To abide by all legal requirements and community rules, you WILL asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

- You agree to be bound by our rental terms and conditions.

- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.

- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.



Minimum age requirement of primary person booking should be 22 years old for non-locals and 25 years old for locals. No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.



Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



Especially when the seasons change, Dallas does have bugs. We do regular pest control and we can have someone come out if you do see anything. Please be aware the unit being in the state of Texas there may be pests like roaches, ants or other bugs. We hire professional pest control to take care of this.



Please note guests will not have access to mailboxes or package deliveries



The apartment complex may run maintenance or clean pools, gym and other shared amenities as they see fit. Please be aware.



We make sure to provide basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supply especially for long-stay bookings need to be purchased on your own.



Guest Access:

You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities.



The Neighborhood:

Irving is conveniently situated with great transportation, including Highways 635, 114, 161, and 183 all crisscrossing and surrounding this Dallas suburb. A primary attraction is the Irving Arts Center, but there are also parks and green spaces galore. In addition, you can visit the Mustangs of Las Colinas Museum, and the Mandalay Canal Walk at Las Colinas. For groceries, take your pick from Tom Thumb, Fiesta Mart, and Whole Foods Market. Shopping stops include the Shops at MacArthur Hills. Dine out at In-and-Out Burger, Our Glass Restaurant & Bar, the Ranch at Las Colinas, and more. There’s even Hackberry Creek Country Club nearby.



Getting Around:

We recommend driving near and in Dallas proper, and there are rideshares for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.
