「Very disappointing. I paid £98 for a very basic twin room for 1 night. Only 1 bed was made up and room was clean but very dated, and the property and grounds have seen better days and are overall quite scruffy. No TV in room but was told I could watch TV downstairs if I wanted to. The shower didn't work properly - either scalding hot or dribbled out cold water. Sink took ages to drain, noisy radiator. 「Great choices for breakfast (many healthy options too.) We ate our evening meal there too which was also very good. Bedroom was quiet and we slept like logs! Very central location on thriving high st with a great range of independent shops, cafes and restaurants. Many walks from this location too. We will use again for sure.」

「I went down for breakfast at 7.30....a bit later than I usually would, but everything was closed. I tried calling the number on the front desk but didn't get an answer. The room is decent but the bed was very hard.」

「We had a nice stay while doing the Borders Abbeys Way, beds were comfortable, staff were very friendly. Breakfast was plentiful with lots of options and we also had dinner in the restaurant. The bar was a meeting place for locals which gave it a nice community atmosphere.」
