Getting Around:
This property is located in the Warriors Mark subdivision on the south end of Breckenridge. This subdivision provides easy access to Peak 9 via the free town but or a quick walk to the base of the Quicksilver chairlift.
AMENITY AVAILABILITY:For no reason will SkyRun provide a refund if amenities are unavailable due to HOA closures or maintenance. SkyRun Breckenridge offers vacation rentals 365 days a year and has no control over the availability of amenities controlled by HOAs or complexes; nor does SkyRun Breckenridge have any obligation to disclose availability to guests. SkyRun will not provide any refunds to guests for the unavailability of such services.
Unforeseen and uncontrollable circumstances may occur during your stay including but not limited to, internet, TV, and utility outages, inclement weather, travel delays, limited availability of town services, the closing of common and and home amenities (including hot tubs, pools, and fitness centers). Guests are not entitled to full or partial refunds for any unforeseen circumstances. SkyRun Breckenridge as an entity and the reservations associated with a home are not part of or party to the sales contract for a home; in the event that a home is sold and future reservations are not accepted by the new homeowner, reservations are subject to cancellation or the reservation may be moved to another comparable SkyRun Breckenridge property.
Condominiums and townhouses are managed by 3rd party Home Owners Associations (HOAs). These HOAs manage and control shared amenities which include but are not limited to outdoor grills, hot tubs, pool, fitness areas, parking structures and areas, picnic areas and landscaping. Be aware that during non-peak times amenities may be unavailable due to circumstances out of SkyRun control such as building and amenity maintenance or closures. Also, even during peak times HOAs may need to make buildings and amenities unavailable for emergency maintenance and other reasons out of SkyRun control.
4WD:SkyRun Breckenridge will not provide refunds to guests unable to reach or get out of their property or to guests needing rescue or towing.Breckenridge is located in a high-alpine environment subject to extreme weather including snow and ice that may make roads and driveways impassable and dangerous. All guests are encouraged to use all-wheel or 4-wheel drive vehicles with appropriate winter tires. Roads can be difficult to navigate and driveways may be steep.
WEATHER/AC:SkyRun will not refund guests for any weather-related issues including but not limited to road conditions, lack of snow, too much snow, or inability to get to the property due to weather or flight delays/cancellations; or issues resulting in weather conditions such as power outages, etc.
Breckenridge is located in a high mountain alpine environment - some properties may be as high as 10,700 feet. Hydration is important to minimize impacts of altitude change. There is typically 10-20% humidity year-round. Summer temperatures may average 60-80 degrees with a low in the 40-50s. Properties in Breckenridge DO NOT have Air Conditioning (AC) fans are provided for guest comfort. Winter temperatures may vary widely from negative temperatures to 40-50 degrees. Most properties in Breckenridge have baseboard heaters which may take several hours to register heat changes.
SNOW/ICE:SNOW AND ICE WILL EXIST ON ALL SURFACES DURING MOST OF THE YEAR. IT IS IMPOSSIBLE IN THE HIGH ALPINE ENVIRONMENT TO PROVIDE A SNOW AND ICE FREE ENVIRONMENT. SNOW AND ICE WILL EXIST ON ROADS, DRIVEWAYS, WALKWAYS, SIDEWALKS, ENTRANCE WAYS, DECKS, STAIRS, PATHS, PATIOS, ROOFS, ETC. TAKE CARE WHILE WALKING, ENTERING AND ACCESSING THE HOME, ENTERING VEHICLES, ETC. TO AVOID SLIPS AND FALL. BE CAUTIOUS OF ROOF OVERHANGS WHERE SNOW AND ICE BUILD UP AND MAY FALL OR SLIDE.
PLOWING:Breckenridge is NOT a snow and ice free environment. Winter storms can bring many conditions. Plowing is provided by the homeowner Nov 1 - April 30th. Plowing of driveways will occur when a storm produces more than 4-6" in 24hrs. We cannot guarantee when roads or driveways will be plowed as that is determined by many factors including severity of the storm. You must have a vehicle capable of operating in severe winter conditions as plowing is not guaranteed. Guests should not attempt to shovel driveways themselves for their own safety.

Colorado Traction Law:
From September through May 31, the Colorado Traction Law is in effect for all drivers traveling on I-70 between Morrison and Dotsero as well as US-285 to Breckenridge . This law mandates that vehicles must be equipped with either four-wheel or all-wheel drive and snow-rated or mud + snow tires. Alternatively, vehicles with two-wheel drive must have winter tires, chains, or other traction devices. Ensuring your vehicle is properly equipped is essential for safe winter driving in Colorado. If you’re renting a car, be sure to confirm with your rental company that your vehicle meets these requirements.

