Modern Lakefront home with wonderful views and plenty of space!

Russ’ Roost is a recently remodeled lakefront home offering magnificent views of Honeoye Lake and surrounding area. Located on the southwest shore of Honeoye Lake, this modern 3 bedroom, 2 bathroom home has 2,200 square feet of living space on one floor, with plenty of space for a family getaway or a gathering of friends.

The home has an inviting open concept living room, dining and kitchen area, with plenty of windows offering amazing views over the lake. Our dining table has seating for at least 6, and the kitchen bar seats 4. The connected living area comfortably seats 5 on a new sofa and chairs, as well as a large tv and gas fireplace. There is a wall-of-windows Florida room with stunning views of the lake and a second gas fireplace, along with plenty of seating. The 3 bedrooms sleep 6 (master has king bed, while other 2 bedrooms have full-sized beds), with a queen sofa-sleeper for 2 additional guests in the living room.

The level yard and large back deck open to 90 feet of direct access to Honeoye Lake, and the attached deck has plenty of seating and is fenced & gated, which is great for our younger guests. The large yard has lots of space for games, and a stamped concrete walkway from the house leads to a patio not far from a wood-burning fire pit perfect for night-time relaxation or marshmallow roasting.

Russ’ Roost includes a seasonal dock that allows space to sunbathe, fish, or load and unload passengers from boats, kayaks, canoes, or jet skis. Boat rental is available nearby. The shallow water and ability to walk in from the shore makes this a great property for families.

There is parking in the driveway and also an attached garage with parking for one vehicle. The home includes full kitchen with all necessary items (glassware, dishes, cooking/baking & utensils, etc.) as well as linens (sheets and towels), laundry room, and WiFi. All televisions are connected for Nexflix or Amazon users (along with other internet video), and two of our rooms have DVD players available. *Please note that the tvs do not have cable or local network television.*

Check in is after 3:30 p.m. and check out is at 10:00 a.m.

Located at the southern end of Honeoye Lake, you’re within a 15-minute drive to Naples and 5 minutes from the Town of Honeoye. We are located less than 10 miles from Hunt Hollow Ski Club and 15 miles from Bristol Ski Resort. We’re also within a 30-minute drive to 3 public golf courses (Lima Country Club, Parkview Fairways Golf Course and CenterPoint Golf Club). This location also makes it convenient to many restaurants, wineries, shopping, hiking and much more. The house is about 45 minutes from the Rochester Greater International Airport.

Please note that we have outside cameras by the garage that do not record and are not monitored, but are there so we can be aware of activity while no one is staying at the home. We also have motion sensors in the home as part of a security system (which is off during rental stays) and have a "smart hub" with remote sensors to monitor water leaks and prevent pipes from freezing. We respectfully request you do not disconnect this hub, as it is vital for us to maintain the home when no one is there and be notified of emergencies. We do not adjust or monitor anything while renters are present unless you notify us of a problem.
