We provide a starter pack of essentials, including coffee, salt/pepper, sugar, soap, paper towels, toilet paper and other basic essentials to get you started. This covers most stays, but longer stays may require additional supplies, which will be the guest’s responsibility to restock.

You have full and total access of the home, as advertised, during your stay. Our home has a self check-in electronic lock with keyless entry, so should you arrive later in the evening, you have total flexibility to access the unit without worrying about keys during your stay. We also provide you with a FOB for after hours access at any time.

PLEASE TAKE NOTE of the following restriction:

✦ The main entrance to the building is locked from 9 PM to 7 AM. You must check-in from the back entrance outside of these hours.

We strive to make your stay as comfortable as possible, but since we do not live on site, we may not be immediately aware of any issues. If you notice anything missing, broken, or in need of repair, please let us know right away so we can address it promptly and make things right!

For urgent matters like leaks, power outages, or anything that impacts your immediate safety or comfort, please contact us immediately via phone or messaging, and we’ll respond as quickly as possible.

For non-emergency concerns, such as minor repairs, wifi issues, cleanliness or missing items, please send us a message, and we’ll ensure these are handled in a timely manner.

Walk or take public transit, which is conveniently located right outside your door. Explore the local scene with unique shops, friendly cafes, and delicious restaurants all within walking distance on Jasper Ave or the Brewery District.

Grocery stores are located nearby and across the street is the Grant Macewan University, or a quick train ride away to the University of Alberta.

Bike, walk, jog, or segway yourself around the scenic trails spanning hundreds of km's along the North Saskatchewan River in the beautiful river valley nearby.

Edmonton is a driving city, so having your own transport is recommended, however, several options exist for those that do not have a personal vehicle.

✦ BUS/LRT: Convenient bus routes connect you to Edmonton’s Bus (ETS) & train (LRT) system, making it easy to explore the city. Search online for 'ETS Trip Planner' for routes and schedules.

✦ UBER/LYFT/TAXI: There are many ride-sharing services readily available and provide quick, hassle-free transportation. Download the 'Uber' or 'Lyft' apps or if you prefer taxis, 'Yellow Cab' or 'Co-op Taxi'.

✦ PERSONAL CAR: Ample street parking is available, along with designated spots on the driveway. The neighbourhood is car-friendly with easy access to major roads nearby.

✦ RENTAL CAR: Several car rental companies are available, some of the major ones include Enterprise, Hertz, Avis, and Budget.

✦CONSTRUCTION✦
There is ongoing LRT construction outside the building. It primarily occurs during working hours so should not affect your overall stay. The construction schedule and access points continue to evolve daily, but access to the building will always be available either through the back of the building or front of the building. Please be patient and follow the posted signage as this is out of our control.

✦NO AIR- CONDITIONING✦
This building/unit does not have air conditioning. AC is not common in Edmonton homes. The city's climate and the concrete walls of the unit typically doesn't require it, however, it may get warm on occasion, therefore fans are provided for your comfort. PLEASE DO NOT book this unit if you are sensitive to heat.

✦UNIQUE BUILDING✦
We are located in the attached Phase 2 of the 7th Street Lofts building. It complements the design and materials of the historic Phase 1 of the John Deere building, originally constructed in 1929. Residents of Phase 2 enjoy a concrete floor, high ceilings, large windows, and an outdoor patio, along with the amenities from Phase 1.

✦DOWNTOWN LIVING✦
There is a fire station south of the loft. If there is an emergency, you may hear occasional sirens. Part of the ambience of living downtown!

Downtown is also home to a variety of residents, including some who may be unfortunately transient and homeless. Please be aware of your surroundings and stay safe. Please do NOT allow others into the building with you.

✦EARLY CHECK-IN or LATE CHECK-OUT✦
We are strict on check-in and check-out times due to cleaning needs, but we allow a 1-hour flexibility with 24-hour notice. A $35 fee applies for early check-ins or late check-outs, subject to approval, as its not always possible. If the home is ready sooner, we'll notify you.

✦ Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP if it is an urgent matter, but there is no on site staff 24/7.

✦LOST OR FORGOTTEN ITEMS✦
Please be advised that we cannot assume responsibility for personal belongings left behind after your stay. We recommend thoroughly checking the property before departing. Items left behind will be stored for 14 days and then either donated or discarded. Coordinating pickup or delivery of forgotten items will incur a fee.

✦MAIL & PARCELS✦
We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, please connect with a local post office to find out about renting a post office box. For bigger parcel deliveries, ensure door drop-off or depot pick-up. We are not responsible to retrieve mail or parcels on your behalf.

✦HOST INITIATED VERIFICATION✦
We have a verification process in place for all reservations. A $500 security deposit will be collected prior to check-in. This deposit is simply a pre-authorization and will be automatically released after check-out (provided there are no damages, missing items, etc.). A signed short-term rental agreement along with a valid ID is also required prior to your stay.

✦ We are an API-connected software host, which means that in accordance with Airbnb’s terms of service, we are permitted to implement “offline fees” to collect a security deposit outside of the Airbnb platform. All requirements are clearly communicated and handled securely through our trusted guest portal.

✦ Profiles with less than 4 stars cannot use instant booking, and such reservations may be cancelled if the reservation is confirmed through the system. New profiles without reviews will be manually reviewed and may require additional screening before confirmation.

✦ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.
