Our patio furniture is outside… which means it collects dust—even after it’s been cleaned. That’s life in Texas. If spotless outdoor furniture is essential to your experience, we totally understand—but this may not be the right home for you. We’d rather be up front than have surprises later. 🌵

🚫 No Smoking or Substance Use
Smoking, vaping, or using illegal substances inside the Tiny Home is strictly prohibited.
Violation of this rule will result in immediate eviction and a $350 smoke remediation fee—no exceptions.

🐾 Pet Policy – We’re Pet-Loving, But There Are Rules
We love pets, but we also love clean and respectful spaces. Please follow these guidelines:
• Maximum 2 pets per stay
• $100 fee per pet, billed through Vrbo or collected separately
• Include size and breed of pets when booking
• Pets must be leashed outdoors at all times
• Guests are fully responsible for pet-related damage
We do our best to keep the space clean and welcoming for every guest—whether they bark or don’t.

Our Tiny Homes are located in a vibrant, working-class neighborhood. Some nearby homes are newly renovated, others are still a work in progress.
Here’s what to expect:
• Evening BBQs and music are common
• Fireworks may occur during holidays
• Occasional stray dogs—please use caution on walks
• Homes are on wheels, with a few steps—please watch your footing
• Guests assume all responsibility for slips, trips, or falls

📋 Important Details About the Tiny Home
✅ Pest Control
We conduct regular pest control services. Still, due to our semi-rural setting, you might see the occasional insect (alive or not). It’s rare, but possible—and part of tiny living close to nature.
🌡️ Air Conditioning
To conserve energy, the wall-mounted A/C is turned off prior to arrival. It may feel warm initially but cools quickly once powered on.
🚽 Toilet Information
Our homes use RV-style toilets—totally functional, but slightly different than home plumbing. In high humidity or with heavy use, mild odors may occur. We’ve added systems to help reduce this, but it’s still part of the charm of compact living.
