The Space:

Welcome to Rosetta Rise, a brand new, thoughtfully designed coastal retreat perfectly located between Victor Harbor and Port Elliot. This spacious four bedroom three bathroom home offers the ideal setting for relaxed seaside living, with upstairs sea glimpses, quality finishes throughout, and direct access to beaches, trails, and cafés.



The upper level features open plan living filled with natural light, a fully equipped kitchen, and a private balcony made for slow mornings or evening drinks.



The house includes four bedrooms: the master bedroom upstairs with a king bed, and a second upstairs bedroom with a queen bed. Downstairs are two queen bedrooms. For bookings of 5 guests or more, all bedrooms are available. For bookings with 4 guests or fewer a downstairs bedroom will be locked during your stay. If you have 4 guests or fewer and would like access to the locked downstairs bedroom, it can be added for an additional $40 per night, just let us know and we can arrange it.

Heating and cooling: central ducted reverse cycle for the whole of upstairs including the two bedrooms. Downstairs there’s a reverse cycle wall unit in the downstairs living room and heaters and fans in each of the two downstairs bedrooms. The bedrooms stay cooler anyway in Summer with the cool sea breeze at night as long as a window is left open.



The Neighborhood:

• Walk or cycle the coastal bike trail from Victor Harbor to Port Elliot, enjoying ocean views, native bushland, and quiet beaches.

• Spend a day at Horseshoe Bay in Port Elliot, perfect for swimming, snorkeling, and picnics.

• Explore The Strand in Victor Harbor, the main street filled with cafes, shops, galleries, and eateries, ideal for a relaxed day out.

• Enjoy fresh seafood or casual meals at Harbor View Fish Café and the famous Port Elliot Bakery known for its pies and pastries.

• Visit the Victor Harbor Farmers Market on Saturdays for fresh produce, artisan foods, and handmade goods.

• Discover the Bluff lookout south of Victor Harbor for panoramic views of Encounter Bay, a great spot for sunrise or sunset photos.



Other Things to Note:

This is a very strictly non smoking and vaping property both inside and outside. Non compliance with this will result in fines of $250.

No parties, no schoolies.

Must be 25 years of age to book.

Sorry, no young children under the age of 12, though infants are welcome. Guests must bring their own cots; a high chair is provided. Please note there is no stair gate.

One well behaved non-shedding dog is allowed on holiday with you, but please let us know beforehand. A $85 pet fee will be payable.



Our properties are fully self-contained and we supply starter provisions consisting of laundry powder, dish liquid, dishwasher tablets, a dish cloth, bin liners, milk, coffee, tea, sugar, olive oil, salt and pepper, as well as bathroom amenities (shampoo, conditioner, body wash, and soap). A spare roll of toilet paper is provided per toilet. Please note that these complimentary provisions are supplied to get you started for your holiday and are not replenished during your stay. We provide bathroom linen for the number of guests included in your booking only. Please bring your own beach towels. Bathroom linen is strictly not to be used for the beach.



A 25% deposit is required upon booking confirmation, which includes a non-refundable $30 payment processing fee. The remaining balance is due 7 days before your stay. Additionally, a pre-check-in form must be completed before arrival, which includes submitting a valid ID, a selfie, and agreeing to our terms and conditions. Pricing reflects standard occupancy and associated household use. Accurate guest numbers must be confirmed prior to arrival to ensure the home is prepared and serviced accordingly.
