The Space:
Leave your beach bag by the door and choose a poolside seat. This lower Nature View apartment opens from its living area toward the shared patio and pool, making it easy to move between a meal indoors and time outside.

The 1,150-square-foot apartment has three bedrooms and two full bathrooms. Each bedroom has a queen bed, and one also has two twin bunk sleeping places. The maximum guest count is eight.

The upper apartment is a separate rental with its own interior. You share the pool and outdoor common areas, while the lower kitchen, living spaces, bedrooms and laundry are private to your stay. Beach Access #23 is about one block away.

SLEEPING ARRANGEMENTS
One bedroom has a queen bed and two twin bunk sleeping places, giving families a room with several sleeping options. Another bedroom has a queen bed. The poolside queen bedroom has ensuite access and opens toward the outdoor area.

The setup is three queen beds plus two twin sleeping surfaces, with a maximum of eight guests. The living-room sectional is a place to relax rather than an additional advertised bed.

BATHROOMS
Two full bathrooms serve the apartment. One is reached from the hall for the guest bedrooms. The other is the poolside bedroom’s ensuite, with a vanity, walk-in shower and outdoor access. Towels and bathroom essentials are supplied.

The ground-floor apartment has its own interior and no connecting indoor door or staircase to the upper apartment. Guests in the upper rental share the outdoor pool setting.

KITCHEN & POOLSIDE LIVING
The equipped kitchen includes a refrigerator, stove, dishwasher and microwave. The dining table seats six, with a sectional and 75-inch Smart TV nearby. Multiple sliding doors connect the living area to the pool and patio.

The bedrooms are along the hallway beyond the kitchen. A private washer and dryer help with clothes and towels during a longer stay.

SHARED OUTDOOR PAUSES
The heated pool, patio, fire pit and common outdoor seating are shared with the upper apartment. The fenced outdoor setting has loungers, shaded seating and a propane grill. An outdoor shower near the lower entrance is useful after the beach.

Heating cannot guarantee a particular pool temperature in cold weather. The electric heater does not operate below 52°F outdoor temperature.

BEACH DAYS & DOGS
Beach chairs and a wagon are supplied for the one-block trip. One quiet, friendly, well-behaved dog is welcome with a $200 pet fee. Dogs are not allowed in the pool or pool area, and guests must clean up after them.

Use the left side of the driveway, with parking for up to three vehicles. Come back from the sand, open the living-room doors and enjoy your own indoor space beside the shared pool.

Guest Access:
Your rental includes the private lower apartment’s three bedrooms, two bathrooms, kitchen, living/dining spaces and washer/dryer. Sliding doors lead from the living area to the outdoor setting.

The pool, fire pit and outdoor common areas are shared with the upper apartment. No interior door or staircase connects the two rentals, and the upper apartment is not included. Use the left side of the driveway for up to three vehicles. Dogs are not allowed in the pool area.

The Neighborhood:
The lower villa sits on a residential cul-de-sac bordering Matanzas Pass Preserve, about one block from Beach Access #23. The preserve is part of the backdrop to time outdoors.

Take the supplied wagon to the sand, choose a local meal or return for an afternoon by the shared pool.

Getting Around:
3 vehicle maximum parking

Free Island tram stops one block away for easy transportation. Service goes from 8am-11:30pm daily.

A tram should come by approximately every 30-40 minutes depending on traffic. It picks up and drops off at the corner of Bay Road and Estero next to the library.

Other Things to Note:
The pool, fire pit and outdoor common areas are shared with the upper apartment. The two rentals have separate interiors with no indoor connection.

One quiet, friendly, well-behaved dog is welcome with a $200 pet fee. Dogs are not allowed in the pool or pool area; clean up after them. Smoking is permitted only on the street, never inside, in common areas or by the pool.

Only registered guests may use the premises; parties are not allowed. The responsible renter must be at least 25 and be present at check-in and throughout the stay. Quiet hours and pool closure are 10 PM–8 AM.

Exterior cameras are disclosed on the front and sides, and indoor/outdoor noise-level monitors are disclosed. Pool heat is not guaranteed in cold weather; the heater does not run below 52°F outdoor temperature. Parking is limited to three vehicles on the left driveway side. Check-in is from 4 PM; check-out is at 10 AM.
