Family room was perfect for me and partner two children very quiet the owner james and wife was really helpuful and friendly very welcoming any problems james was there to resolve them,pictures on the website really don't do the hotel justice definitely stay there again
The room is lovely i like it due to being sumpe i found it spacious although one child moaning about the room being small for him... on sweet is lovely we had towels kettle tv free wifi microwave, needed a brush and dust pan.
Arrived at the end of a long days work with the family in tow. Pulled up to a house on a industrial estate and groaned. What had we let ourselves in for? Well, as the old saying goes, dont judge a book by its cover.
Phoned the number to get entry instructions, instead, Lee the manager personally saw to our check in and made sure everything was ok for us.
Once in, everything was as youd expect, modern, clean, functional. With the added bonus of a fridge and a microwave.
We were given a fan as it was a boiling hot day and Lee delivered a second one to help keep the room cool. We had a slight issie with the shower temperature being too hot and not cooling, again, a quick text and Lee was back to sort it out. If youre expecting room service and 24 hour reception facilities in a town centre location then this is not for you. If you want a good clean room and a friendly service when needed, then I'd highly recommended this place. The only thing I can see might be an issue but wasnt for us is limited parking. But a small price to kay for a nice room at a great price.
Was good place to stay for night on business no complaints but i had to call when i arrived has had no details sent through beforehand about how to get into the property but was sorted straight away.
This is a brand new hotel, the restaurant is still being built. I stayed in their only room, which I must say was very comfortable, with everything brand new, Netflix TV, Alexa on the wall, very nice en-suite, coffee/tea & a well stocked mini-bar.
James the owner explained, I was the fourth person to stay there, they will have seven rooms and a 20 seater restaurant, I would doubt if that will be pre-Christmas, but would like to see it when finished & would strongly consider staying here again in the New Year.

How i can say the price wss ok for one night but some not proper working thing on bathroom and morning was loud knocking on my wall from downstairs.
The bedroom was very dirty microwave was absolutley dirty the fridge had mould in the back there was no Alexa as advertised and the room looked nothing like the pictures and the kettle was full of limescale we booked this for 4 people as the pictures we seen the room was really big but instead it was cramped and all pushed into a little area will not be staying again room overall was just absolutley disgusting what a waste of money

Dangerous and felt unsafe
The place is not represented well play the photos. It is on a run down estate and the place looks run down from the outside. There are only three parking spaces available. There is not a 24hour reception, there is no reception at all, it is self checkin using key boxes which we didn’t realise until we arrived then couldn’t get in touch with hotel staff to gain access. The room smelled. When we came to leave we could not physically get out and there were no emergency exit available which could have been a disaster in a fire. We could not get in touch with any staff when we were locked in. Eventually we did and they said it had never been an issue before but judging by the damage around the door it looked as though there had been lots of previous issues with the lock.
My partner and I stayed for a stop over for the night. Welcomed by the very friendly owner.
Only one issue, the room was very nice and clean but was a little tight on space, would definitely stay for a brief stop again.
We booked this last minute on the evening we stayed. In the dark very hard to find as behind a big gate.
We had no code sent for key safe luckily another guest was coming in so she let us in & knocked on inside private door, was helped to room on ground floor by front door, heard everyone coming in and out!
Very small room & bathroom. Very clean comfortable bed, comfy bed, pillow x1.
Was given free a tooth brush & bottle of water which was happy about as forgot 1 of our toothbrushes.
Netflix on tv once we got to know how to use it. WiFi code should be in room not outside we realised in morning.
No where to leave key so left in room as no reply from knock on door
Very clean, safe and new. Comfortable bed.
Perfect for short stay. Owners very friendly and accommodating!

Weekend away for stock car racing at Skegness
Very friendly hosts. Accommodation OK for a couple of nights for the price we paid. On an industrial estate so not really near to anything. No restaurant there or breakfast, but room service snacks were good. We had burgers and chips. Very nice.

Owner and wife very nice.
The property is in the middle of an industrial estate and looked like a building site at the side of the property. I assume it could be the impending restaurant, which is coming soon as advertised on the main gate, but long way to go if that is the case.
Room was compact, clean, very warm, had a kettle, microwave, mini fridge, Alexa, double bed and a bunk bed, and a metal bar attached to the wall as a wardrobe.
