THEATER ROOM:
Immerse yourself in cinematic bliss within our theater room adorned with a grand 10-foot projection screen that conveniently utilizes Roku for media streaming. The Roku is thoughtfully set up in guest mode, allowing you to effortlessly add your preferred streaming subscriptions for a personalized entertainment experience. Rest assured, the system automatically logs you out after your stay, and while no streaming services are included, the possibilities for your viewing pleasure are endless.

Indulge in the full theater experience with easy-to-use surround sound—simply adjust the volume to your liking. Complementing your movie night or game day, we've included a popcorn maker and a candy vending machine. For your convenience, a small complimentary supply of popcorn will be available alongside additional ingredients to enhance your snacking delight.

Our theater room is the perfect backdrop for enjoying movies, thrilling sports events, or binge-watching your favorite shows. Comfortably accommodate yourself and your guests with ample seating options, including three couches, eight electric movie theater-style recliners, six countertop stools, and four chairs in the kitchen area. Sit back, relax, and relish an unparalleled entertainment experience in this inviting space.

KITCHEN:
The spacious kitchen perfectly complements the theater experience! While it doesn't include an oven/stove, it's equipped with almost everything else you might need. We've thoughtfully provided two countertop stove burners and an air fryer to compensate for the absence of a stove/oven. Additionally, indulge in the convenience of a Pizzazz pizza maker because what pairs better with a movie than a piping hot pizza?

You'll find the kitchen fully stocked with silverware, cups, plates, bowls, kitchen utensils, pots, pans, and more, ensuring you have all the essentials at your fingertips. There's a cozy small high-top table with seating for two, along with a low-top table and six stools available at the dining bar for your dining convenience.

BEDROOM: The bedroom is positioned down a hallway from the back section of the theater room. This shared space includes two queen beds and a twin-over-twin bunk bed, providing comfortable sleeping arrangements as well as a 50 inch smart tv with Roku. The bathroom is also located within this area for easy access.

KITCHEN:
Unleash the potential of our cozy kitchenette in the studio. Despite its size, it packs a punch with essentials like a fridge, microwave, stove/oven, and dishwasher. Whether it's a quick bite or a simple meal, you'll find everything you need for a hassle-free stay. Convenience meets functionality in this compact culinary space.

BATHROOM:
Simple and practical, our bathroom layout ensures easy functionality. The sink and mirror are right outside the toilet and stand-up shower area for straightforward convenience. It's a no-frills, no-fuss setup, perfect for your basic needs


** IMPORTANT NOTES ** -
- The theater room does NOT have a shower in the restroom but the included apartment across the hall does!
- Neither unit has in-unit laundry but the complex has free laundry in the basement level.


PARKING: while not included with the unit, there is ample paid parking available at meters outside (mon-sat, sunday is free!) as well as multiple parking ramps within 2 blocks including one on the backside of the same building.

IMPORTANT NOTES:

These units are in the heart of downtown and in a large complex with other tenants. There may be times when hear cars on the street, emergency vehicles, people outside or in the unit, events, construction and other typical urban sounds. While we don't believe it's abnormally noisey, we do mention this in all of our downtown listings in order to provide full transparency!

PARTY FEE: Parties including excess guests beyond the amount in the reservations as well as abnormally loud groups may be subject to a fee up to $1000. We enthusiastically welcome guests who aim to enjoy the amenities while maintaining respect for our neighbors within the complex!

SECURITY CAMERA: There is a ring doorbell located outside the front door facing down the public hallway that records audio and video 24/7 for guests safety. If the device is tampered with the reservation may be cancelled with no refund.

NOISE MONITORING: In consideration of our community of neighbors in this expansive complex, we've implemented a Minut Sound Monitoring device within the unit. Rest assured, this device does not record any audio; instead, it monitors decibel levels. As responsible hosts, our commitment to being good neighbors is reinforced by using this technology, which provides us and our guests with alerts in case sound levels exceed the appropriate threshold. It's our way of ensuring a peaceful and enjoyable environment for everyone. If sound warnings are ignored, fees and loss of reservation without a refund are possible.

$15 additional guest fee per night after 6 guests
By booking, you agree to all of the house rules listed on our listing. Here it is again for your reference:

1. Smoking and drug use are not allowed inside the unit or complex. This includes vapes, weed, or other illegal substances. There is a $1000 fine if discovered.

2. Unruly Parties are not allowed in this property, including loud music. There is a fee of $1000 if more guests than stated are brought to the property or because of excessive noise after the first warning/ neighbor complaints. Quiet Hours: 10:00pm - 8am.

3. There is a $50 fee per guest per night for undeclared guests.

4. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee.

5. A lost, missing, or damaged key or fob has a replacement cost of $75 each

6. Check-Out Policy - Standard check-out time is 10:00 AM. Late check-out is not guaranteed and may only be available if there are no same-day bookings or scheduling conflicts with our cleaning team. If you'd like to request a late check-out, please inquire the day before departure. Requests made earlier will not receive a confirmed answer until that time. A fee may apply for a late check-out.

7. Check-In Policy - Standard check-in time is 4:00 PM. Early check-in is not guaranteed and depends on same-day turnover and cleaning schedules. If you'd like to request early check-in, please reach out on the day of arrival. We are unable to confirm early check-in prior to that day. A fee may apply for early check-in.

8. Everything in the home is inventoried. We will charge for any missing or damaged items.

9. Any cleaning issues must be reported within a reasonable time of check-in so that we can help resolve any issues you may have.

10. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver to a local FedEx/UPS. We cannot help you to retrieve delivered mail.

11. You are booking with a valid government-issued ID and are not engaging in fraud or identity theft.

12. There is 1 security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund.
