhill; on the way back, you will need to walk uphill to return to the apartment.

    Please note that air conditioning is available in the master bedroom, dining room and sitting room. The remaining rooms are equipped with floor fans and benefit from the natural coolness of the thick medieval walls and good ventilation.

    From October through April, heating is charged separately according to actual natural gas consumption, at a rate of €1.30 per standard cubic metre of gas.

    As a rough guide, based on our previous winter’s usage, heating has averaged around €16 per day for the entire apartment. The actual cost may be lower or higher depending on the time of year, the weather and how much heating is used. Heating consumption is generally higher during the coldest months of December, January and February and lower at the beginning and end of the heating season.

    The consumption is calculated from the meter readings at check-in and check-out, so you pay only for the gas used during your stay.

    The local tourist tax is included in the price of your stay. There is no additional charge for the tourist tax.

    We personally welcome our guests upon arrival (in rare cases, we'll send a trusted representative). During check-in, we will show you how everything in the house works and will be happy to share tips and suggestions to help you enjoy your stay.

    Please note that, according to Italian law, we are required to verify the identity of all guests. A valid ID will be requested at check-in, and the details will be securely communicated to the local public authorities.

How do I express our feelings about a host & home that are beyond perfect? Carlo is warm, inviting, responsive, enjoyable, knowledgeable, so lovely & talented! Every aspect of renting from our initial inquiry to departure was easy, reliable & true. He provided us with a thorough, welcome orientation to the house & environs of Todi, incl. details & expert guidance on where to eat, shop, explore & events (also a comprehensive typed guide is in the house). This is an historic, beautifully maintained, spacious, charming, comfortable & ideally located home that's been in Carlo’s family for generations. The furniture is elegant, comfortable, well-laid out & we loved relaxing on the balcony w/it's breathtaking views, taking hot showers after hikes, sleeping very deeply & enjoying the quiet & ambience. It has every convenience incl. WiFi, laundry, ZTL parking, as Carlo has everything covered for his guests! Very moving & touching, mixed in among historic framed documents & art work from his great-uncle Umberto Bartolini, are evocative, poignant, & hypnotic photographs by Carlo, as he, too, is an accomplish artist. Past & present are alive in this home & honor Carlo's family, Todi, and the Italian ethos! We are so grateful for having our stay in this home, and most of all for the time spent talking with Carlo (Ti adoriamo, Carlo!). Mariella is the housekeeper who tidied up 1/2 way through our 2 week visit & we are so grateful for her! Do not miss the chance to stay at Carlo's home!

Heaven on earth!

The location cannot be beaten! If you want to experience the peacefulness and beauty of Tuscany, without the prices or over-tourism then this is your place. Carlo gave us great recommendations for dinner and what to do. We would not only come back, we would consider living here!

Fantastic views, very comfortable and relaxing.

This apartment is spotlessly clean, spacious and comfortable with wonderful views of the surrounding countryside and the rooftops from almost every window. It has everything you would need, including a basic pantry. There is only 2 of us but we enjoyed the indulgence of having a bit more space to spread out. Carlo was so helpful and approachable, always responding promptly to our questions. He gave us a tour of the old town, pointing out the sites and his favourite places to eat, while showing us where to park. He then helped us plan our day trips to the surrounding countryside. Just a warning for those with mobility issues that this apartment has a lot of stairs and the town has some steep streets, as do most hilltop towns. Carlo helped us with our luggage so that was not a problem. This was a very relaxing place to base our exploration of Umbria which we highly recommend.

Beautiful apartment with amazing views

If you are looking at the description of this apartment and wondering if it can possibly be as wonderful as it appears, the answer is a definite YES. This was a perfect home base for our week in Umbria in early May. Todi is one of the loveliest towns we visited in Umbria. The location of the apartment, an easy walk from public parking, was so convenient. The layout and decor of the apartment, on two floors, is delightful, with a light and airy feeling. Carlo has carefully provided everything to make staying here a pleasure. The bed is comfortable, the kitchen is charming, and I cannot even begin to adequately describe the amazing views from every room and especially from the balcony/terrace off the dining room. Coming "home" to this apartment each day was such a treat. Carlo was a perfect host. He handled arrival and departure seamlessly, at our convenience, welcomed us warmly and gave us a personal and information-packed introduction to the beautiful town of Todi. We hope to return in the future, and we would definitely stay here any time we're traveling in the area. Grazie mille, Carlo!

