The property was just as pictured. The kitchen was well equipped and the oven worked great. My golden retriever enjoyed the backyard while I enjoyed the deck. For Seniors, only 3 steps to deck area for entry into the home and everything is on one floor-great! Rear deck area is sufficient and nice view and wonderful sunsets.

This cottage is lovely. The location is perfect for accessing local attractions but in a quiet neighborhood. The view from the deck is so relaxing and ever-changing. the sunsets are amazing! My husband and I stayed for a week and were very pleased with the accommodations. We had our dog with us and appreciated the dog bowl as well as designated covers to put on furniture if pets are allowed up. Our guy doesn't get on furniture but he did enjoy having a comfy blanket to snooze on.We are planning to return next fall. It was a very relaxing and restoring stay in a beautiful place.Rebecca L.

Everything I thought it would be

We had a great time at Moot Point. My goal was to get my daughters to catch some stripers and for my wife to read as many books as possible, both were accomplished. Fishing was slow but steady and the girls had a blast. Kayak access is easy just have to be 3-4 hours of the high tide. Denise was a fantastic host. We had a hot week and the back deck gets ALOT of sun. My only ridiculous complaint is we needed more forks and pot to steam lobster would have been good. Amazing sunsets and pleasant mornings.

Anniversary Visit to Ipswich

Moot Point was the perfect coastal retreat for my husband and I to celebrate our 15th wedding anniversary! The location on Great Neck is peaceful and quiet, with local wildlife surrounding us. The house is adorable and as advertised - very cozy and comfortable with everything you need - and the deck and view from the backyard is stunning (especially the sunsets!). Moot Point is conveniently located to Cape Ann, Rockport, Newburyport, and Plum Island (to name a few). Denise was wonderful and very responsive. We can’t wait to return!

Great fall getaway!

Perfect little cottage for my husband and I and our two dogs. Lots of day trips to see the sites and walk the dogs. Denise is a great host and easy to communicate with. Loved our stay, would definitely recommend!

Cozy Cottage with Beautiful Sunset Views

This cute rustic cottage is well-situated for seeing beautiful sunsets across the bay. The kitchen had everything we needed and the house is located only a short drive from town. You can kayak directly from the property at high tide but with the twice-daily tides, the area near the house is mud for a large part of the day.

Sweet Cottage

Denise’s house is simply wonderful! It’s a cozy New England cottage with a lovely view of the marshlands and stairway access to the water for paddling at high tide. The deck outback is spacious and furnished with comportable furniture to enjoy beautiful sunsets. The interior is nicely decorated, and has great lighting. We did not cook our meals but easily found some great nearby restaurants. If you are looking for a quiet, charming cottage for 4 people in the Ipswich area you should check out Moot Point.

Impressively decorated with clever colors and accents that come together and makes it a very special place. My husband enjoys cycling and plenty of areas to explore. Rockport is a fun place to go and check out The Boat House for a great meal! I bothered Denise about things and she and her husband were very helpful! It was a delightful location and experience. Simply charming.❤️

Charming cottage with spectacular views

The location of Moot Point couldn't be better! Great Neck is a quiet enclave and very special because of the abundance of nature right in the neighborhood! Also a great jumping point to Cape Ann and other surrounding destinations. The cottage was clean and beds comfy. The hostess was very responsive and you can just tell that she cared that your vacation was satisfying and that your needs were met.
