Our home is situated within a private gated
community called Penn Estates.
**During the summer months (Memorial Day weekend - Labor Day weekend), you will receive FREE amenity passes that allow you to access the following amenities in the community (SUBJECT TO WEATHER CONDITION).
If you’re staying with us outside of these dates, these amenities will be closed.**

(Largest- Highland lake is a 3 min drive)
- Pool- hours are 11:00am-7:00PM- 2 Min drive,
10-13 minutes by walk.

Our home is situated within a private gated community called Penn Estates, and it is required for all guests to complete a registration form and Lease Form ATLEAST 4 DAYS before check in date.
THERE IS A $75 FEE IF NOT SUBMITTED WITHIN 4 DAYS BEFORE CHECK IN DAY.
This will be emailed to you and you can sign electronically. If you do not want to sign electronically, you can always print, sign and send us a picture of your completed registration form.
We do offer last minute bookings ( at least 1 day in advance) when feasible but the forms still need to signed and $75 extra fee will apply.
Completing this registration form may seem like an extra step, but it is a crucial measure to enhance your safety. With 24/7 security guards at the gate, providing this information ensures the well-being of you and your family throughout your stay.
Additionally, the HOA strictly enforces a 4-car limit per reservation, no street parking and once the reservation has started, cars cannot be switched, so please plan accordingly.
-Vehicles with 4-wheel drive recommended during winter months because of community’s steep and winding roads.
-We have regular professional pest control service at the home. We recommend guests bring insect repellent/tick repellent, especially during the warmer months. While we do our best to keep the space bug-free, the local environment can attract mosquitoes and other insects."

HOUSE RULES:
1. Number of guests staying in the home CANNOT EXCEED 10 GUESTS INCLUDING CHILDREN OF ANY AGE. Violators of this rule is subject to a minimum of $50 per unregistered guest per night.
2. No parties or loud music allowed. Violators of this rule will be asked to leave with no refund and charged a minimum fee of $500.
3. Guest acknowledges that quiet hours in the community are from 11PM-7AM which includes not playing music on the deck.
4. We will FREE provide pool/beach/lake passes for guests to enjoy. If a guest loses a pass, there will be a $200.00 fee requested from the guest. Please return passes to the kitchen bowl prior to check out to avoid additional fees.
5. No fireworks are allowed in and around the property. Violation of this rule is subject to a minimum fee of $500.
6. NO SMOKING/VAPING/HOOKAH USE INSIDE HOME INCLUDING SCREENED-IN-DECK. Guest acknowledges that no "smoking" includes the use of marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $750 charge per day of reservation if this rule is not followed.
7. Authorized late check outs ( only if available that day) will be charged $50/hour.
Unauthorized late check-out is subject to $50/ half hour for check-outs after 10:00 am.
Please be sure to check out on time to ensure that our cleaners have enough time to thoroughly clean and prepare the property for our next guests.
8. Parking is not allowed on the street, it is against the community rules. A limit of 4 cars is enforced.
9. Excessively dirty house will incur an additional cleaning fee (minimum of $200 but could be more) and will be evidenced with photos. If not following any of our rules, forces us to refund or discount an upcoming or existing guest you will be liable for the costs.
10. No pets allowed. Violation of this rule is subject to a minimum fee of $500.
11. For your security and protection the property is equipped with exterior cameras. No interior cameras present.
12. Guests use fire pit at their own risk. We do not provide firewood. Please do not leave children unattended near firepit. Please do not use the tree branches to light the firepit and do not leave it unattended. Please make sure to extinguish fire before leaving the area. Sometimes there is a burn ban in effect and firepit cannot be used. This is usually displayed at the entry gate. We do not have any control over this.
13. Please do not try to feed the wild animals or leave food for them in the backyard.
14. Guests use hot tub and swing set at their own risk. Please do not leave children unattended in the hot tub. Please replace the hot tub cover after each use and secure straps. We accept no responsibility for any reactions or injuries resulting from use of hot tub and swing set.
Our technician will switch out the water during deep cleans, this causes the hot tub to take at least 24 hours to heat up and we cannot control when this happens.
15. Speed limit within the HOA community is 25 miles/hour. Guests will fined $115 by the security patrol if found in violation of speed limit.
