    Located in Torquay, this luxury property is expansive for multiple guests with two living areas, a study, a private viewing experience theatre room with pool and spa. With five bedrooms sleeping ten guests, you`ll find each bedroom fitted with automatic blinds, walk in wardrobes and a private bathroom. The pool and spa are located in an enclosed and private outdoor entertainment area with outdoor seating, firepit and BBQ, perfect for those summer days and winter nights. You`ll find kids will be entertained endlessly with our ping pong table, billiards table, smart TVs and comfortable theater room with popcorn machine.

    Best of all guests can experience a smart home built for convenience and luxury, with smart features installed in every aspect of the home. Guests will find automatic lighting in every room with adjustable led lighting to set the mood for dining, events and many more moods. Guests will also find fitted iPads in every living area and bedroom that can control your home from the convenience of your fingertip, with automatic blinds, connection to the speakers in the ceiling, intercom with different rooms, access the security cameras and adjust lighting and temperate controls.

    PARKING/ GARAGE: Free parking on the street and 2x spaces in the driveway. The garage is not available for parking as it has a ping pong table and owner storage. Please note the street is a one-way street.

    ENTRY: Entry is gained via electronic lock; guests will be provided their code 24 hours before check in. Host will be available to assist if guests have any trouble or questions.

    WIFI: Complimentary wi-fi is available at the property, login information will be provided in your check in instructions and welcome book.

    KITCHEN: Fully equipped kitchen with large fridge, oven, microwave, dishwasher, basic condiments provided (Spices, oil, salt, pepper, sauces) Espresso machine (beans and equipment provided) Tea, sugar, hot chocolate provided.

    DINING: A dining table is located off the kitchen, seating 10 guests. An additional 3 dining spots are located at the kitchen bench and another 6 spaces in the outdoor dining table.

    LOUNGE: A large lounge suit will comfortably seat multiple guests with large wall mounted smart TV. Various apps available, guests will need to log into their own accounts.

    THEATRE: Sit back and enjoy a luxury theatre experience, with massive screen and projector, in-built wall speakers and automatic light dimming. Enjoy your complimentary theatre snack pack! Free to air, streaming apps, gaming console (With games!) available.

    OUTDOOR/ POOL/SPA: Escape to your outdoor family experience with undercoever dining table and BBQ. Luxury lap pool, outdoor shower and gas heated spa available for guests year-round. The pool is heated via heat pump for all bookings with gas heating available to guests as an extra cost, enquire with your host. Fire pit and lounge chairs also provided for guests.

    RUMPUS ROOM: Wall mounted TV, couches and large billiards table.

    INFANTS/ CHILDREN: We have provided a highchair, plastic cutlery, porta cot for infants and toddlers. There is also a dedicated child themed room with childrens toys, books and board games.

    PETS: We do not allow pets at this property.

    - Strictly No Smoking, Parties, Schoolies, Hens or Bucks. Please respect quiet times (10PM - 8AM), parking guides and house rules. Cameras located on the exterior of the property on the front and side.
    - Guests will have access to the whole property.
    - Your host will be available 24/7 for any questions or assistance guests will need. You can contact them through the Airbnb chat, phone, text or email.

    Local transportation is available with Taxi, Uber and bus routes within walking distance. Nearest bus stop is Horseshoe Bend Road or Merrijig Drive (8-12 minute walk).

    GENERAL: All bookings are accepted on the basis that you have read, understood, and
    agree to abide, and be bound, by the Terms and Conditions and House Rules. Please
    treat our home as if it were your own. Please be respectful to our lovely neighbours.
    Strictly NO smoking at this property. Our home is NOT suitable for Schoolies, hens or
    bucks parties. You must be over the age to 25 to make a reservation at our property.
    Please follow parking guidelines where provided.
    CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out
    time is not later than 10am on departure date. Late departure is subject to prior
    arrangement/availability and extra charges may apply.
    Contactless check in will be provided with key safe codes. Keys must be returned to the
    key safe upon checking out. If the keys are not placed back in the lock box a
    management fee will apply for us to allow housekeeping staff access to the property
    and if required replacement of keys.
    THIS PROPERTY DOES NOT ACCEPT PETS
    UNAVAILABLITY: If the property becomes unavailable for your occupancy due to
    unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you
    immediately and endeavour to obtain suitable alternative accommodation for your
    stay, if we are unable to do so, all money paid will be refunded in full. HostyCo will not
    be liable for additional accommodation costs in the event of these unforeseen
    unavoidable circumstances.
    PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in
    immediate eviction without refund and extra charges will apply for any additional,
    cleaning, garbage removal, repairs which may occur. We have the right to evict any
    guest during their stay if we deem them to be in breach of the house rules. THIS
    PROPERTY IS STRICTLY NO SCHOOLIES.
    There should be no disturbance to neighbours at any time during your stay.
    LINEN AND TOWELS: We supply all bed linen and towels. They must be left where
    supplied in the bedrooms or bathroom on departure. Further linen may be hired upon
    request prior to arrival. Properties with pools will include pool towels for your stay. Any
    damage or stains requiring additional laundering or replacement of linen may incur a
    charge or replacement fee. Stays longer than 1 week may request a housekeeping
    service for cleaning and/or linen servicing charged at a fee .
    YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and
    loss of the property and any part of it during your stay. You must notify us of this
    immediately if damages occur. We may recover from you repair or replacement costs.
    Occupancy must not exceed the agreed number booked for or the maximum listed as
    occupancy in the house description. Disturbance to our neighbours, including excessive
    noise at anytime (day or night), is prohibited and may result in termination and eviction
    without refund and extra charges may be made for security and other expenses. Noise
    should not be heard from outside the property after 10pm.
    Call outs: Lost keys/lock outs will incur a $70 (or $100 after hours) call out fee for
    management to provide access plus the cost of replacement keys if required.
    Upon departure, all food must be removed from fridges, all rubbish put in the
    appropriate council rubbish bins provided, crockery and cutlery washed and packed
    away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure
    will incur a $100 fee. The property must be left in a clean and tidy condition. All
    furniture and furnishings must be left in the position they were in when you arrived.
    Smoking is not permitted in the property. No illicit drugs to be brought onto the
    property. You must allow repair/service access to the property during reasonable hours.