Please be aware that during the winter months, roads and driveways are likely to be snow-covered or icy, making four-wheel drive (4WD) or all-wheel drive (AWD) essential for safe travel. Great place

We stayed here for our spring break. It was a great place and we would stay here again. It is one of the best well stocked vacation homes we have been in. Humidifiers for every room, plenary of dishes and silverware, and everything we needed to cook all our meals. The location was great, short walk to downtown and Maggie’s pond. Only thing that needs some work are the outlets downstairs. They are very loose and we had a hard time keeping things plugged in. Overall great place and we will look to stay here for future trips to Breck!

Great Location but could use some work

The location was great. The amount of space for us worked out well. However, the property needed a deep cleaning. There were some small holes in the walls that needed to be repaired. The vacuum cleaner hadn't been used in quite a while and debris had to be removed before it could be used. The downstairs toilet needs to be fixed as it ran continuously (easy fix). Overall, the stay was fine, but the unit needs some attention to bring it up to a 5 star rating.

Great family vacation

We loved this condo. It was a great fit for our family of 5. The location was perfect. We could walk to shops and restaurants but was off the main roads so we didn't have extra noise. The condo offered everything we needed and more. We especially loved the fun murder mystery game! Would stay here again. Only complaint is the check-in instructions for unlocking the door were incorrect. We were able to figure it out, just took a few extra minutes. Also, the garbage wasn't in the location the directions gave but we found it by asking a local. Everything else was great!

Was perfect for the 5 adults who needed a 3 bedroom condo. The hot tub was great. Location was a very short walk to the bus line (Gray South). The garage was great to keep a car in when the snow came and also for our skis.

Great Trip!

We recommend this property! This was the first for my family out of state staying in Colorado, all together. The kids had a great time, the house was comfortable and had almost everything we needed to have a lovely Thanksgiving vacation. The house is in a very good location, easy access to the downtown areas and the highway out of town to see more sights.

Relaxing stay

Love staying in this area if Breckinridge. We had previously stayed in another unit in this same neighborhood so we knew how convenient being able walk to downtown was. Very clean and comfortable, we had 6 adults during this stay and we all slept and hung out comfortably. We took advantage of the hot tub every night and the grill for dinner. A bonus for this unit was they had a basket full of beach towels right by the patio door for hot tub use, so we didn’t have to use bath towels. This unit had everything we needed in the kitchen, because I had this question prior to arrival.. there was a drip coffee maker and a kuerig, a complimentary bag of coffee to get you started and coffee filters. I’ve stayed in units where none of this is provided so I wanted to pack the most important essential!! Will agree with other reviews the pans for cooking weren’t my favorite, but we got by. The property management is great, it’s so nice to be able to just text them with any questions. We had more vehicles than we were allowed to park, suggested by the property management to overnight park at the hockey rink which was very close by so that was helpful. We would definitely stay in this unit again.

We enjoy our stay at this property. Plenty of space for 2 adults and 2 teens. Kitchen was well appointed though we ate out most of the time. Bus stop to town is close . Also easy to walk to town as well. Breckinridge in the summer is really lively. Lots to do.

Amazing place and location!

We loved Village Pointe 303. We are a family of 5, a 20 year old, 18 year old and 16 yrs. It fit our family size perfect. We have stayed in alot of condos in Breck and will def be back here. We loved the layout for family, plenty of space, everything was stocked well, the hot tub was amazing and just a short walk to Main street. It was a slight inconvenience that there was not a bathroom on main floor but not a big deal and also would suggest some nonstick pans for the kitchen!! Other than that def 5 stars all the way. We can't wait to return!

We stayed at the house with our kids (age 3 and 6). Well furnished kitchen which we enjoyed. Everyone enjoyed the hot tub! Bunk bed room was perfect for our kids. We drove to the slopes every day which was easy (5-7 minutes away). Very close to Main Street. Would stay here again!

The property was beautiful. We all enjoyed our stay at Warrior's Mark. The kitchen was so well stocked - we had everything we needed! The layout worked for our larger group with sleeping and bathroom arrangements separated for privacy. The hot tub was a hit and we used it every night we were there. There were plenty of towels for showers, baths or jumping in the hot tub. We really appreciated having a washer and dryer in the condo and that came in handy since we had children with us. The only thing that was considered a negative was that the lower level was musty. Thank you for a wonderful vacation getaway!