Just home from Carlo's apartment in Todi. The apartment is in an absolutely charming and friendly town in Umbria. The apartment is inside the old City wall a short distance from theCentral square . It is a beautiful apartment with lovely decor but the wow factor are the views...especially from the balcony. To top it off Carlo is a super host who gave us great recommendations for restraints and days out. We would highly recommend the apartment and the town of Todi for your trip to Umbria 😀

elegant and spacious townhouse in Todi

This beautiful townhouse is in a very old building on a quiet street in Todi, which is a perfect base for exploring Umbria. Carlo has renovated and decorated the apartment impeccably. It has much more space than we expected: two bedrooms, a formal salon with historical furniture, and a bathroom on one level, and a modern living room, dining room, large kitchen, half bath, and balcony on another level. The balcony does indeed have breathtaking views of church bells, rooftops, and the countryside beneath Todi. The main bed has a new and very comfortable mattress. The kitchen is well appointed, including a washing machine, and can accommodate full meals. The best feature is Carlo, who is enthusiastic, welcoming, and a gold mine of suggestions, maps, and guides. Highly recommended.

A perfect stay!

We stayed at the apartment La Gardenia in the beginning of April and it was a wonderful experience. The apartment was well situated in the historic centre of Todi with a free parking place quite near. The rooms were all very clean and nice, I especially liked the little kitchen. Among the best moments of our holiday in Italy was to sit on the balcony above the roofs, contemplating the incredible view over the mountains. Carlo was a very welcoming and attentive host. He also gave us advices of what to do and see in Todi. La Gardenia clearly deserves the highest points, I have already recommended it to friends.

Fantastic!

We absolutely loved staying in Carlo's apartment in Todi. The view is unbelievable (almost every window has an incredible view). We spent a lot of time on the balcony relaxing at the end of each day. Carlo is a perfect host. He really goes out of his way to make sure you are happy and comfortable in his home. When we booked the apartment, we thought that it might be too big since it is just for two of us. We never regretted our decision. It was such a treat to have some extra room to relax in. The location is perfect. We visited several of the medieval hill top towns in the region during our five night stay and we agreed that Todi is our favorite. So charming and a central location to so much to see and do in the area. We walked everywhere in Todi. There was no need for us to use our car once we returned from our many day trips. The highlight of our trip was a cooking class with La Lingua La Vita school. If you are looking for an authentic experience with an Italian family, we highly recommend doing this.

An Exquisite Experience in Umbria

My husband and I stayed at the apartment in mid November 2016. As you can see from the other reviews, this apartment is a wonderful place. Todi is a beautiful Medieval labyrinth and you feel as though you are living inside a fairy tale. The apartment is located on two floors. Below are 2 bedrooms (1 queen, 1 single), a full bath, as well as an amazing room filled with Carlo's family antique furniture and paintings. Upstairs is a another room which can be used as a bedroom, a living room, dining room, kitchen, and half bath. The 3rd floor also has an amazing balcony facing south overlooking the hills of Umbria. The view actually brought tears to my eyes. From there, you can see sunrise and sunset. The apartment is clean, comfortable, the beds are comfortable, the towels are plentiful and plush, the kitchen is charming and utilitarian, but most importantly, it is actually a home with interesting art and books. For us, the best part of renting the apartment was Carlo. Carlo is a talented photographer and his work hangs in the apartment. He is also a wonderful host. He keeps a book with all of his suggestions for restaurants, coffee, shops, and outings. He has travel books for use, and many maps for your use. Todi is centrally located to many other towns. With Carlo's help we could suggest an itinerary of Assisi one day, a second day to Civita Bagnorigio and Orvieto, and a third day to Bagnava, Spello and Montefalco (this direction has amazing rural landscapes of olive groves and vineyards). Carlo also suggested a cooking class at the School of Italian Language and Culture in Todi. You can contact them directly and they will make arrangements. The class was in a family's home in Todi, and it was a highlight of our trip. Umbria is amazing, Todi is amazing and the apartment is amazing. I have used VRBO and similar sites for many years, and I can give this apartment my highest recommendation. Thank you Carlo. We hope we can host you when you come to NY !

La Gardenia is excellent!

Carlo was a fantastic host meeting us over coffee and then helping us get moved into La Gardenia where we had fresh fruit, water, and coffee waiting for us. He gave us a tour of Todi, made many recommendations and even helped coordinate a cooking class. La Gardenia has an amazing view, is spacious and beautifully decorated. It is very clean and well stocked. We had everything we needed! We will return to La Gardenia!!

Terrific stay

My wife and I found this to a very nice apartment which met our expectations in every way. Location is great, right in the heart of Todi. Apartment was very comfortable, clean, well maintained with all the amenities one might expect. Top floor living and kitchen area offers nice privacy and natural light with great views of the surrounding area. Host Carlo was exceptional, meeting us personally, helping with luggage, and taking the time to answer questions about Todi and recommending restaurants, markets, and nearby places to visit. I would recommend this to anyone visiting Umbria. The only possible drawback for some might the the steps up to the apartment. Visitors need to be ok with climbing a flight of stairs into the apartment. And, of course, Todi itself is a 'hill town'.

