Slice of Paradise!- Rustic Meets Modern at this Unique Finger Lakes NY Home

The goal is to “simply relax”!

With our cabin-like feel and modern conveniences, we have no doubt you will enjoy your time here.
The master bedroom with queen size bed in the private loft features a full bath with standup shower.
The main level hosts a second queen size bedroom.
The "Bunk" room has 2 twins and a full bed as well as a full bath with shower and tub.
There is an additional half bath off the living room.
Our full kitchen is well stocked with cooking tools, oils, spices , spacious dining tables and ample room for the family to relax.

A short walk past the hammock and tire swing to our swimming pond features a beach with a very gentle slope into the water, welcoming toddlers to big kids!

Spend the day here as it boasts a charming pavilion featuring a large grille, kitchen sink, picnic tables.

In the evening start a fire in our Solo fire pit area next to the pond. Endless firewood on site.

Have some s'mores and tell some tales!

Additionally you will find a 1/2 bath, outdoor shower, life jackets, swim and sand toys, cornhole, and kayaks.

Layout in the sun or canon ball off the floating dock.

Call dibs on the shaded hammock for an after lunch siesta.

Our lower "wildlife" pond is a great place to enjoy mallard ducks and our resident blue heron early in the morning.
Catch and release fishing is welcome.
Fishing poles are on the porch!

Take a relaxing walk through our Hickory Woods, or perhaps play in the gently flowing creek.
Glean from our seasonal vegetable gardens!
Be sure to pick some fresh mint and enjoy your homemade tea.

Our little Vineyard and Orchard are gaining maturity!

The sky here is loaded with stars as there is no city lights to be seen for miles and miles.
Best enjoyed from the hot tub!
We provide all your basic linens, soaps, TP, paper towels, and laundry supplies.
We have high speed fiber optic internet as well as a desk area.

Pets? Well they are family as well right?!!
We have a HUGE chain link fenced, shaded enclosure for your dog(s)..

Pets are always welcome in the house as well!

What about a day trip off the property?

Cruising around the back roads you will find country folks going about their farming at a casual pace. Be sure to stop and visit some of the many Amish as they are hard at work crafting hand made items. Don’t forget to pick up your locally sourced honey or maple syrup.

Venture out to NY’s award winning cidery’s, distilleries, wineries.
Besides all of the stunning Finger Lakes, some other area must see locations:

Corning Museum Of Glass
Letchworth
Watkins Glen
PA Grand Canyon
Stony Brook
The list goes on!

Nearby Canisteo is home to the world famous living sign.

Bring your friends and family as there is more than enough room for tents and campers (7- 30AMP Plug Ins) Water and dump station available.

Whoever rents the house can choose to add RV spots.
We do not have multiple groups at once.

We would love to share this beautiful property with you.

Additional guests/campers/RV’s must be discussed with owner and quoted.
Our caretaker home is very rarely occupied when guests are on site.

Peaceful and Charming

We had a wonderful stay at the cabin. Communication with the owners was so quick and easy, and the cabin was well stocked with everything we needed. The cabin itself was really cool--rustic decor, and extremely clean. The weather wasn't great when we were there so we didn't have a chance to really enjoy the outdoor areas, but the beach, pond and outdoor bar/grill area seem ideal for a nice day. Totally recommend this place for a peaceful and relaxing getaway!

A little piece of heaven

Amazing property. Like a compound away from the world with beautiful scenery and views. My older kids stated if they could imagine what heaven was like this would be a piece of it. Pet Paradise

We brought our three dogs to this property. Two of which are young and high-energy breeds. Both dogs spent every morning in the fenced in kennel playing and then walking around the property. The upper pond was perfect and they enjoyed swimming with us. This location is perfect for anyone who wants to enjoy nature especially with their pets. The location was beautiful, the property was clean, and overall a unique and wonderful experience. I would recommend for anyone who wants to relax and enjoy a nature filled get-away.

The perfect family getaway, lots to do, or just relax. Beautiful home and property. Everything you need and more. We loved the house, the kayaks, the vegetable gardens, the porch, the huge dog pen, the fire pit, the hot tub, just everything! Stop searching. This is the one.

If you're looking for a private get away - stop. Book this now. Words cannot describe how amazing our stay with our two pups was. First things first - the pictures do NOT do this place justice. It is absolutely incredible. Second, this home is immaculately clean. Not a spec of dirt or dust. I dare you to try and find some, you won't! It gave me such peace of mind knowing how clean it was. The home is amazing, wonderfully decorated and stocked with essentials. The outdoor area was serene and beautiful, we swam in the pond all four days. The outdoor tiki bar was amazing, fire area was so nice. Sand was an excellent touch. The hot tub was perfect as a night cap. We didn't want to leave... I would live there. I don't have a single complaint or area of improvement. Truly a peace of heaven. Corey was very responsive to any questions I had as well - we will definitely be making this a yearly trip from now on.

Beautiful getaway!

We wanted a place to just getaway and relax! This place was exactly what we needed! Simple on simpson was absolutely beautiful. The cottage was very clean and up to date, the beach pond was perfect for swimming and kayaking, and we saw a ton of cows! We enjoyed the firepit with a ton of wood to use. Corey was the perfect host and always was in contact. You can tell he takes much pride in cottage and land. Would definately go back and recommend to friend and family!

