Escape to your Cozy Studio Cottage in the heart of Twin Falls! Well appointed amenities make this small space live large. Ideal for solo travelers or couples. This comfortable haven blends modern convenience with a touch of nostalgia. Enjoy a kitchenette setup for light meals, Roku TV for entertainment & KING-size bed for a blissful slumber. Spend evenings surrounded by solar lights in the quaint shared yard or explore downtown delights, just a short stroll away. Complement your stay w/ free Wi-Fi, private parking & easy access to local landmarks. Book your memorable retreat now!

STUDIO: This studio cottage consists of 3 rooms. 1 bedroom w/adjoining kitchenette & bathroom.

SLEEPING AREA: Furnished with comfort in mind. Featuring comfortable linens, pillows, KING bed & Roku TV. Pleasant surroundings with an abundance of natural lighting. To maximize room space (instead of a closet), there are 3 convenient wall hooks & a wall rack w/ hangers for your clothes. Luggage rack also provided.

KITCHENETTE: Large single basin sink, spring spout faucet, small apartment size refrigerator, microwave, electric skillet, drip coffee maker, blender, toaster, plates, bowls, eating utensils, kitchen tools, salt, pepper & some seasonings. Coffee, cream, sugar, tea, oatmeal & a few snack packs provided. NO stove/oven/dishwasher.

BATHROOM: Small walk-in shower, shampoo, conditioner, body wash & hair dryer.

DINING & WORKSPACE: If you work remotely, the bar/counter offers plenty of room to spread out with your papers & laptop. 2 Comfortable barstools included, for dining or working.

PARKING: One convenient parking space is reserved for guests directly behind the cottage. Also, FREE public street parking is available on Main Avenue in front of the Main Cottage. Overnight street parking is allowed.

AMENITIES: All the daily basics such as hand soap, hairdryer, dish soap, toilet paper, paper towels, cleaning products, steam iron & ironing mat are all provided for your comfort.

HEATING: Wall heater in the sleeping area keeps this cottage comfy cozy. Baseboard heater in the bathroom.

AIR CONDITIONING: Wall air conditioner is centrally located in the kitchen & nicely cools down the entire unit.

SEATING: Two bar stools & King bed are provided. No couch or other inside seating. Outside chairs are available, as well as a patio table to relax at.

STREAMING TV: Roku TV w/ plenty of FREE streaming movies, shows & channels, including FREE Netflix!

FREE WiFi: The modem is inside the unit. We do not provide Ethernet cables, however access is available.

OUTDOOR SPACE & SHARED YARD: Owner’s MOTORHOME is visibly stored next to cottage. The 2 other cottages on property are being renovated & may not be in the same condition as the cottage you will be renting. As guests, you are provided a patio table & chairs in front of your, “home away from home.” The solar lights come on in the evening to give the yard a charming place to truly enjoy & relax in. From time to time, you may possibly see someone come by to do lawn maintenance, adjust sprinklers or do maintenance on one of the other cottages. Please, feel welcome to freely use the entire yard, since the Main Cottage & Cottage A are not currently being rented.

MULTI-HOUSE PROPERTY: This cottage is one of three separate cottages on one property. It enjoys a fenced yard which is shared w/ Cottage A & behind the Main Cottage. The Main Cottage & Cottage A are currently unoccupied.

MOTORHOME: Owner’s motorhome is stored in the driveway next to this Cottage, as seen in the listing photos. It is parked between Cottage A & Cottage B (This listing is for Cottage B.)

RENOVATIONS: Cottage B, is the first of three separate cottages on this property to be renovated. Any work being done on the other cottages will be done during reasonable work hours. This should not affect your stay since they are all completely separate buildings. Since the other cottages are still a work in progress, they are not yet in the same updated condition as the cottage you’ll be staying in. We list the yard as a SHARED SPACE as there may be someone entering the backyard to access the second cottage while it is being remodeled. They will not have any access to your cottage & they will respect your privacy. The property is an overall work in progress, however we are so excited to share this unique historical district guest cottage with you!

