Great find of a place

Great place to stay. Nice bed with very clean sheets. Breakfast was also great. Staff very attentive.

Typical small British B&B, but not family run. Rooms smallish but very clean. They have been renovated and the beds are super confortable. The staff was very kind, but breakfast was not included. The area offers cafes and plenty of public transport.

This was a basic guest house, which did not serve breakfast. The room was clean and comfortable. We briefly saw the staff at check-in and check-out; otherwise, no real interaction with them. The house is a 2-minute walk to the tram, which was convenient to go into central Edinburgh. The noise level was a little high due to its proximity to Leith Walk, a busy street for buses and the tram.

Nice and quiet, but room was too small

Nice, quiet location close to great restaurants. Service and cleanliness was good. Beds were comfortable. However, the size of the room we got for three adults was very small and the ceiling was slanted so it was hard to move around the room, and it made the room feel even smaller. We knew before going that we had a private bathroom that was out in the hallway which was clean and looked recently renovated, but it was very small.

Very small but clean rooms which are sufficient for a city trip. Check in didn't work well unfortunately, we received the necessary information a day too late and even though we told them in advance we would arrive late in the evening, we were left at the front door for 10 minutes until somebody finally opened.

Basic and No Frills

Definitely a no frills stay. Located about 25 minutes (on foot) from the train station. They let us check in 15 min early. We asked for a cab at 4:30am they told us they would call one and ended up not doing that. There was no direction on what to do with the keys, so we left them in the room. The rooms were clean, but super small. I feel like I would have benefited from staying a little closer to the action. The price was pretty good and there are some places to eat near by, but it was a meh experience.

All good overall

Stay was all well and good. Room was fine, cosy and comfortable, private en suite bathroom was nice too, just slightly small and kind of cramped, but it was all good and clean too. Towels and bed sheets smelt really nice. Tea and coffee making facilities in the room were good as well. The TV was slightly small but it worked and had a good variety of channels.

The property was good and cheap. Safe. Quiet. Support staff on site. Only drawback is heater was not working and was provided with a noisy fan heater. Not a great option when you have an active toddler.
