Excellent location for center of what is going on. Excellent restaruants, top notch Gongola rides and easy to not get lost.
Ideal location, clean overall and air conditioning was appreciated. Able to use only one plug as EU fit was too big as pins need to be thinner.

This property is annexed from a seperate hotel opposite. The location is fantastic and our room was quirky with its decor, although comically small and without any thrills.
We had issues with the included breakfast, it closes at 10 o'clock, but from 0900 until close the restaurant area couldnt cope with the footfall and we actually did'nt get to eat on either of our visits.
This is not a luxury stay, but well recommended for its location.
The room was very tiny. Room was clean, bathroom was clean. A/C worked. However, check in process was tricky. No staff anywhere on the property. You have to go across to a diffrent property to check in. Incentive..They provided breakfast.

The location was great. The room was beautiful, although light fixtures were falling apart and taped back together. There was standing water in the shower, which gave the room a slightly bad/moldy smell. Service was quick. Breakfast was amazing. Beautiful-looking hotel overall. Receptionists were friendly and helpful. The outdoor seating area was nice.

The location was great, 5/10 min walk to the water bus. We had to check in to its sister hotel opposite and dine there for breakfast. The room itself was fine, the bunk bed didn’t look safe and so we put one mattress on the floor and the shower door was broken but all in all a good stay and for one or two night it was great.

Great location, hotel condition is very old but expected given the star rating and age. Honestly cant fault it for being a room to sleep in during our stay however it needs to be noted and honest regarding the worn down aspects of the room.
We stayed as a family of 4. We had to get key from the property opposite to the property. But the property was easily walkable from vaperroto. Very good location. The room was spacious. Only thing was ac wasn't working properly. The day we went was raining so dint require.

Was difficult to find the hotel, you need to check-in in the hotel at the front.
The personnel was kind all the time and the breakfast is very good.

This is a nice hotel, clean, quiet and very close to the Zattere vaporetto stop. The only thing that needs improvement is staff. The two ladies I interacted with did not seem very helpful or polite. This is too bad.

Not as haunted as it seems
First thing to note: Check in diagonally across from the place, next door to the hotel with the yellow and blue chairs. Look for the stairs with the red carpet! We got in past midnight and there was still a friendly receptionist ready to greet us. The actual hotel across the street does seem abandoned, but it's nothing to worry about. For the room, the only thing that stood out was how hard the pillows were (still slept just fine). Personally, the mattress was a little too soft, but that varies from person to person anyways. There was functioning AC here that I looked forward to the second I stepped out onto the street. Location wise, it's pretty good! There's two public ferry stations nearby and you're close to a beautiful bridge over the Grand Canal (go at sunset!) The walk from the main station is doable too, even with a big backpack on. I think the breakfast there is complimentary and the service there was good. The food itself isn't anything noteworthy, but it is all you can eat. I'd book it again.
Bed was incredibly hard, you could feel every spring in the mattress. Only two pillows were supplied. To check in you had to completely leave the building and go to another one which meant also going to that building for extra pillows. We were only given one shower towel so had to ask reception for that. There is absolutely no floor space it the room to open up your luggage or unpack etc. Reception told us we could pay the city tax with card but when checking out we were told by another person that it must be paid in cash. Come prepared with cash. Breakfast was not great. Reception made us walk the key back to the desk instead of just letting us leave it in the room. House keeping came even after the first night which was unexpected and nice. Bedding was old and scratchy. Bathroom had a weird sewage smell. It was close to the boat dock so that was nice. Stayed here two nights. Overall, probably wouldn’t stay here again even though the price was good.
The hotel was located in a great area. It was easy to get there by boat, and close to many things. We walked to all the major sites. The room was large, however there was only one outlet in the entire room. I have a cpap to plug in when i sleep and was unable to do that. It also made it difficult to charge our phones with only one outlet.
The bathroom compared to the room was very small and one of the buttons did not work.
Breakfast was delicious however the dinning room was small and we had to wait in line to be able to get a table and when we did get to eat, i had to sit infront of the main hotel door. When i tried to make room at our table for our child the staff advised me that we couldnt as we were blocking the door. I had only moved the table about 2 inches to allow the chair to move and dont feel that we blocked it anymore than before.
Overall, the room was large and as advertised although the lack of outlets a problem, the breakfast was delicious and the location was excellent.
Everything, the picture and the reality is so far.
Receptionist is in another place, breakfast, too. And bad test of coffee.
Anyway I really regret that I made this reservation and I think you shouldn't offer such place if you want to keep your responsibilities.

The location is fantastic, very convenient for exploring the city. The room was clean and had a pleasant smell, which added to the comfort of my stay.
However, there were a couple of drawbacks. The mattress was not as comfortable as I had hoped, and I was disappointed to find there was no laundry service available. Additionally, I encountered a few mosquitoes during my stay.
Despite these minor issues, I believe the experience was worth the amount I paid. I would recommend this hotel for its cleanliness, ambiance, and prime location.