SECURITY: Outdoor security cameras have been added in parking area (2) & in the yard to monitor the front gate (1). Smoke/carbon monoxide & cigarette smoke/pot/decibel detectors are located inside the cottage kitchenette.
Guests can enjoy their own private Studio Guest Cottage and are free to enjoy the grassy common-area yard. Cottage entrance can be accessed either from the street in front of the property (24/7 overnight parking) or the private parking space located directly behind the cottage. The backyard (where this cottage is located) has a fenced in grassy common area . Guests have full use of the studio guest cottage, furnishings and designated parking space. Outdoor security cameras for added guest security located in parking area and in the yard to monitor the front gate.

The neighborhood which you would be staying in is known on The National Register of Historic Places as, “Twin Falls Original Townsite Residential Historic District.” It’s a short stroll to enjoy Downtown Twin Falls restaurants, shops & seasonal festivities.

There are 3 separate cottages on this property. The frontage of the property is along a simple, 2-lane city street. The back side of the property is accessed by the original gravel alley, just like it was during the olden days.

This part of town has been & is still going through some changes. Think urban pioneer. Twin Falls invested millions into the Downtown Renovation project. Now, Downtown is the happening place to be! With restaurants, breweries, a cooking store, ice cream shop, cheese shop, an old fashioned theater we now love walking to Downtown Twin Falls.

The neighborhood itself consists of older homes, multi-family dwellings, a school & businesses. It’s about a 7 minute walk or 0.3 miles to Downtown Twin Falls shops, restaurants & entertainment.

We are located along the original Main Avenue of our little city.

- Across the street is a small high school.
- Behind the cottage is a designated gravel parking space for Cottage B. (Or, you may park on the street in front of the property, if you prefer. Overnight parking is allowed.) Parking is accessed by gravel alley. Across the gravel alley are the backyards & garages to other homes. There is an empty lot directly across the alley behind the cottage. There may be parked vehicles in the empty lot.
- Quaint, gated little Mary Alice Park is just 450 feet away (seasonal). It was built by a a local artist who is heavily involved in the art culture within the community. It is usually open during the summertime. It really is adorable & unique!
- Holiday festivities & seasonal events all happen right here in Downtown! Summer dancing in the streets to live bands, parades, farmer’s markets, Christmas tree lighting, Oktoberfest, etc.

GUEST POLICY
- Maximum guest occupancy is 2.
- Quiet Hours observed between 10 PM - 8 AM, daily. Additional visitors must leave the property by 10 PM.
- Please, no smoking in the cottage or yard. Smoking inside the cottage or yard will result in a $250 fine. We have decibel / cigarette smoke detectors centrally in our units.
- Sorry, no parties. We encourage you to enjoy your space but not at the expense of your neighbors or the unit itself. Parties, loud music and/or community disturbance of any kind may result in guests forfeiting their security deposit. An excessive decibel detector is in each unit. We have decibel / cigarette smoke detectors centrally located in our units.
- Guests agree they will not download illegal or copyrighted content, subscribe to any paid video channels, nor make any configuration, hardware, settings or software changes to our internet and/or TV infrastructure.
- CHECK-IN TIME IS 4 PM. Early check-in may be available based on the housecleaner's schedule. Please, contact us, if interested. Fees may apply.
- CHECK-OUT TIME IS 10 AM. Staying past 10 AM, without Host’s prior approval, will result in a $25 fee for each half-hour increment you remain on the property.
- STAYS OVER 14 DAYS: Every 15 days, housekeeping is required & provided by us at an additional cleaning fee to guests. This provides guests the comfort of fresh linens, towels & provided supplies.

PET POLICY
- A well-behaved Dog may be allowed, w/ pre-approval. A non-refundable Pet Fee of $40 will be charged. Please NOTIFY us that you will be bringing your pet. Due to Cat allergies, we are unable to accept Cats.
- Pets must be supervised & remain w/ guests, at all times. They may not be left alone at the property for any reason. Guest’s responsibility includes maintaining control over their pets at all times while on premises, both while inside cottages & outdoors.
- Please clean up after your pets immediately.
- The $40 Pet Fee covers normal clean up & normal wear-and-tear due to the hosting of pets. **Please Note that this Pet Fee does NOT cover any damage or additional cleaning which are above & beyond that which is reasonable.
