Set in a secluded, natural environment with stunning mountain and river views. Only 30 minutes to Breckenridge and surrounded by ample outdoor winter and summer activities. River Ranch Lodge is the quintessential definition of a true Colorado getaway. Massive wetland and mountain views, heated 3 car garage, private hot tub, large deck space, dining seating for 12 and and an extensive game room are all highlights of this all-encompassing get away.
The space:
• LARGE chef's kitchen equipped with everything you would need to make and serve meals for a large group. Two sinks, two ovens.
• Private outdoor hot tub
• Large deck with outdoor seating and excellent views across the valley, overlooking a pond and a river (please note there is no fishing allowed)
• Gas grill
• Butler’s pantry
• Full laundry room
• Oversized heated 3 car garage
• Recreation room with a pool table, foosball table, shuffleboard table, card table, large couch, TV, and plenty of books
• Reliable Starlink internet
• In home humidification system
• Reverse osmosis water filtration system for quality filtered water
• Backup generator for power outages (rare occurrence)
• The large stone fireplace in the great room is non-functional but there is a gas fireplace in that room to enjoy

Main Level
Bedroom #1: Ensuite master, with a king bed, bathroom, TV (sleeps 2), located off the entry hallway.
Bedroom #2: King bed, TV (sleeps 2), located off the kitchen, on the main floor.
Bedroom #3: Queen bed (sleeps 2) located next to bedroom 2, off the kitchen on the main floor.
Upper Level 1 (located above the main living area)
En-suite Bedroom #4: King bed, bathroom, TV (sleeps 2), small deck.
Upper Level 2 (located above the garage)
Bedroom #5: King bed, 2 twin murphy beds, TV (sleeps 4), located at the far end of the game room.
Bedroom #6: Two twin beds (sleeps 2), located directly at the top of the stair and with a connecting door to bedroom 5.
Bedroom #5: Two bunk beds (twin/twin), 1 bunk bed (full/full) (sleeps 6), with a connecting door to bedroom 6 and located just next to the full bathroom off the game room.
Location:
• Located just 1/2 mile from Colorado Highway 9 for easy access to Fairplay, Alma and Breckenridge. Please note that this short distance is still a dirt road and AWD/4WD and proper snow tires are required for winter access.
• Breckenridge, estimated drive time 30 minutes, 19 miles: Features the Carter Park sledding hill, high end shops and restaurants.
• Alma, 5 minutes, 3.5 miles: Has a bakery, liquor store, food cart (Otto's, it is excellent), coffee shop, saloon, dispensaries, a few art galleries.
• Fairplay, 5 minutes, 3.3 minutes: Grocery store, liquor store, coffee shops, lunch and dinner options, two breweries, a distillery, several shops and a cute downtown area plus other basic amenities.
Winter Activities:
• Access to Breckenridge, Colorado, one of the world’s premier ski and snowboard resorts
• Snowshoeing
• Winter festivals in Fairplay and Breckenridge
Summer Activities:
• Expansive hiking trails. Several trailheads in the area; Beaver Creek, Pika, Pennsylvania Mountain.
• Wildlife viewing (moose and bear are often spotted)

• ATV/Off-Roading
• White water rafting
• Visit the historical downtown Fairplay, filled with local shops, pubs and creaky hotels to explore

• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a pack n play crib available in this property. Pack n play sheets are not provided.
• Hot tub towels are provided.

» The minimum age to rent is 25.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required.
» This condo is located at an elevation of approximately 10,000ft. We recommend visiting the CDC website for more information on the possible effects of High Altitude.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Park County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
» There is a motion activated Ring doorbell camera located on the front door of this home.
» Pets are strictly prohibited.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