Still Dreaming of La Gardenia

My first visit to Todi in Umbria, and upon arrival I am politely escorted to La Gardenia by its Owner, Mr. Carlo Bilancini. Carlo is a charismatic fellow and a Todi native who seems to know and is known by everyone we meet along the way. Halfway up (or down) Via S. Maria in Cammuccia, Carlo guides us into a quiet alcove where we find the heavy wooden door that is so characteristic of the homes in this beautiful medieval city. Up the several steps we climb and enter La Gardenia, which has reportedly been in Carlo’s family for generations. For the next 11 days, La Gardenia will be our home-away-from-home and our central point of embarkation for numerous side trips to various scenic locations in Umbria and Tuscany. The quiet, very private apartment is everything my traveling companion and I need. Smartly but simply decorated, each room has an open, airy feel. Carlo is a professional photographer and we later learn that many of the photographs that adorn the walls are his own work. Everything is spotlessly clean, including, most importantly, the bathrooms. The bedrooms are all ample in size and the bed in the smaller of the two rooms adjoining the Master Bath is plenty comfortable for me. The fully-equipped kitchen is simple, but roomier than many other European kitchens I have seen, with an adjacent family-style dining room, where we spend much of our time. If they wanted to, a family could easily prepare and eat all meals right there in La Gardenia. And once you throw open the French doors to the balcony, you might just want to do that. The panoramic view of the entire Southern side of Todi is simply spectacular. From this point you can see the sun rise from over the mountains (an occasional hot air balloon in the distance), and then enjoy it again as it sets directly over the cupola of the Tempio di Santa Maria della Consolazione into the Fiume Tevere valley on its way to Orvieto. A photographer’s dream. Simply breath-taking and I briefly consider spending all 11 days right there without ever leaving the apartment. I don’t, of course, as Todi’s central piazza is just a short walk past the shops and up the hill. But I am most happy to return each evening to enjoy the quiet starlit sky from the balcony.

ENCHANTING APARTMENT

If I close my eyes I can still remember the peaceful morning coffees on the terrace. Just as vivid are the memories of the vibrant sunsets over Umbria's gently rolling hills and Todi's medieval stone towers with their terra cotta roofs. The apartment is well appointed, spacious, and sunlit with all the modern comforts of home. Carlo, the owner, couldn't be more kind or helpful. He not only made sure we felt at home in the apartment, but he was a wealth of knowledge about Todi and things to do in the area and beyond. The apartment is located within the city's walls in an old stone tower on a medieval street. It is a short (but steep) walk to the town's main piazza and shops. Todi is such a gem and this apartment helps you lose yourself in its past. There are plenty of places to buy groceries or even "take-out" to bring back home and enjoy that view! We had a car and parked it down the hill, about a two minute walk, and never had a problem finding a space. Travelers do need to be aware that the apartment is on the top two floor of a four story tower, and the steps are quite steep. That being said, I can't imagine a nicer location for taking in the beauty of one of Italy's most spectacular hill towns.

Superb. Nothing else required.

Having been in todi in 1998 I was excited to revisit, the last visit included similar accomodation, but Carlos home was even better, which I thought not possible. The listing description was accurate and understated. This home was impeccable, the amenities perfect, as was the location, One does not get such magnificent views on the plains, enjoy the walk " up "to the house, you will not be disappointed . Todi itself is extremely interesting historically and gastronomically ! with the best Pizza and Gelati I have eaten so far,and there are wonderful villages to explore only short drives away. Carlo, you are fantastic so helpful and kind, I highly recommend Todi and this amazing home, thankyou Carlo for sharing your families home with us , it was indeed an honour.

La Gardenia and Todi - Spectacular

This is a fabulous apartment. Carlo is great about explaining everything and was so accommodating when I asked about shade for the terrace, he went out and got an umbrella for us. The rooms are all good size and the kitchen is cute and perfect with windows looking out to the streets below. The view was everything we expected "fabulous". It is walking distance to everything and don't forget to go to the butcher for the stuffed rabbit. They told me exactly how to cook it and temp to use and it came out perfect. We had a wonderful stay at La Gardenia and Todi.

Beautiful, relaxing and a balcony with a view

'I wish I was there' .... is definitely a phrase we will use when thinking about La Gardenia Todi. A fantastic apartment with a real authentic italian charm from the family furniture to the fresh herbs growing on the kitchen windowsill. A really spacious apartment with lots of space to relax, only 10 minutes walk to the centre of Todi ( up the hill - but well worth the walk). Carlo ( the owner) was great and could not have been more helpful even helping getting our car fixed at the local garage. But, the star of the show is the little balcony, sun all day from breakfast till dusk, a perfect place to enjoy a bottle of red wine ( from the local wine shop) and soak in the view. I wish I was there!