Wonderful Memories Made

We stayed here for the second time, and it was just as great as the last visit. We caught up with friends every night around the campfire and enjoyed the pond daily. My kids and husband enjoyed fishing every day as well--catching three large bluegill this time among other fish. The weather was up and down during our stay, but we still had a great time playing board games under the pavilion roof and in the living room. Corey was very responsive as usual as well. Thanks for another pleasant stay, Corey!

Everything was even better than the photos and Corey was easily reachable. The home was so clean and spacious, and I appreciated little touches, like the usb wall units. Perfect family getaway!

This is our second time visiting "Simple On Simpson"and will definitely be coming back. Corey's property is the perfect place for a weekly visit or quick getaway with our family. The house is amazing, immaculate and fully stocked with all the essentials we needed. The kids had a blast in the pool area and hot tub. Our dog loved the huge outdoor pen to run around in. If your looking for some great family time away from it all this is the place to go. Corey is great to deal with and definitely takes pride in his property and it shows.

Best vacation home ever!

Amazing property, amazing memories! This place was impeccable as far as cleanliness. We enjoy our time at this beautiful house and love the view. My kids loved playing in the pond and going fishing . Even though the weather was raining half the time we still found ways to have fun. We loved it at night when it wasn't raining out we got to see the fireflys outside enjoy having a fire and having smores. We got to see all different kinds of animals there including cows in the yard next to the pond. The maintaince lady was sweet and kind and i cant wait to go back next year

Spur of the moment getaway

House and property were as described. Beautiful. Clean. Very comfortable. So many "little extras" included. You'll discover them once you arrive. Corey is friendly and replies promptly when contacted. We had no issues other than a couple of general questions. Peaceful setting with picturesque farmland countryside. The night's sky is very dark so star gazing was amazing! Can't wait to return!

This property is gorgeous. We did not stay during a time where all the amenities could be used but it has it all. Our dog had an area to be off leash which was fabulous. If you want to unplug and enjoy nature, this is it!

Star Haven

This was the perfect spot for our family. We were in search of a place that we could view the Milky Way and stars that just aren’t visible from our home. This location didn’t disappoint. We had lots of rain during our stay but we still found plenty of opportunities to do what we intended. Was also a nice location to visit surrounding state parks within an hour or so drive. The house itself was also perfect and very well stocked. We would love to come back during the summer to be able to take more advantage of the outdoor areas. Thank you for allowing us to enjoy your home.

Awesome Memories

Simple On Simpson is an amazing lodge built on a beautiful, serene piece of property! Multiple extras were available at the pavilion and lodge which provided our family with a relaxing, enjoyable time together. Outside, the pavilion was such a cool place to hang out while some played games nearby and used the kayaks, canoe and paddleboat on the beautiful lake. Our grandson loved the beach area and enjoyed the sand toys. We had many peaceful moments sitting around talking and making snacks using the fire ring with an abundance of wood easily accessible. Inside, the lodge had a great layout with numerous rustic decorations which made the environment so welcoming and comfortable. The host, Corey, as well as the property manager, Amy, were so very kind and accommodating especially when the weather made it necessary to move a family gathering to the gigantic porch to celebrate my husband's parents' anniversary. This phenomenal location helped to create awesome memories for all of us! We hope to return sometime to enjoy this terrific hidden treasure!

Like Going Home

Our family very much enjoyed our stay at Simple on Simpson. The setting is so gorgeous, and the home is as promised--elegant and rustic. My husband and I both grew up in Steuben County, so staying at Corey's place was like coming home for us. We had bonfires every night, enjoyed night (and of course daytime) swimming in the upper pond, relaxing in the hot tub, and fishing at the lower pond daily. (Tip from hubby: the fish prefer live bait such as frogs or salamanders.) Our youngest especially enjoyed nighttime searches for toads and frogs. She also liked seeking salamanders near the creek. Our eldest kids and dog LOVED swimming in the pond. The kids especially enjoyed the canoe, kayaking, the paddle boat, and best of all--leaping from and playing king of the mountain on the floating dock. It was a wonderful vacation, and we hope to make it an annual stay. Corey is an attentive and responsive host. He clearly takes a lot of pride in providing excellent customer service as well as sharing his beautiful home.

A nice place to escape to...

Corey was very helpful with checkin, and informative with places to explore before our arrival.. Myself, my husband and our twin 5yr olds stayed here for a week and absolutely loved it. The property is perfect for family fun. Acres of privacy , swimmable pond with paddle boats and kayaks kept boys entertained. Another pond down the hill to fish. The house was really clean, all appliances and everything needed was there. Nice grill on porch. Games and a little toy play area for kids to play. A beautiful , and peaceful getaway, we absolutely enjoyed our stay and will definitely be coming back again.

Beautiful and Serene

Our family needed some quiet down time and when we saw this property we thought it was the one for us to accomplish our goal. This place is beautiful, quiet and everything we needed. We loved the swimming area with the kayaks and paddle boat. We were up there everyday. The house is well equipped and communication with Corey was fast when we had a question. This place is a little slice of heaven and we hope to come back here again!!!
