AMAZING RIVER VIEWS! We are located on the Fresno River which flows year round. You have a private hillside location in a very sturdy 5th wheel. You will have all of the amenities of any home, including full size residential fridge, excellent WiFi, air conditioning and heat as well as a comfortable king size bed and double sinks in the bathroom. Glamping doesn’t even cover how nice this RV is! You also have your own private patio featuring a hot tub, BBQ, table and chairs. We provide starter coffee and tea for your stay.

*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 2.
*Please do not try to open locked doors or storage containers.
* Early checkin and Late check out must be a arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time

We ask that you download the App and message us for anything you need. We live just down the hill and are available in person if there are any urgent issues.

We are very close to public access to the Fresno River. We are a few minutes from a gas station with convenience store and the golf course is just down the street. We have a guest book in the RV for you with local suggestions of things to do and places to eat.

You will need a car.

Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

This RV overlooks the river, however, the hill is steep so please do not try to climb down the mountain to the river. We have provided directions to the nearby public access point in the guest book.

Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

Pack-n-play must be requested in advance.

PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer may stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control, etc.) who may be outside on the property during daytime hours, from time to time.

You will receive a fee request after booking to cover additional housekeeping expenses. The housekeeping company charges $50 for checkouts on any of these holidays.

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations to the National Park or closures to the national park. Please purchase your travel insurance accordingly.

After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost.
*Quiet time is 10PM-8AM
*Parking for ONE vehicle! (No Boats/Trailers) Any additional vehicles will have to be parked off site.
*Any guest not disclosed in advance of checkin will be charged at double the nightly guest charge(plus taxes, $93.66 per night) for the duration of your ENTIRE reservation.
*We charge for INFANTS, please ensure you have included them as `children` on your reservation, or you will receive a fee request after booking to correct the reservation
*No refunds for outages beyond hosts control, ex. WiFi, electric, water, etc
*Smoking/drug use anywhere on or in the property will incur a minimum $100 fee.
*We are unable to allow pets/service animals as we have a family member whom regularly uses the RV and has an extreme allergy. We charge a $500 fee for undisclosed pets/service animals to ensure the safety of our family member.
* NO OPEN FLAMES! We have extreme fire risk and it can get windy up on the hill. Please be very careful when using the BBQ!
