Located just one block away from Huston Lake, enjoy easy access to outdoor activities and scenic walks.

The Space:
Step into our inviting space and unwind in the sunny living room, equipped with a smart TV, books, and games for your relaxation. Next, discover our spacious kitchen boasting a large dining room table, a huge island, and a dedicated workspace—perfect for entertaining friends and family. With three bedrooms and two full baths, everyone can enjoy comfort and convenience during their stay. The primary bedroom features a comfortable king bed for a restful night's sleep, while the other two bedrooms are fully equipped with queen beds, ensuring everyone enjoys a comfortable stay.

Primary Bedroom:
Experience premium comfort in our spacious primary bedroom featuring a plush king bed and a private bath. You'll also find ample storage in the full closet, along with an overhead fan for added comfort, and shades on the windows for privacy.

Primary Bathroom:
The Primary Bathroom is located in the Primary Bedroom and is complete with a charming clawfoot tub equipped with a convenient hand-held shower head.

Guest Room 1:
Relax in comfort in our first guest room furnished with a cozy queen bed, a Smart TV for entertainment, a convenient makeup mirror, and a versatile desk, perfect for both preparing for your day and doubling as a laptop-friendly workspace.

Guest Room 2:
Enjoy a peaceful night's sleep in our second guest room, furnished with another comfortable queen bed, a ceiling fan for added comfort, and shades on the windows for privacy.

Kitchen:
Our large, fully-stocked kitchen is a culinary haven, ideal for hosting gatherings and preparing family and friend dinners. Featuring a stunning island with a stovetop and three bar stools, along with a dining table seating six, this bright and open space is bathed in natural light. Work remotely with ease at the laptop-friendly workspace and desk provided.

Living Room:
Unwind in our bright and sunny living room, equipped with a mounted Smart TV for entertainment, comfortable seating, a selection of books, and vibrant plants to create a cozy atmosphere.

Second Full Bathroom:
Located in the hallway, our full second bathroom offers a shower and toilet for added convenience.

Fenced Yard:
Step outside into our expansive fenced yard, where you can soak up the sun or enjoy outdoor relaxation at the picnic table provided.

Guest Access:
Guests have access to the entire home, driveway and yard. Garage is not accessible.

The Neighborhood:
Athmar Park is known as the best little-known neighborhood located in southwest Denver, Colorado. It's known for its diverse community and convenient access to downtown Denver and major highways. The neighborhood offers a mix of residential areas, parks, and local businesses. Athmar Park is bordered by major roads such as Federal Boulevard and Mississippi Avenue, making it easy to commute to other parts of the city. Athmar Park is a vibrant and welcoming neighborhood with a strong sense of community.

Huston Lake Park is just a few blocks from your residence and offers some beautiful sunset views of the mountains! Offering a variety of recreational activities. It's an ideal spot for fishing, exercising with outdoor equipment, tennis courts, and pickleball, relaxing amidst nature, and taking leisurely walks with your furry companions.

Ruby Hill Park, just a short 5-minute drive away, stands as one of Denver's beloved green spaces! Situated as the highest point in South Denver, the park offers awe-inspiring vistas of downtown and the majestic mountains. Renowned among locals, it's the go-to spot for sledding enthusiasts and snowboarding aficionados, boasting a dedicated ski and snowboard terrain park. Managed by Denver Parks and Recreation in partnership with Winter Park Resort, this urban terrain area at Ruby Hill Park, nestled along South Platte River Drive and West Florida Avenue, promises endless outdoor enjoyment.

The South Platte River Trail is conveniently located near the residence. This scenic recreational trail follows South Platte River, offering easy access to a variety of outdoor activities right in your neighborhood. Whether you're looking to enjoy a leisurely walk, an invigorating jog, or a refreshing bike ride, the trail provides a picturesque backdrop for outdoor adventures close to home. With its close proximity and stunning natural beauty, the South Platte River Trail is the perfect destination for residents seeking to embrace the great outdoors without venturing far from their doorstep.

You’re a short car ride to some of Denver’s best attractions, including City Park, Denver Zoo, Denver Museum of Nature & Science, the Botanical Gardens, and more.

Here for a concert? Red Rocks is about 25 minutes away by car. You may want to check out this area regardless of your itinerary – it’s a unique place, and its gateway town of Morrison is charming. Further south, you’ll find Roxborough State Park for nearby hiking trails. One of Colorado’s main draws is Rocky Mountain National Park, which makes for a great day trip. Drive 1.5 hours through a dramatic canyon for a day of hiking, sightseeing, and wildlife viewing.

Depending on your destination, skiing is 1-3 hours away. Locals head to Echo Mountain, Eldora (near Boulder), or Loveland (near Georgetown) for a more low-key experience. We’re also within a few hours of Arapahoe Basin, Breckenridge, Copper Mountain, and other snowy delights. There is a Nordic center near Breck if you want to try out cross-country skiing, and the summer months are a great time to rent a kayak to explore Dillon Reservoir. In short, this is the perfect jumping-off point for exploring the best of Denver and the Rockies!

Getting Around:
If you’ve never been to Denver, it’s easy to get oriented. The Rocky Mountains are to the West, and Downtown is Southeast of Arvada. We recommend checking out Berkeley, the RiNo Art District and LoDo (Lower Downtown) if you want to stroll the city! You can take the bus from Olde Town Arvada to Union Station, and then catch the light rail to surrounding Denver neighborhoods. Prefer to do your exploring around Denver on two wheels? Grab a B-Cycle and get pedaling! For those without a car, we recommend utilizing Uber or Lyft. Premier attractions such as the 16th Street Mall, City Park, Denver Zoo, and Denver Botanic Gardens are a short, inexpensive ride away.
The easiest way to get out and start exploring by car is to hop on I-70, the main East-West artery for Colorado. I-70 West will take you straight into the mountains. Red Rocks Park, Golden, Mount Evans, Idaho Springs, skiing, and all things alpine await you in the Rocky Mountains!
Take the I-25 Northbound exit for Fort Collins (New Belgium Brewery, Colorado State University, etc.) or pick up the 36 toward Boulder (University of Colorado, Pearl Street, Chautauqua, and more). Rocky Mountain National Park is located Northwest of Denver, about 1 hour and 20 minutes away. Estes Park is RMNP’s charming gateway town. South of Denver, you’ll find Colorado Springs, Garden of the Gods, Royal Gorge, and countless other beautiful destinations. Get exploring!

Family vacations

House was turned late, we had to wonder around for an hour. Found two spiders in what we used as the kids bedroom. Microwave didn't have a plate and electrical outlet didn't work. Some places in the house were dusty and with spider webs. Back door lucking system was loose and felt down. The dinning set is in bad shape, table legs loose, old chairs. Shower head coming apart from the wall.
