In the historic center of Venice, in a prime location. Central and convenient, right next to the famous "Basilica dei Frari" and a 5-minute walk from the train station; 5 minutes to the vaporetto stop on the Grand Canal; 15 minutes to St. Mark's Square by vaporetto (public boat)<br><br>The apartment is very bright, with windows facing two directions. It’s on the top floor (4th) with a great view. The elevator goes up to the 3rd floor, so you’ll need to climb one flight of stairs; this is because the elevator was built after the building was completed, and the upper floor was needed to house the elevator’s wiring.<br><br>Very bright apartment overlooking a private garden; if available from time to time, you’ll be able to enjoy an aperitif in the shade of the calicantus.<br>Many amenities nearby, including restaurants, grocery stores, shops, cafes, a pharmacy, and vaporetto stops.<br>The space<br>Historic center, Basilica dei Frari. If no one else is using it, you’ll be able to enjoy an aperitif in the garden, under the shade of the calicantus.<br><br><br>One double bedroom with a built-in closet plus a walk-in closet with a loft for storing suitcases and storage bins, a kitchen equipped with appliances and a brand-new dishwasher, a bathroom with a shower, a living room, and a spacious, fully furnished kitchen-dining area. The living room features a sofa and a seating area/island that converts into a guest bed. Washer/dryer, air conditioning, and independent heating. The building sits on high foundations, and high tide has never flooded it.<br><br>There is also a small office with a desk. Another sofa bed can be added upon request.<br><br><br>A 5-minute walk to Piazzale Roma, 5 minutes to the S. Tomà ferry and vaporetto stop on the Grand Canal (no bridges to cross), and 10 minutes to the train station.<br>Other things to keep in mind<br>This apartment has always been rented long-term (4 years at €1,500/month plus utilities). It’s currently vacant until the end of September, after which it will be rented out long-term again (for at least 1 year). I had previously planned (and posted) to rent it out on Airbnb for at least 2 months. Now I’m using it myself and only make it available when I’m not there, which is why the calendar shows limited availability.<br><br>Please contact me before proceeding with the reservation to make sure the calendar/availability hasn’t changed.