Ideal place to experience Ital culture and history

a ideal place to experience the culture and history of Italy away from the big cities. With fantastic views from all the rooms that imbeds you into this medieval town of Todi. Carlos apartment left a wonderful feeling of home with us, the décor is in harmony with the 13th century home which I understand had been with his family for a few generations. Carlos was a wonderful host assisting with our luggage and always available and obliging with helpful information, never intrusive but willing to assist from the first contact booking to departure. We did plan to visit other places in Umbra as Todi is central to the area but spent our whole time exploring Todi. We had a medium car but after driving through the town I wish I had small one, (next time). The free parking was 5 minutes away not a problem. The town is on a steep hill, good walking shoes needed. There is a bit of stair climbing but quickly forgotten when you enter the apartment and see the views. If you visit Italy you must stay at La Gardenia in Todi.

Everything AND a view!

Came to Todi with a girl friend and stayed here for two weeks. Very comfortable, with all the things I look for in a holiday apartment: pleasant bathroom with good lighting over the mirror, power outlet for hair dryer near mirror, towels and sheets that are no where near their use by date, bedside lamps that one can read by, a workable and well equipped kitchen, including good kitchen knives and wine glasses, and a washing machine. Close to town centre and amenities but not to busy roads. La Gardenia has all this and a VIEW to die for from the balcony, and even from the upstairs 'loo' . Carlo, the owner met us as arranged at the famous Tempio, and escorted us to the apartment, and kindly assisted us with getting our luggage upstairs. He gave us comprehensive explanations and instructions for all aspects of the apartment, parking information and sight seeing tips. I made the booking on line and this was all completed efficiently and effectively. I hope to return to Todi again, with my husband, and stay at La Gardenia.

Perfect place to stay in Umbria

We spent 4 nights in this beautiful apartment in Todi. Large, clean and with all the amenities. Wonderful views of the Umbrian hills and a small balcony for sipping the Novello and watching the sunset over the Santa Maria della Consolazione church. The apartment is five minutes walk uphill from the parking lot (easy parking) and another five to the main square (still uphill - it is a hilltown after all). Carlo, our host, was extremely helpful and knowledgeable. Todi is a beautiful hilltown and perfectly located for exploring Umbria and he was more than willing to help.

If you're looking for a relaxing and authentic Italian experience...

Than Todi is the place for you. We were looking to live like the Italians for the summer and we rented this townhouse for almost 6 weeks in the summer and can't imagine doing it any other way. Carlo was very helpful, picking us up from the Train and bus stops and was a great help. His English was very clear, although he always apologizes for his bad English. We were all impressed. There are many steps up to the apartment, but it was totally worth it once we saw the view. Sitting in bed in the master bedroom, you can look out 2 windows with perfect views of two beautiful churches. My photographs don't do justice to what we looked at every night. I travelled with a 2 year old and I never felt like we weren't safe in the town or the apartment. He even provided us with a crib for her, which was perfect. The food was beyond amazing and my toddler even ate raw vegetables daily...something we can't get her to do here in Canada. There was a little tiny ,market at the end of the street and Cinzia who runs it, was beyond helpful. If I needed something, she tried her best to help and her produce was so fresh. One day I needed fresh basil, and she was out. She told me to come back in a couple of hours, and sure enogh, I got fresh basil, picked fresh out of a garden nearby. Months later, I still miss the daily trips to get our Latte Macchiato's and gelato's and hang out at the highest point in Todi, where there is also a park. We found a public pool which was a short bus ride to the bottom of the hill (we tried to walk thinking it didn't look too far from our balcony. it was a lot further than we anticipated, but an adventure nonetheless) :) The kitchen in the apartment was small but equipped with everything we needed although, the restaurants were so good, we ended up eating out a lot. My mouth still waters for the Bruschetta and pizza. We didn't have a car, but managed to figure out the train schedule which was good for us, although if you want to take a day trip to places other than Perugia or Terni, you really need to plan to stay over night as the regional train line doesn't run past 7:00pm. A few friends of ours came throughout the 6 weeks, and we all agree, that we would go back there in a second. Carlo was amazing and the apartment was very spacious. We will definitely go back at some point, hopefully soon! Thanks Carlo for a perfect Italian vacation.

Top Experience in Todi

We really enjoyed our stay in this apartment and although there are many steps in Todi but the great views are worth the effort. Typically narrow streets limit vehicle access but Carlo was very helpful; met us and took us to the apartment from the car park just outside the city wall and delivered us together with luggage to our car after the stay. There are many interesting day trips possible from Todi and a great place to relax and enjoy the Umbrian experience. No problem finding things to do in staying for a week.
